With 13 minutes to go, three of the sims in auction are still really low, relative to recent sim sale prices. Congrats to those who win these low price sims today. Looks like land prices will continue their slow trend lower if some of these get relisted at the top of the for sale page.

EDIT: Whoops, the three I mentioned are not complete sims. 60k meters as opposed to 65k. Still, they are priced pretty low.

Still it is good price for 60K land. I can't see the land to see if it is good or bad from here but I hope they are some good land.

Well, it's nice to see that people are no longer buying land at auction for more than they can sell it for! ;)

I'm waiting for prices to drop more before I buy myself a sim.

Very true. I would like to see a certain avatar who always pays top dollar's business model.

Protip: most of the "real" bids occur in the last few minutes. The price is not the price until the end ;)

the sims have just sold. Some went for the lowest since they dropped 40 sims to auction at once. Some went much higher (hope for the winners' sake they were part waterfront). See the prices and the winners here:

The cheap ones did not see any last minute action. :)

I see. Still, the lowest priced sim went for around L$11 per meter... so figuring in tier, fees, and profit, the lowest price it will sell for will be 12.something, which is where the market is now ;)
Effect on lowering current prices: little to none :P Unless they wish to take a loss...

Can you show me how you calculate that and convert the sale price to a price per meter? As you know, my math skills are lacking...

I just multiplied the $US price by 266 (the current exchange rate for L$) and divided by the area of the land to get L$/meter. This does not include tier, the 3% fee, or profit.

so ($2490.00*L$266/$US)/60160m^2= L$11.05/m^2

If you add in tier fees and 3% cashout fees you get L$12.4/m^2...

I think we will see a small drop in land prices. Maybe to a level of 11.75 unless this auction winner decides to sell it at market price to keep the prices up.

We are at 11.5. I think there is something missing to this math, because there is no reason for anyone to list at a loss. Anyone who has bought sims recently want to chime in? Elanthius?

If you can flip 2-3 sims a month, one right after the other, then you only pay the $195 tier for the month. Also, there is the 10% group bonus. So for every 10 sims you own, you get one free.

Multiply that by 1.035 to cover the currency conversion cost.

Oh also, only one of last night's sims was bought by anyone I've ever heard of. I'd say the other buyers are either planning on keeping the sims or if they're trying to flip them then they're either stupid or so smart even I can't understand it.

Out of curiosity, how do the tier levels go up, if you own beyond 512 sqm (free from premium) + 65,536 sqm ($195/month)? Does the tier structure just repeat, or do you pay increased tier at the lower per sqm whole-Sim tier levels?

$97.50 per additional half sim going as high as you like.

Of the sims that went last night, 3 don't appear to have been paid for yet. One has been paid for and not claimed, and one is owned by the runner up in the auction.

The macro is reflected in the micro! A 16m baronet is selling plots below 200L$. I nearly bought some to flip but thought 'no' only to stand by and see someone else do it!

The cheapest 512m plots a few mins ago were 6000L$ exactly.

Stephen, where can you see this data?

Laurier is pretty shocking. My calculations show he paid 12.02/sqm for the sim and is now selling it at 11.92/sqm.

I went to all 8 sims. In 3 of the cases, the land was still owned by Governor Linden and hadn't been set for sale (at 0L) to anybody. In one further case it was set to the winner (which means it has been paid for) but hadn't yet been taken by them, presumably because of tier.

It may have changed since I did my previous post, of course.

Hi Dnate,

Can you explain how the group bonus works, I wasn't able to find any info on it.

Thanks :)
