Anshe, have you considered letting the buyer decide what to do with the land themselves? Maybe provide a guide on how to terraform if they so choose to instead of deciding for them. If I personaly baught a peice of land (sold by anyone) that was raised or flattened in anyway, I'd revert it right away, I like natural look and would rather build around that than flattening stuff. Everyone has their personal preferences though. Have you found that people like flattened land or naturaly shaped land more?
The problem is that often you don't know how you can terraform the land if you just see it in the default state. Even I often don't know before I actually tried it. This mean if somebody looks for a flat, or at least somewhat flat place to build a house the only way to be sure the land can be shaped that way is to actually see it shaped.
Another aspect is that sometimes it does not look good if in an area each piece of land is terraformed in a different way.
Experience has shown me that most people who buy land that I terraformed like to keep it the way. I am also mostly concerned with the newbie player here, who should be able to buy what they see. The more experienced player will know how to revert it anyway, if they wish to do so. Most often they want to keep the land as I shaped it too, though.
Anyway, I am not walzing with some bulldozer of doom through Second Life. In most cases you would probably not even notice the land was terraformed by player as I am of course both concerned with providing a nice landscape AND allow people to easily build their new home
