Having re-read my comment I realise I've missed my point by about a mile..that being..195000 yikes!!

I have noticed a theme developing, that being residents buying several plots, keeping one and selling off the others for a far higher amount. This may I suspect be due to the auction process whereby groups of plots all end at the same time making it difficult to bid for one then another nearby if the first attempt is unsuccessful. The proxy bid does do the bidding for you but if you really want to secure a property in a particular location it becomes necessary to proxy bid on several plots. The result being you just might end up with all the plots you bid for. This in turn encourages the buyer to sell off the surplus plots, usually at a grossly elevated level. This in turn pushes up the auction price.

Having said all that I think if I buy a plot (looking less likely by the minute..due to price and because the appearance of my intended location is changing so much) I will probably end up with multiple plots also and do exactly what everyone else would do...try and make a profit.

Why would anyone do this..

a. because they worship the 'Spearfish'.

b. because they like temples (in this case a not very nice temple)

c. because they'd like you to pay 196000 Linden to get rid of it all.

Why am I embarrassed to report this..I don't know, but I do know I'd like to see Nautilus City remain unchanged and unspoilt.

Is a temple not in theme (even a crappy one)? Is the spearfish not in theme? You have seen the free to copy spearfish at the spearfish temple put down by moles, right? Or are these a different breed of spearfish? And even if so, spearfish are hanging around at least one mole built temple in Nautilus City.

Parcels for rent in Nautilus

I saw in this forum that many of you think that the prices to buy a land in Nautilus through auctions are too expensive, so as an alternative of purchasing, I would like to let you know that I have now 14 Nautilus parcels (8 in Suniaton and 6 in Hamilcar) available to rent each one for L$5000/month.
This price is more expensive than basic mainland rental prices, but according to the cost of the lands in Nautilus I really believe it is reasonnable.

In looking at the auctions it looks like many people are being outbid in the last few seconds, but that's the way it is in the auctions -- unfortunately. We've been outbid as well in the last seconds.

What we have also seen, anecdotally, is that some of the people who have purchased parcels put them back up fairly quickly at a very reasonable markup. We have purchased two parcels in this manner.

And then again, some of the land prices reflect pretty steep increases. Take for instance one parcel in Anath which sold for L$196,377 today. The owner immediately put it back up for sale at L$399,888.

In terms of renting - and this may not be the thread for telling people about rental opportunities - Marly has talked with people to see what is a reasonable price for rentals. She is one of the first trying to find a happy medium for rental prices balanced against the cost of the land. Some people may not be able to purchase land now but would like to rent in Nautilus and it's great that Marly is trying to find a reasonable price.

It is rather fascinating, even for those of us who've concluded that further purchases aren't really in the budget.

Still, there are enough high-rollers out there to ensure that the last few auctions will demonstrate some very high prices (I'd venture to predict)....

Is this one another big sloppy kiss for the land people from Linden Labs? Is it going to go all to ugly crap within a few days like Bay City did? In what insane parallel universe is a little parcel worth a quarter of a million Linden? I can't believe LL saw what happened in Bay City and went "Hey that was neat, we should do that again!"

Am I the one who is crazy here?

Hi Ponsonby, yep, the budget cap is on :-) That said, I think you are correct. I just did a quick glance at what is happening with the remaining parcels. It looks like there will be affordable parcels at auction in Gisco. If individuals don't snap them up, then land folks will. Some of these will be for rent or rent/sale.

It looks like there will continue to be very high prices up on the Citadel. The remaining parcels in Anath will fetch a high price tomorrow. Some, but not all of the potentially high priced parcels will be auctioned in Hannibal tomorrow and Tuesday. There are still potentially prime parcels on the west side of the Temple that have not been listed.

Himilco is also had parcels going on the block beginning Tuesday. Some are already starting to reflect higher prices. Again, LL will hold back some of the outer perimeter and parcels along the Palace for last. Still, Himilco looks to follow the other three sims on the Citadel.

If you look and bid smartly, people might be able to get into some of the remaining parcels in the Citadel in the L$40-60k range. A good example was one of the better parcels in Anath went for L$48k today. Another very prime location went in the low 70's. I know many folks will think even these prices are crazy, and they may be, but they are not in the L$90+ range.

I have not had a chance to get out and see how the rest of the sims are doing except a cursory glance. I have an RL project keeping me focused until Thursday evening. Hope to get out at the end of the week and see what is happening in all the sims.

Hi Michelle, like anything else in life, it's what people make of it. Yes, there are some builds up already that are totally out of theme. There probably will be a good number of these for some time, if not for a long time.

On the other hand, there are some people who expect to be long term residents. They bought because of the theme. They also want to see if they can create something. You can already find the beginning seeds for a community. People who expect to spend some time in Nautilus, own property, and want to build the community are IMing, chatting in groups, and linking up. I suspect it is very much like the beginning of Bay City.

If you look at the community that has evolved in Bay City, I suspect they would say they've come a long way in a short time. I also suspect they would say they have a ways to go. But there is a community spirit that is apparent to the visitor and the people involved in Bay City believe they are making things happen.

This is the path in RL that has happened for thousands of years. People come together in a small community, seed it, feed it, nuture it, and help it grow. That's how small hamlets become major urban centers. You have to start somewhere.

Honestly, I didn't mean to get on a soapbox. Toooo much audio editing in RL. Decided to take a break and check this thread and got a little carried away.

You asked a good question. We'll know in a year or so if this was worth it. Personally, while we own two islands, we bought into Nautilus because of the theme and the potential community. We've already made many new friends who we would not have met otherwise. We'll see how it goes.

As to LL and "Hey that was neat..." Yep, expect that was exactly it. I directed community development for two dot coms in the late 90's. Was a beta tester for eWorld (if anyone remembers that Apple project :-) If LL is trying to run a business and help the ecommerce economy in SL by planting the seeds for community self-development, then yes, that's exactly what they said and did. I for one like the approach and would have loved to have the 3D tools and capabilities SL has back in the day. And better yet, the Moles even left us some pretty cool things to find or uncover. Not really Easter Eggs, but fun finding something hidden and new.

OK, off the soapbox. Hope I didn't sound to overly preachy because I didn't want to be.

Just at the time, looking at it from the perspective of an end-user of land it was pretty frustrating, almost to the point of being laughable. I'm all for community, I'm just not sure there are many communities I'd pay $700, $800, $900 to join (or I might join eHarmony :p ).

I'm over in Bay City now to look, since I pretty much wrote it off at the time, and it looks like it's coming along a little. Still kind of eerie and deserted looking, but the forest of For Sale signs and random cars and helicopters parked all over seem to be on the decline, which is good (and wow, some of the parcels are merely high five figures and not low six figures....not any good parcels, of course). I'd rent if I could find some prices, and if they weren't insane (some hope here...Shermerville can be rented at something approaching reasonable). I'm not against it conceptually, just the financial side really surprised me. I never would have imagined that any land would be worth three figures per square meter (Though I do like the Old City, and still think it's sort of neat and has kind of a prestige...maybe Bay City will be like that in a few years).

If Linden set up one of these things that they said they would regulate more and sell parcels with resell disabled for a few months to try and attract USERS of land rather than speculators, I might go for it.

Hi Michelle, good point on the pricing. I'm still relatively new to Auctions and the Mainland, so I don't know what I don't know...but there are some reasonable parcels you can get through the auction or first purchase after the auction. Gisco looks like you can still find excellent deals at Auction. There are also opportunities up on the Citadel in Hannibal. Malchus may also offer some opportunities. It is too early to tell about Himilco. As an example, two of the parcels that just sold at auction in Hannibal, which has the Temple on it, sold for an average of L$38,525. There were five parcels auctioned off in the same round in Melqart at an average of L$29,220.

I can't speak to what others have experienced, but we have purchased three parcels in the first or second purchase after auction in Nautilus. Each of the three was purchased by someone wanting to sell it again. I may be drawing too fine a distinction between land flippers and these individuals - I don't consider them flippers because the purchase was very reasonable. It was not a high, nor an extreme markup, like some of the parcels I have seen. I suspect like anything else, it's who you are dealing with and how they price the parcel, their willingness to negotiate, and how important the purchase is to you that determines one's view.

You raise an interesting point on LL setting up some kind of regulating technology disabling re-sell for a few months. Initially, I thought this would be a good idea when I read this concept in this and other threads. I have changed my thinking 180 degrees on this with our experience in purchasing three parcels - all at post auction. In all three cases, we were able to buy a parcel bordering one of our existing parcels at a reasonable price. Since we knew the auction price, we understood what the markup was. I know reasonable is in the eye of the beholder, but we determined that based on the auction price, or in one case the initial post auction price, the three parcels were very reasonable. We would not have been able to do that if there was a delay.

In another example, a Nautilus resident who owns a number of parcels in Shalim, Yamm, and in Anath bought several parcels in the initial post auction round. I can tell you, there was a huge sigh of relief in Shalim and Yamm when she bought one parcel in particular. Her parcels now have excellent sculptures or garden settings on them. Her approach does add immediate and real value to the community. If LL had a re-sell delay in place, this would not have happened.

Your point is well taken. Perhaps if there wasn't a technology to regulate the re-sell but some form of understanding what parcels truly cost at auction, the marketplace could better decide what was a reasonable price. Thanks again for your post.

Michelle got me thinking about what is a reasonable markup for land in SL. I thinking in terms of 1-off or 2-off auction purchases. Any thoughts? Would be really interested in hearing from Mari and those of you on Bay City as well. Thanks!

Exactly, how much value does owning a parcel for a bit actually add? What value does the land HAVE, and how or why is that related to purchase price?
