I have a question...that i need someones help with. I want to buy some land. After I purchase the land I need to subscribe the tier fees. What I would like to know is how are the tier fees paid. Are they billed to my paypal account billing limit or do i have to pay it from the lindens I have in SL?

If you have a US balance in the SL account, it is taken from that first. If you don't have it, it is supposed to be directly billed to the linked payment account. Sometimes that fails, so don't be too surprised if you find you have a red balance on the SL account page from time to time. No biggie.. it's usually simple to sort out.

According to the covenant for the land i want to purchase, it says that i need to pay the tier fee one hour after i buy the land or my land will be reclaimed without any notice. I have enough lindens to purchase the land in sl but i don't have enough to pay the tier fee so that is why i want to know how the tier fee is billed. I want to make sure that if i purchase this land...i don't loose it because the tier fee didn't get billed correctly.

I used to pay my tier directly to one of the landladies, usually it should be in the covenant on how to pay. On a side note, one hour time is rather short. I used to have 24hrs to pay my first tier.

ahhhh, tour not buying land from LL.... if there's a covenant your actually leasing land from another player. You will have to contact the land owner to get this info. There's no way we can tell you how to do this simply because we have no idea what is in the covenant... I would suggest you take a couple land classes to learn more before making this deccission. NCI offers a couple classes each week.

First of all, I think you are purchasing for the privilage to live on that land not the right of ownership. So at anytime the real owner can evict you. Secondly, I think your tier will be payed direct to the owner and not Lindens by what ever means he/she specifies in the covenent.
Normally this is a paypal payment direct to the owner....

I have a 4k parcel of land on a Island Estate and the owner of the whole Island Estate setup a Tier payment box (just this small little rectangular box that sits in the corner of my property) and every month I pay my monthly Tier in Lindens to the owner through this box. I can pay with Lindens I either earned through the game, or Lindens I bring in with my credit card. But the Island Estate owner is not involved with my credit card and as long as I pay them on time, they leave me to be (sure I have a covenant to follow, but it is not that unreasonable). I like it this way.

Its important to know the difference between mainland and private islands
07-17-2007 07:51
If you own land on the mainland your tier fee is taken by linden labs automatically from your premium accounts payment method

If you "own" some land on a private island (which is better thought of as leasing the land from the sim owner), you pay the sim owner directly in whatever way they ask.

Private islands have covenants, mainland doesnt.

If you choose to go for some land on a private island, its important to choose a reputable land owner, since it is within their power to take the land back from you without returning your money. This does happen (but not with the big name reputable ones as you can trust them)

Dont buy land from any private island owner with draconian methods of reclaiming land. The "reclaim without notice" should sound your alarm bells.

But every estate owner can do just that. Might as well be upfront about it.

1hour is pritty damn short

this is the way it works:
mainland: u pay LL directly ($)
island: u pay the owner ($/L$) -> owner pays LL ($195 or $295) fixed tier per month per island

either they have an payment box setup or u pay them directly trough L$ or $ with paypal(what ever they have setup)

How do you know who is reputable and who isn't?

You don't... which is why one should never let a third-party into the transaction chain with a parcel. You're introducing a wild card (the landlord).

OK...so i'm confused, which is nothing new around here...i'm new. I want to buy land on a private island. In the covenant it says the land can be resold, joined or subdivided...does that mean that if i buy the land i can resale it, join it, or subdivide it...or does that mean the estate owner can resale, join, or subdivide the land i just bought without consulting me?

Ask the estate owner if you're unsure. I'd say it means you can resell, join or subdivide the land. Many estate owners like to be informed you're selling the land purely to ensure the new owners are aware of the covenant and tier fees.

Same applies on mainland, the sim owner are the Lindens, if you don't pay your fees you'll lose your land, it's all leased.

Private islands must have covenants if the owner intends to sell land. If it's rental owner you don't need a covenant.

Many private estates "sell" the land for a very small amount (like 1L), but this is only intended to reserve the land for a short time (like an hour) while the renter makes the necessary arrangements to pay their tier/rental fee. This should all be explained in the covenant.

In this sort of situation, it is not unreasonable for the estate owner to reclaim with no notice.

If you don't have the money, don't buy the land. It's that simple. Why should the estate owner lose a whole day of income when someone else with the cash right then could purchase it? Granted, if I were the estate owner, I wouldn't set it for something as short as an hour, but i'm not terribly offended by it, because you shouldn't be land shopping if you can't arrange the cash quickly.

Ok this will probably seem a dumb question but how do tier fies work on mainland for 1st time owners?

To clarify i'm going to be buying quite a large piece of mainland soon and i'm wondering when my 1st tier payment is due?

I'll be upgrading my account to premium, setting my tier level, then buying land, the site seems to suggest it's paid at the end of the month by saying it is charged according to the maximum ammount of land held during the billing period but isn't clear, is my first tier payment a month from when I buy the land? a set time of the month? or as soon as i buy land based on my set tier?

Also do I get any kind of reminder / notification prior to being billed my next months tier?

I use paypal linked to a bank account I use purely for bills and the like so will need to make sure funds are there when needed, just want to make sure I don't do something silly and end up missing my tier payment :)

Hi, Lisa...I only went premium and bought land a couple of months ago and my premium billing date was 1 month after I went premium, land tier fees were one month after I bought the land. Now, I did it all on the same day, so both my premium membership fee and my land tier is billed on the 15th of every month. You don't get a reminder, but if you log into "My Account" on the website it tells you when your next billing date is every month. Of course, the last 2 months, on the day after my billing date, it's showed as a negative US dollar balance on my account. Some people deposit money through SLexchange to pay their tier, etc. I like having everything go through the credit card I set up when I first joined as a basic member. So, when I have the red balance, i just purchase some lindens on this website, just a small amount, and it seems to "remind" them to charge my credit card. Voila, negative balance disappears.
Hope this helped and didn't confuse you more....lol

If your tier is $25+, or you don't mind having a USD balance on your account, you can also use the 'Increase Credit' link to deposit money directly to your account and wipe out the negative balance.
