What happened to land prices?

Yesterday when I logged in my little house was all gone. And for some odd reason I found myself with a LOT of lindens. Apparently I had set my land for sale at some point at a fairly ridiculus price. And finaly someone bought it. *YAY*
However when I went out searching for new land I noticed that prices were really really low. between 8 and 9L/M
Last I checked it was bordering 20L/M. So what happened?

LL has been opening a ton of new sims in the last month or so, meaning there is a lot more supply. I've also heard that new registrations are slowing down. I haven't confirmed that, but if true, that means less demand. More supply + less demand = lower prices! Hopefully they will keep this up. Of course tier is still the same price, so LL gets my money one way or another.

Someone might have particularly wanted your land either to join to their own, or if they own other land in the same sim, to give them more prims to play with.

I got the same amount of land I had before in a nicer looking sim with less lag and a lot of Linden to play around with. ^^

What happened is that the active population of SL has more or less stopped growing: the second figure down you see when you log in, the logged in last 60 days, has been around 1.6 to 1.7 million since the start of the year. I have noticed the 3rd figure, the number currently logged in has recently jumped so we may have a slight jump in active users now. And the number of premium users has continue to grow although not dramatically. But the general picture has been a slow growth in active users but a continuous increase in supply by LL churning out the same number of new sims per day as they always have. Which makes sense as their stated policy on land prices is that they should be lower than they are even now. If you check out my site at http://www.sllandlist.com you'll see a graph showing the number of plots of land on sale increasing by 50% in the space of little more than a month recently. My personal experience is that its very hard to sell land right now and often it will be sold by negotiation lower than the advertised price. Another factor which will cause a drop in land prices at the moment is that LL have taken action to ban landbots (see here: /327/0d/184600/1.html). This will cause the floor of the market to drop as landbots have hoovered up plots on sale below this floor and put them back on the market at the floor level. However the change in support policy that LL are bringing in will make premium memberships much more attractive which will cause a spike in premium membership numbers and create a larger group of people who can now buy land so this will probably cause prices to rise again temporarily.

Check this thread out. It explains why prices went down. The base mainland offered on the list is L$8.6. The other thing to note is that a lot of the land offered for L$8.7 or thereabouts is nice, low lag green on new Class 5 sims.
I think the supply has finally caught up with the demand. Reasons why: Steady dumping of new sims to auction by LL. Less new users coming in. Less people upgrading to premium. The pipline of baby barons has dried up. Existing barons are tired of paying high tier for the land they are sitting on. Bots have killed margins. End users have found their plots to buy and are sitting on them. Estates are looking more attractive than ever as the ad farmers continue to slice and destroy the mainland. The concerns over the Germany thing have people not wanting to pump money into SL. Age verification concerns. Casino crackdown...
As I go on, it makes me wonder why prices aren't even lower. The best thing about the crackdown is hopefully incidents of people getting their mistakes stolen and not returned by one particular bot runner will cease.

This is amazing in closed auctions. 512 Square meters went for L$51,914 I guess they wanted it really, really bad. I guess that shows you people will buy anything even if the price isn't right.

They've gone down again. No, Trollbucket, there were few sims to auction over the weekend and none in the auction queue at all now, so prices are slowly and steadlily creeping up. lol... i think it's about time that the SL land value will be stabilised for a certain periods of time,,, till those people give up on SL,,, then,we can able to start to grabing cheaper land again. Wat u think?

Watch prices go up slowly over the next two days since there is nothing for auction and then see it level off as they add more sims to the list. As far as people giving up on SL, there is still a population increase. I would not wait for people to leave the Grid. Instead, wait for a day when they dump 40 sims at once to auction.

In second thought, what it's really matter is the time spend in SL which i may not have  Thanksssss

Yeah, now's the time to buy with all the sims being added. I just bought a 1024m spot for a good price...compared to what I had seen for the last year.
