I rent out to a friend what I pay for a 4096 sqm parcel which is $18 usd and he ends up paying me about 5400L$ ($21 usd) with no purchase price.

Plus my region runs low script times :)

And that is the kind of rental arrangements I have in-world as well, with very few exceptions. Mostly through friends in low-lag sims, with a fair amount of freedom to do what I want to do.

Unfortunately not everyone has friends from whom they can rent a low-lag parcel :(

Oh, I know they do have free reign to say whatever they like, and clearly we agree about the enforceability of such clauses :)

Well, in a perfect world, the tenant would always read the covenant (and obey them) and the landlord would provide prior notification of any changes (and hold up their end of the arrangement).

I've been following this thread and I really, really have to ask a question.
Why do people not read the information they are given?
As an Island owner and landlord for mainland areas I could relate stories of horror about failure to follow simple covenants/rules that exist to protect my tenants life-style and my investment of $1650 purchase and $295/month tier fee. That said, I only know a few that would enforce the payment terms harshly if there was a good reason for default, that's life and something most of us understand. However, I'll never tolerate/understand/comprehend not reading the covenant. Who would buy something in RL without understanding what you are buying first? Yes, sometimes people don't understand English but in my experience they are the people who ASK first then decide.

Totaly out of order, if it happened, that the owner made false threats but actions understandable if he has this clause in his covenant. Next time shop around and find somewhere with a covenant that suits you needs.

_Ding

They didn't know there was one. I bought on the mainland, but it got ugly so I purchased another plot by the water for about the same price. I almost puked when I saw there was a covenant. I hadn't heard of them at the time. I've ended up keeping my plot and paying weekly tier as opposed to reselling because it's pretty there, but was quite shocked to find that I'd just forked over $150 bucks american to rent a space. I unserstand the whole covenant thing now, but didn't until it happened. Hopefully you'll be a little more tolerant/understanding/comprehensive in the realization that some people are simply ignorant of the process and need education. SL is a learning experience afterall.

bother me so much? this is my third post to the thread. you have been arguing back and forth relentlessly. i reckon you are the one so bothered about this.
anyways it is my belief that you checked into the smackdown motel the first time i replied. the second post was some motherly advice. this third post is a brushoff. arguing with you is far from a priority. you have a tendancy to move the goalposts too often for my liking.

That's an intrinsic problem with textual communication, I guess :). Being a very low-emotional-bandwidth form of communication that is extremely poor at providing subtle contextual clues as to the attitutes of the participants, people all too frequently make mistakes like yours.

I'm not in the "smackdown motel" at all, and I'm not "arguing" anything. I'm conversing, much as I would with any stranger in the local grocery store who had something interesting to say, and with far less malice than you are ascribing to me.

I might have said the same about you, with using phrases like "ffs" and calling me a retard :)

Who's giving more "argumentative" signals?

Then you point out they've gone beyond the bounds of the defined argument and (re)highlight the key consideration(s).

Don't most engaging conversations tend to wander along a thread of semi-related topics before eventually arriving at a completely different place? Surely these forums tend to bear out that theory :)

I had thought that was the hallmark of rich social interaction, not just repeatedly reiterating the original point, but also drawing associations with other situations and comparing contrasting points as well.

@OP: Best wishes, I hope everything works out for you!

I need to know if you owned land from an estate and in the convent (but didnt see it) says you have to notfy before leaving and you dont you must pay 2500 fee plus a whole month of teir is this legal? or allowed and if you dont pay can you be banned from SL?

BS. It's complete and utter BS. The MOST the land owner can do is bann you from any land he/she owns and maybe convince a few of his/her friends to also ban you from land they own.

That's it! That's all! That's as far as it goes!

I'd also like to take this opportunity to say that any land owner who tried to put this into their rental agreements is a piece of ****** ( I don't think we're allowed to curse anymore, but try to imagine what I'd say here)

"Lunacy" fits, but I don't think that's it.

I do agree that the clause is ridiculous, though, and completely unecessary. It's not that hard to get renters in SL, and I've *yet* to see an empty island that's more than a week old. Some of the nicer ones I've seen even have a waiting list! Just TRY getting into Caledon without waiting :)

If you haven't heard of Caledon (which, btw, has a very well-defined and clear set of rules and community standards), go here: http://www.slhistory.org/index.php/Independent_State_of_Caledon

Well, I see a lot of muddled thinking. We can't make people think logically and the best we can do is point out where the argument breaks down or crashes against some aspect of the Terms of Service, Community Standards, etc. People introduce anecdotal evidence or make self-promotional claims regarding their own potential handling of a situation. People demand sympathy regarding situations that were entirely under their own control. People state what they personally believe as if it should somehow trump an existing rule or guideline. People insist on a one-way exclusion. A number of threads seem to arise over a jammed Impatience Gear.

It's a mixed bag.

Why it should be obvious: a six-letter word completing the phrase "a piece of ******.

The word is shee-it, of course, and is still perfectly intelligible without the hyphen: sheeit.

1. No, you wont be banned from SL for not paying.

2. You should pay the $2500, as you agreed to those terms when you rented. It's the ethical thing to do. It's not the fault of the landlord that you didnt fully read the covenent.

3. READ COVENANTS ENTIRELY when renting, not just the price. I dont know how many times I've ran into people who found out this or that AFTER they made the agreement. The land owners out there have some really strict covenants at times.

I've never rented, but I have helped friends do so, and have read quite a few covenants in my time. I'm amazed at some of the strict rules you see out there.

There are no "landlords" or "tenants" in SL. There is only an informal arrangement between two anonymous individuals for one party to provide an entertainment service and another to pay for it. Isn't it the case that in order for any contract to be legally enforceable, both parties must provide RL information such as their name and address? That's why LL knows your RL information but no one else in SL needs to. LL has legal power over you and to a very limited extent you do over them. In addition, what counts as an agreement between two parties in SL? In RL, I have to sign papers and/or submit some type of digital signature. I'm not sure purely the exchange of a fictional currency (even though it has value) counts.

Sure, the person should have read the covenant, but then again SL isn't exactly a user friendly place for anyone, especially new people. The "landlord's" protection is to charge up front for any fees they want and to kick someone out during the rental period if they don't follow whatever rules there are. If the "tenant" wants to leave at the end of the rental period but before the next rental payment they can. Fees just to leave are totally unenforceable and silly. I rent land and I would never try to extort money from people by saying they had to pay me a fee to leave. funny.

when i first got there these things had not been in the covenant it was just how to rent then later he added to it.

If the person renting the land changes the covenant, it seems to me that it is only ethical to inform his current renters of that fact. This has been the case on both sims I have been a land "owner" in. Not only that, but when I moved from my original space (which I had pre-paid quite a bit of tier on) for personal reasons unrelated to the property or owner, he volunteered to give me the unused tier payments as a refund.

As in everything, there are the good and the bad.

The only thing to remember here is that LL does not get involved in petty contract disputes such as these. They will get involved when they have to (responding to DMCAs, stuff that has the potential to shed liability onto them) but the estate owner can report you all he likes until he's blue in the face, LL isn't going to do diddly about it.

That is what I said. In the majority of cases people ask if they don't understand. if they purchased in error or ignorance I and most owners will refund..Regardless of what the covenant says. I guess we need courses in 'reading before you buy'. Not being nasty there either, I'm serious. I'm amazed at what people complain about on the forums when, if they read what they were doing, the problem would not occur..Still, that's life be it RL or SL :)

According to the OP the original contract did not include these penalties. Kind of a bait and switch scenario.

Wow i feel like i open pandoras box here. Well the thing is when i moved in the stuff thats in the covenant now was not there. Only how to pay the teir box and how much you pay. There was nothing about leaving penalty and all this crap. Also at the time I was a newbie. And to answer one of the threads it must be 10 days notice. Not everyone knows 10 days in advance they are going to leave. I had no idea they updated the covenant until I decided to leave. Also if he was a really nice person he would have notified people of a change in contract.
Ok also its not just 2500 its 2500 x4 (4 lots) then wants 1 months teir fee (4000) on each to leave just because i didnt tell him 10 days in advance thats a lot to pay there.
