Just want to say thank you to Elanthius who helped me out of a bit of a bind while trying to sell this land LOL
Warning to folks, group land can mess up quickly if you forget about the 10% bonus on it.
I decided to sell the land to my alt first, then set it for sale, that way it would be separate from the store's land I would not accidentally use the prims while it was sitting for sale, so I was selling ti to the alt and removing her tier when WHAM I did not have enough tier contributed to the group
Thank you to Elanthius Flagstaff who donated some tier so I could put some of my tier back tot he group with the land until I could sell some, and as luck would have it, I sold 2 parcels already!! woot
edited to remove the part about how much land I have for sale, as it is now sold, and some reserved to sell
neighbour is buying what is left for sale hehe

Darn..I was at work and could not get in SL to look. I have been looking at mainland but have to admit that even though I am not a newb...it is intimidating! I have a full sim where my mainstore is and rent another store on the mainland which more than pays for itself so I cannot move it...but I've always wanted to own a small bit of mainland just for myself. I'm already premuim so I figure I might as well go ahead but it is much harder than looking at land on Islands! Even when it says protected land it is hard to figure out what and where is protected. On the map the sims are so crowded together that I just can't grasp the overall picture. I went to search inworld and TP'd to many of the mainland plots...and was NOT impressed! I did see one lot I liked but you had to bid on the auction for it..which I did but could not watch the ending and ended up losing it even though I put a high proxy bid on it. You could at least see the ocean which is more than any of the other lots I looked at. I looked at some other lots that said they were oceanfront..but they were next to Linden land that had just been taken back from the owner..so it could be resold in auction and it would no longer be oceanfront. If anyone has any tips on the best way to buy a small plot or two of mainland...I would really appreciate knowing them.  I'm looking for land to use for personal so want something pleasing to eye ...with an ocean view that can not be taken away in the future. I don't know..that may not be possible from what I have been seeing out there. Fortunately, I'm in no rush and can wait until I find something I really like.

I do have another 512 not connected to the rest of my land if you are interested
I sold the others for 3500 L per 512 plot (almost 7L per sm)
would be willing to sell at that rate as well
heck I might be willing to just sell it all... who knows.. hehe

I rented a shop in a cool urban city, but it's rented and I cant touch the media or landing point. I'm also considering just going premium and owning a piece of LL land for once. I see there's a ton on the map, but I'm flying around browsing all day with no luck.. the only decent roadside ones are pricey.. and I dunno if roadside matters for me anyway. I would like to see the beach.

sold my beautiful 9472 waterfront property for 40k about a month a go.  i gave it away. but i needed a quick sale! they, of course, chopped it all up and resold the smaller parcels for more than they paid, and even all of those sold in a week. hope this helps.

I decided to purchase a 512 again to take advantage of my Premium membership. I'm still partial to water sims for the versatility so have been keeping an eye on my former home sim of Warbluster. While other mainland has gone down in price, the parcels there were going up for some odd reason...ridiculously so in some cases.
I looked around the perimeter of the Blake Sea as recommended in another thread...could find nothing in the price range I desired. Tried a few flat, green, mature land that I saw in the land classifieds. A couple of decent places there for around 2K for the 512's but my heart was set on Warbluster.
There is a lot there for sell atm. I purchased the least expensive 512 (and fortunately the location I most wanted) for 6.5 sqm (3328L).
I wasn't paying a lot of attention to roadside in my search but I did see some parcels and for the heck of it priced them and they were back in the 10L sqm and up range.
Good luck in your search. I haven't done much of it in my time on SL but it can be exhausting.

True, but it's possible to have a parcel fronting on a road on one side, and water on the other, for less than L8 per square meter. I know, because I have some for sale! Of course the parcels in question aren't ALSO 'flat green'...there's a slope down from the road to the water. Anything like that can make for a lower price---a lot of people have fixed in their minds 'flat, water, road' and don't care to compromise. Which is okay, but...they have to expect to pay more. A person with a bit of creativity can take a lower-priced parcel and make it into something really special.

Ponsonby - oh yeah, where? LM please.  I think he is set on a 512 though; but I always love to look just cos. It's fun to hunt land. I wish tier were not so outrageous...cos I looove land. But it is honestly as much fun to hunt it for others as it is for me!

I've found that if I put an http URL in an IMG tag it seems to work fine. I've used it primarily for slurls with no trouble at all.

I'm not suggesting this is ideal for the OP (especially if he needs a 512, as those particular parcels don't really lend themselves to being smaller than 1024m)--I'm basically just saying that there is more lower-priced land with 'good' features like Road or water frontage, than we might guess.

I posted that quite awhile ago, but yes, IMG tags work pretty well (use that trick in my signature). It was my understanding at the time that certain browsers didn't show anything if text was formatted that way though. So, in that case those people wouldn't see the slurl or know it was missing.

Right now, I'm going to venture saying $2l sqm is normal. Anything more is overpriced unless there is just something personally special about that spot to you...
There really is no spot on mainland that, with current habits of people mostly hanging out on estates and doing exploring by Tping between estates (and maybe newbies not even knowing there is such a thing as mainland)... there is no longer any mainland spot that is in a desirable location.
There are spots that are in undesirable locations... and if you pay a lot, you're only paying to avoid those... and paying that is only worth about $2L sqm.

There are roadside protected 512s on my sim up for less than half of that - but they aren't in search for some reason... Well, one of them is roadside - I bought the others. The other roadsides are smaller or bigger. But there are other 512s on the Sim also less than half of what you paid.

This has been the feedback from the forum. I did a test once and put a SLURL in tags and underneath it in plain text and some people reported they could only see the plain text version.

I found 512s for under $2000 Lindens, even on water. And I saw a 512 that was not special particularly, and was on PG land, for $50,000 Lindens. Most were from $3000 to $5000 Lindens. I didn't find any directly roadside, though.

No estate gives the freedom, and variety that the mainland offers, crazy people and all... There are some areas that will always seem as worth a tad above the rest: * Beachfront with protected views * Beachfront with access to protected ocean sims * Double prim parcels (doubled prims, same tier) * Mountain peaks at cloud level or above. * etc.
