Is it me or are the Bay City land auctions totally insane?? I see a 384M peice of land with a 35,000L bid on it!! :eek:

What on earth could make it worth that?? with regular 512 Plots running around 2500 you couldnt bury it in enough gold to justify that price. I guess the Lindens really did strike gold.

Justify 35K? heh, no, but it is double prims, location, theme, traffic, etc. I think the 384 is . . um . . dang, I said it in a Group IM, but I can't remember now, but people seemed shocked it was so many prims (174 prims). I might have bid on that 384m land, though not sure same one, and I was bidding on it because it was next to a much larger parcel. I dropped out of the auction, though. Costly.

I think a lot of it is the level of hype the land has gotten, coupled with the "double prims" of the land (that 384m is a lot more desirable with twice the primmage to work with). The beauty of the area also plays into it. It is also a very desirable old mainland area, with ample roads to connect it to other locales. Consider that Bay City is also a short drive from Nova Albion (and its infohub), Ahern (and its infohub), the Luna Oaks mall, and Shermerville. It is, IMO, one of the few areas where "location" can mean someting inna world with teleporting.

I've also noticed that land in spaces like Shermerville and Nova Albion also tend t'sell for a bajillion bucks (a West Haven 512m went for over 50k a couple days ago). So this fits well with that.

On the down side, I think some have also not considered the limitations of Bay City. Plots cannot be joined or divided: the former prevents a larger individual parcel, while the latter helps keep ad cutters at bay. There is also no terraforming to be had, which isn't *too* bad given the work that has already been done there, plus the plot sizes.

One thing I tink a lotta folks ain't thought about, too, is dis. Right now its a blank slate with potential. All it takes is for one person to decide their plot should be wildly out of theme, god-awful ugly, or even nothing more than a very expensive ad plot. Suddenly that 68k for 1344m will seem a lot less valuable.

(O_O) .....

Now I don't feel so bad for overpaying for my 512 now... Sure, I paid 4x the normal mainland rate but I got what I wanted, where I wanted, and it's already starting to pay for itself. It also happens to be one of the first places I found in search and my first Picks addition. (^_^)

... but... 10x ... 15x prices? (O_O) If that place doesn't turn into a gold mine, there are gonna be some VERY angry storekeepers. (>_<;)

Well I think I'm out except for targeted attacks on land near things I like specifically (as opposed to good looking random land), and I expect the land I target will get heavy action. I just hope all the rest of the land isn't sold first leaving just the ones I want. In that situation . . .heh. Price through the roof I'd expect (or everyone will have spent their money before those go for sale, but I doubt that one).

Ya, I suspect folks who did't get one this time will keep trying, but even then there's a limit. An ya, I would love it if the plots I'm eyeing ended up being the "leftovers" -- but not likely.

Still, I'm yet strongly debating entering this feeding frenzy in spite of the high initial cost. I have some free tier that isn't doing anything, and I'd love to contribute to the "feel" of the area.

Wow.. Current bids for the 11 parcels listed on the auction page add up to about L$550k or around US$2100. Didn't do the math on how much land is on the auction page but it looks like about 12k m2 or so.

Dunno how much $ LL put into this project but I'd bet they're going to make some money here.

edit: but, big picture, this isn't a _ton_ of cash. This maybe pays for one senior engineer for about a week. Maybe.

I'm doing the same thing Mari. It's like my extra tier is calling to me in my sleep. I really would love to have a parcel there, the price is high but I really really want it. The thing I'm worried about, like you said, is one individual who decides to erect a hideous build...knowing my luck it would be the parcel next to me that does it. I'm telling myself to wait and see how it looks when people start buying it up. If it looks nice then I'm sure prices will be even higher, but at least I'll know what I'm putting my money on....vs. paying high now and it being ruined.

Well ya: my blue plasma walled dance club I'm putting inside a 20x20X100 megaprim will be the jewel of the sim!

Actually, I have a fairly nice looking mid-50s style storefront in the workshop right now. Still have to work on finalizing the textures and such. I'll keave ugly in the eye of the beholder, but it would fall into the "30s-60s" theme fairly well.

Yup: In fact, some of the LDPW statements about Bay City have indicated future expansion. What looks like a waterfront plot today might not be tomorrow!

It's crystal clear that another row of sims will be wrapped around the existing landmass where the ground is cut abruptly.
That plot in the extreme NW corner will eventually have plots to the W, NW and N of it. The only non-TP access to the plot will be as the current LL description of the plot : "Off a small alley, near the airship mast.", the 'small alley' currently being a strip of Linden grass running W from the roadway, and that plot having a few metres of frontage at the far end of the alley for an entrance.
That's a bit too bijou for a commercial build, particularly as there is no option (announced) for signage to be erected on the Linden roadways to point out the presence of plots like this. One would have to get a neighbour with a street-side plot to host a sign-prim.
It might be quite nice for a private build.

Bay City could be quite interesting. Places like Kowloon are very enclosed throughout. Bay City will have much more open space, but with dark alleyways here and there.

I agree: it could have quite a great feeling if given half a chance!

Some more plots jes went up, on the other side of the city. Nice ones near the yacht club, even.

I was contacted by a flipper offering to sell me some "reasonably priced" Bay City land. 1024 for L$159,000. :-/
