Michelle got me thinking about what is a reasonable markup for land in SL. I thinking in terms of 1-off or 2-off auction purchases. Any thoughts? Would be really interested in hearing from Mari and those of you on Bay City as well. Thanks!


Numbers are so so not my thing -- an I tink Bay City is a "special situation," too. IMO, none of the currently for sale plots in Bay City may be worth their asking price. The prices went to high, and the flippers traded them amongst themselves, forcing the price higher.

Hmmm, and I apologize for the length of this...so as a hypothetical, say there are 25 parcels in a group of mainland themed sims, such as Bay City or Nautilus. The auction has been completed and of the 25 parcels that sold at auction, 3 or 4 have been purchased by residents that will either live there or own a shop, business, or some other commercial establishment. As a baseline, let's assume the parcels averaged L$45,000 or L$43.95/sq. The sim is themed and has double prims. There are places residents can hold events and lots of parkland. We're in the first 3-4 weeks after auction.

The remaining parcels have been bought by three different types of land sales/rental groups.

First group has priced their land less between 115% and 200% of the cost for purchasing the land at auction. Their goal is to move sales so they can move on. Most, if not all keep within the theme or delete the building and put their sign up. Some will rent a building but their real goal is to move the property. A very few might even improve the property or change the appearance. I suspect residents who purchased property or flippers who didn't win an auction will purchase parcels from this group.

The Second Group, which could also include people or groups acting within the First Group, prices their land between 201% and 500%. I guess their goal is to sell to people who don't know any better...but, land sold real money (exchanged for L$) and people will do their research before buying - unless they have an extra $200-$1,000 USD lying around neglected. They may, or may not, put an out-of-theme or outlandish building up. My initially assumption was that these folks would love extort others that own property on the sim, or they truly will negotiate and bring their price down if the buyer is serious. That said, if only 3-4 residents who work or live on their property and are in this sim for any length of time is the market, that isn't a very large market. These folks may have a while to hold onto the property. Don't they have a lot at risk? Even if it is sunk capital. Can't imagine a flipper purchasing one of these parcels unless they don't do their research or they let their emotions dictate their decisions. But I guess anything is possible.

The Third Group does not put their land up for sale at this point and is holding their cards to themselves. They'll play nice but they do want to sell their land at some point. They also generally own property in the themed sims, maybe even in the sim we are talking about.

So what's a reasonable markup?

Or maybe the real question is, how do people that want to purchase or rent property know what is reasonable? Particularly with the wide variances.

I found the community areas of Nautilus really lovely. The idea of prefab houses gave it a nice look. It would have been better if it weren't on a grid. Even Levittown managed some curves. But such is life in most of Second Life. Three things kept me from becoming a potential buyer:

1. I have filled my tier. I hope for a day when LL allows smaller increases in tier. I would definitely buy more land, eventually getting up to the next tier level, but I'm not going to close the gap in one leap.

2. The community in Nautilus looked great, and would until the neighbors added their helicopter, heart-emitting hot tub, neon cacti, and Dalek. Pass.

3. I guessed that land speculators would drive the price far beyond what I would be willing to pay. And so it was.

I'm with you on that one Rusalka, and yes I too thought it might have been interesting had the LL town planners mixed the grid pattern up a little.

I find myself in a quandary regarding buying into the town life. The prices for the first day or so were reasonable but as the auctions progress and more and more are sold, prices are escalating. Having said that I'd probably pay the price if I thought I was surrounded by like minded people who were intent on keeping the original themed houses. Sadly I see several - eye sores (my opinion) - appearing and I'm not inclined to pay the elavated price just to live next door to one.

I have noticed you can still pick up a property (two in fact) for less than 65k, however the down side is you have a three storey stately home (a little at odds with the Nautilus theme) to one side and a Nautilus themed house covered (slight exaggeration) in graffiti to the other.

I said it in an earlier reply (prior to the auctions) that I hoped LL would have imposed some kind of Covenant, sadly they didn't. I suspect this is not the last city we see LL building I think there will be others to come. I hope they have the bottle to go all the way and create a themed city with covenants to maintain that theme.

Just an additional note to Jean Swashbuckler's excellent answer:

There can be added-value to TIME. In other words, someone who simply did not have the money available at the time of the Auction, but who DOES have money available, say, two weeks later, might well find it reasonable to pay a somewhat-higher price for the desired parcel at the time they have the cash available.

Based on the averages that Jean posted for my area I figure the markup I paid was about 12% of the asking price. I thought that was reasonable because the total price was just right for what I was willing (and wanting) to spend on land in Nauitlus. The premium I paid was worth it because I couldn't particiate in the auctions themselves.

What is reasonable? I dunno. If money is no object and the desire to hold land in this area is so strong, I guess any markup is reasonable.

But if money is a factor and the desire is just as strong, then choices have to be made. For me, if there was no asking price at or below my cap (regardless of the markup involved), I wouldn't have bought land here.

For me, the little plot of land by itself doesn't provide all of the value. In some of my posts I've raved about the land model in Nautilus - the buffer zones, public access to the neat features, good lot delimiters like the canal, raised areas, walls, parks. Because I support this model so much, and my entertainment budget allows it, I decided to put my money where my mouth is and buy a piece of land here.

Himilco - 9 parcels totaling L$623,580 for an average price of L$70,286.67. The lowest price paid at auction was L$46,020 and the highest was L$92,000.

The next Nautilus auction taking place today is at 11:00 am - 8 parcels:

Hannibal - 8 parcels totaling L$376,960 for an average price of L$47,120. The lowest price paid at auction was L$40,000 and the highest was L$57,670. Of NOTE: two parcels sold for L$40,000 each and one for L$40,010.

The third and final Nautilus auction round will be held at 12:00 pm this afternoon. All eight parcels to be auctioned are in Gisco.

As an anecdotal note, and only over the last 2 days, it appears Nautilus is gaining one parcel owner for each 8 or 9 parcels auctioned that intends to keep the property - not hold the property for sale at some point or put it up for sale within days or weeks. These residents are not part of the usual suspects of land purchasers who intend to sell the parcel at some point.

In addition, it is truly fascinating to see which of these land purchasers are buying parcels, in which sims, what they do with the parcels, and their pricing. If I was in an MBA program, this would make for fascinating Thesis material.

...that I've at least seem some recent rumblings about, with the possiblity of some updating soon. I assume, for example, that the pictures of Ahern and surrounding land at different height elevations on Torley's Flickr feed is part of such a project, as was Torley's Twitter post asking for feedback about using SLURL.

I would suspect, like a great many projects, it may have been the pet project of a particular Linden – and he or she might have left the company a year or so ago (This is also what happened to a lot of SLRR stuff after Nigel Linden left, the vehicle sims after Ben left, etc.). I recall they were messing with the Map API some time back then, too.

Recently there was other work done to SLURL: something about giving a new user a SLURL and this ending up as their initial log-in location – so it would seem that at least *some* work is being done with it.

Melqart - 6 parcels totaling L$196,290 for an average price of L$32,715. The lowest price paid at auction was L$29,210 and the highest was L$34,000.

Finally managed to get my house in Nautilus - amazingly my first choice in Himlico - though a little more than I'd like to have paid (downside to the proxy bid I guess). My biggest fear was someone down on the plains below might build a whopping great tower block and spoil the view. I need not have worried though..someone in Anath's done it already..:p

Nice to see most of the land flipped plots are on sale at reasonable prices, within reach of the auction prices.

Perre, good to have you up on the Citadel. The good news...TexasKat76 and I have several parcels near you. We don't expect to flip these. Another good piece of news, the Land folks who bought in Himilco, all but one who has not put her parcel up for sell, seem to have a good record in Nautilus with their parcels. They don't flip overly high. The resident towers, well, not much we can do with them.

The not so good but fixable news. A person who says they are new to SL has put up a 90m tower in front of us. I'm not sure he is going to lease his 90m tall, furnished or unfurnished condos in a tower on 1024 parcel - nothing but floors and walls. He's already using 179 of his 468 prims. I happened to be in the air over him when he re=rezzed the tower and got caught inside LOL. Had to teleport out instead of to the lobby. He's also blocking another tower in front of him. Now I understand why the Moles built the Citadel sooooo high. The fix, as we all know so well, reduce your draw distance to just on the other side of the Citadel's wall. The sunrises and sunsets, much less night time, are great.

At any rate, great to have you in Himilco. IM if we can help with anything. See in Himilco.
