land prices on mainland?

what is the average price per square meter on mainland at this time?

I am seriously considering either tiering down, or selling out and downgrading to basic account.

business is so bad that I am getting to the point that I just can not justify the cost anymore.

It is heart wrenching to think about letting the land I have owned for over 2 years go, but... I fear I do not have much choice

I do wish to get a fair price though.

From my search for land over the past few months, Mature mainland that is something other than the "flat, square, green" descriptions, is priced between $L7 and $L10 per sqm unless it's in a really, really desirable location or has some other feature that make it attractive or different. The upper end has been snow land, beach land, roadside land, etc. and even a bit more expensive for truly exception parcels with protected views, next to open water sims, etc. The common flat, green parcels in an uncrowded or mostly residential sims I've seen at between $L5 and $L10 per sqm. Parcels in chaotic or ubber laggy sims are even lower.

So, if it's a mature parcel that is not unusual, probably $L7 or L$8 per sqm. If you just want it sold, try the real estate barons who seem to buy at about $L4 to $L6 per sqm so they can flip it.

I've never shopped for PG land so I've never noticed the land trends with that but I assume it's slightly lower.

as if i have not seen mainland go for 7 a square for 6 months maybe longer there is alot marked that price but it's not moving

it is mature, decent sim, awesome neighbours

the reason I am thinking of selling is to downsize

put alt back to basic account, save those costs right there...

just don't want to lose money on it

when I bought the land it was 8L per square meter

so I am hoping when I am ready to sell I can get the same price for it...

sadly I probably won't

I logged in after putting this thread in here, and did a look at mature mainland land prices :(

My home sim is a water sim with protected Linden oceans on both sides. The average price of the "inland" plots is 7L sqm. However, until last week, the sim was mostly unsold at that price.

When I tiered down, I kept lowering the price until I sold one parcel for 4.5L sqm to a purchaser then had to go to 3L to get another one picked up by a landbot.

In my case I wanted to tier down before the next billing month began. If you have time to wait you can get a better price.

It depends - if there's someone else in the sim who wants to expand, they'd probably be glad to pay you $8/sq.m. for it.

If you've got the time before tier is due next, try listing it at 8 and see if you get any bites.

I recently downsized my store and got more than average because a neighbor wanted to expand. Never know who might want it till you try. I didn't sell it all, though - the store's still there, just a bit smaller now. Business has been too slow to justify paying as much tier as I had.

I just sold one plot and bought a couple others - Mature parcels, no blingy stuff around, decent low lag areas -- sold and bought for right around 5.0 sqm

Awww...don't be embarrassed. I say we blame it on the pitiful shape of the forums. If we could...*gasp*...click on links, rather than look at them in the center of a jumble of tags, it would be much easier to find out what they might be. :p

A couple of things: PG or mature dont seem to matter much on mainland. Average prices are going down in flames. I'm doing regular "spiral-like" checks around my mainland sim and can now find very decent plots at L$3 to $L3.5 psqm. Beach fronts go for L$10 and more. Thats about 4 times less than 10 months ago...with rentals going at 1.5L$ to 2L$ psqm per week (typical island rent tier is 5 to 6L$).

I own half a mainland sim and i sure wouldnt buy today ANYTHING (except a beach front) at more than L$5 psqm, but thats me ;-)

Well, myself and a friend both sold some 512 plots for L$2000 each and they sold in a few weeks.

Nothing exciting about them, just plain boring plots.

I think we bought them for about 3000 but just wanted to get rid of them as they costing us land rental.

However there is a idiot near me that's got a grotty, totally uninsteresting 512 plot up at L$100000 and someone else next to that an identical plot for L$99999

They been up for sale for months that I know of.

Can't imagine why !!!! LOL

I search for all parcels >=512sqm once per hour and store the first page of results
I perform the following query against my database:

Therefore the min and max is not necessarily the cheapest parcel of the day or the most expensive parcel sold that day. Far from it in fact.

Putting it another way:

These numbers are based on the very cheapest land - the stuff you'd see in a search for parcles of 512m plus, sorted by price.


Rght now, Search / Land Sales / Mainland / PG & Mature / Area >=512 / Sorted by L$/m ascending gives me
1st page of 100 : Minimum 3.3 Maximum 3.5
Following pages of 100 give max of 3.6, 3.7, 3.8, 3.9, 3.9, 4.0, 4.0, 4.1, 4.2, 4.2, 4.3, 4.3, 4.4, 4.5.... a few more pages and 4.7 and heading for 5.

Most of the land is crap with nothing going for it apart from the ability to rezz prims.
Some bigger parcels are obviously priced to dump tier.

Funny - while doing some spot checks, I landed on a 512 priced at L$2289 - 4.5/m
It's nowheresville. 1400-ish parcels up from the rock-bottom cheapest.
Beside it is a 554m parcel priced at 10880.
Bang in the middle of that parcel is a 16m priced at 900.
That's two endangered species for the price of silly.

Even up at 5.5 and 6 I see great clumps of 512s from bigger land dealers. We're still mostly talking about Flat Green nowheresville.

However, there are nuggets scattered about where people are tiering down or cashing out.
The only way to find these is to stumble across them or search the Map for interesting areas.

For example:
I bought a 1024 on a hillside with a boundary on the Linden Railroad for L$4/m. It's a nice uncrowded area, trees and views PLUS I've driven a train up and down the entire rail line and Great Wall a number of times. Now I'm playing with train scripts.




Another thing I noticed during my long coffee-break / quick tour of SL -
I saw quite a few roadside 16s joined into larger extortion strips. THere are 16's a;; over the place in the badlands of SL.

I think if I decide to sell (which I am pretty sure I will, at least some of it) I will first offer it to the others in the sim (as my neighbours have been wonderful) and if they are in my situation and can not tier up, I will set them for sale at what I paid, 8L per sm. If they do not sell, no biggie right away anyway.

Can you explain the points where the min (blue) line dips below 1.0 L/sq.m. ? Last one was in late Oct 2008 i think.

I'd guess at a 'L$0 to Anyone' mistake, which would have been picked up by a Ninja bot if the seller was lucky enough, and subsequently returned by Elanthius to the stressed landowner.

Not supposedly possible, the only way you can do that is if there's a system glitch, you can only sell at L$0 if you name someone.

Hi Rha. Sorry to hear this. I really like many of your designs. I did the same thing you're thinking about. I closed my in-world store last month, gave up my really nice rented beach land and sold my extra 512.

I'm now in a low-prim house on a simple 512 letting my premium account cover the basic tier. All I really do with the house is use it to hold my XStreetSL boxes. I don't know if I'll renew premium or not if I can find a place to harbor my boxes.

In-world sales and even XStreet sales don't justify my trying to make anything new. If I do make something, it's strictly for fun.

I am still waiting to hear back from the sim owner I know that I have a small version of my store on, to see if I can just move it there. No cost, as I work for them, then I can just make stuff as I feel like it with no pressure to cover tier
