Which comes down to consumer demand in the end. Good land can sit there a while, I've recently purchased land in a sim to extend my land there and it's nice land, but I've purchased land from the same people whom I purchased the first plots from and its sat there for months unpurchased. The land that was sitting there unsold and unused is now rented out. Even Land Barons must have some wiggle room on land tier. This sort of land obviously has value or I wouldn't be renting it out, but the demand isn't there for end users who purchase or those plots wouldn't have sat there for months and this is partially to do with how people view the value of land. I have land in another sim and again there's land for sale there that has been there for as long as I can remember and owned by the same people. This land isn't blighted by ad farms. However you won't get that land for L$9 per metre. The land market seems awash with, as you term them, land hustlers and then the interest is in waterfront. Waterfront land is end user demand led. There is true demand for that land and the prices reflect this. Reading back on some of the history of land prices, there seems to have been an amazing boom on the back of LL allowing free accounts into SL. That's what true demand for land does, and then when LL had released enough sims to satisfy that demand, then came a crash in the market. If LL do eventually release zoned mainland, then I'd hazard a guess that there will be end user demand for that land too, but I don't see end user demand for more of the same we already have.

From: Raymond Figtree One of the sims (a green waterfront next to a protected water sim) is already up to US$3500 with a day to go. Gotta love those zany auction price driver uppers.  It is crazy! People seem to forget that a few months ago beach sims adjacent to protected waterfront were common with prices frequently below $2K. LL can literally create *any* type of land they wish--granite or beach--and they get the same tier. Any "rarity" of any land type is entirely artificial and probably temporary--yet people are bidding on these sims as if they were the Mona Lisa and nothing like them will ever be offered again.

Eight sims on the auction block today. That's the most in one day since they stopped dumping sims last September. I wonder if they are going to be dumping with more frequency or if this is just to make up for the site being down yesterday.

It will take a lot more than eight sims to bring prices down. Although some of these particular sims might go cheaper at auction because more were dropped at once.

I spent yesterday mornng out looking for a plot of around 850 sq m or under (to keep me from having to tier up). I already have a lovely beachfront 4096 sqm on a quiet sim corner with protected ocean on 2 sides, and I paid through the nose for it, but it's worth it for the location. I haven't been able to log in much due to moving and other things so have that rented out just to cover the tier. I have a couple of lovely tenants and it's all good.
Now I just want a little plot where I can go and make stuff, etc, in peace and quiet. I've tried the quieter sandboxes, but you have to pick everything up when you go, which if you are in the middle of something can be a bit awkward. I spent all morning going through the land sales list, and then by simply going round the map TPing to the yellow squares. I can't believe how much crap is out there. Plots surrounded on 4 sides by big high walls. Plots advertised as "waterfront" which are at least 8 plots back from the ocean. Plots on such a steep gradient you can't even stand on them. Strange, odd-shaped plots that you couldn't put anything on due to the shape. And the prices, geez! As much as I only need it to leave my crap in, I would like a bit of a view, if you know what I mean.
Also, some of the people selling these plots must be idiots. Aside from the over-inflated prices, they don't check where the TP co-ordinates they advertise are sending people. You end up underneath the house, and can't get out. Inside the wardrobe!! 50ft underwater. They put all their stuff right on top of the property lines, so you can't how big/what shape the plot is anyway, even though the things are not included with the land. Then, my favourite, they leave the ban lines up so you can't even get on the plot to have a look, or leave their security orb on so it blasts you off the land in 15 seconds. How do these people expect to sell??
