Um, you know what, gang? We HAVE this.

If it weren't for the fact that most of us already have places to live, and the fact that we are so diverse that I don't think a single theme would come close to satisfying everyone, I'd say...

"I know! We'll put up a SIM!"

What the heck, I'll say it anyway. I have a half sim, and can purchase another 1/4. Terrain is about 1/3 land, 2/3 water, bordering on Linden Ocean. If y'all can come up with a consensus on a theme, I'll seriously consider it.

Des...how do you make plants permanent? Mine always turn brown and die.

Lindal - you'll probably get a dozen different suggestions on this. I'll just toss out what I can't find after a lot of touring. And these concepts might not work.

A Club Med style condo complex with single people - community pool - nude beach - club house - activities - FULL, and not empty.

The Shermerville area was cute. The ranch style homes - close together - some of us don't mind neighbors really close - carport for your car - sidewalks and streets - picket fences.

I've seen some Mediterranean style places like Melita mentioned - with a neighborhood atmosphere - the homes were close together - and they had full occupancy - so might be on to something there. They were not small homes either. That was several months ago, when I toured those, so I don't have the locations on hand at the moment.

The deal is - some of us want to be in a neighborhood, and have a community atmosphere - we don't all want to be isolated from neighbors - even if you toss aside the scenario I mentioned, with the pool boy and such - a wholesome neighborhood, with pot-luck BBQs and Wednesday night bible study might work, just fine, too :)

OMG, I popped in to Shermerville yesterday and totally fell in LOVE with the place! I begged my partner to purchase a parcel, but the prices were OUTRAGEOUS! ($75L per sqm!!!). If anyone finds another sim set up like that, PLEASE post it.

Ask some of those with parcels up if they'll go lower. Some will.

(Always looking for good neighbors!)

This, we have. Except for a few points: The beach isn't (specifically) nude, and we haven't been holding activities. And, of course, we're not full, which is one reason I'm looking for suggestions that sound popular.

Even if a sim is fully rented, it often seems empty. You know the reason, of course...not everyone is in world, or at home when they ARE in world, all the time.

Hm. Maybe if I had an Activities Manager? Anyone out there want a job in exchange for Free Rent? It can't be me, I don't have the time and I am a lousy event planner.

Could you please send me a LM? One of my sisters is standing on the deck of a condo, that she rented 3 days ago for 800L a week - and has not received a group tag or a key to the condo. There are about 12 condos lined up - all vacant - I thought that I could put everyone here - but it seems there is a reason they are vacant.

When I say FULL, for the club med thing - I mean, at least someone lives in the condos - not necessarily that they are around all the time - so you might have a slim chance of actually meeting your neighbors - - but when I go to rent apartments and condos (and I do that every other week for kicks) - - if there is a whole building, with no occupants, then I generally don't rent there.

Surely someone would get a kick out of being the activities manager - but it's difficult on that, if you are working with maybe a dozen residents - to get even half of them in a place at one time, would be a feat. Maybe opening up the activities to another condo complex, or a specific group, would make for more people - and also promote the area.

Three days is a long time, with the rent meter running. :(

Our place is about half rented. I live next door, and I'm in world almost every day. I thought about getting a bot system to send people an automatic group invite on rent, but it's a bit expensive for a small operation.

Most of our current tenants have been with us long term (three months or more), and I'm right pleased about that. I could just use a few more like 'em.

Lindal, go to Temporal Gadgets and get the MAGIC prepaid system. It's 1L/invitation, and it's handy. The only thing it doesn't manage is partner invitations.

I've not read this entire thread, so I apologize if this is a duplicate response, but visit The Nation of Victoriana ... I moved there a few months back - absolutely fell in love with the sims. Each sim is built around a theme - I purchased land in the Forest (my home is on my profile and you are more than welcome to visit it - but - its built by me, so not quite as fancy as other homes). Lakeside, Carnivale, and Hedgemaze all have beautifully built homes. I can't say enuf about this place. Also, on my picks page is a teleport to Victoriana Square. And no, I don't build/sell/or have a stake in the sims ... just love them! There are teleports to Victoriana in the showcase portion. Tonight is "game" night. There are several games you can play with other residents. You can see a calendar of events at: http://calendar.nationofvictoriana.com/ ...

All land has either double or triple prims (my land has triple prims for my plot).

And if you look closely, you'll see its my rezday ... hehe.

Same with me! I'd rather rent a parcel at a place that looks like that than buy a 512 for L$35,000. Let me know if you find anything like that place and post it here! :)

 Huge cabins? Since I'm right there next door on Whitesun I'm always keeping an eye out for parcels on sale on Allana; These 'huge cabins' what are they? Are they parcels for sale, or

The parcel that was up for auction. The one with the screens around it that look like fir trees. The owner put large cabins on it, I assume those are for sale or rental. Nothing is in them, not even furniture.

Is that owner Mop Hak? He's the one who owns most of Whitesun and a bit of Allana too. He's great. If it's him, the cabins are no doubt for rent, yeah.

Not sure. Not in world to check. But it's behind the hangout, so with long draw distance or some airborne exploration it should all come to light.

Think it's a great idea....shame more home seekers don't buy into it. It sounds ideal for socialising, making new in-world friends etc In a way it's RP everyday real life....i'm sure there are people out their that like that concept.

I have seen 2 or 3 whole Sims done that way on Mainland (look beautiful....take a look at Chilbo & Madhupak), but i'm never sure of what the occupancy rates are like. I would guess the hardest part is to keep the community going....there's always plenty of enthusiasm at the beginning which then kind of peters out over time.

I think Urban and Suburban builds would be much more popular if we had a few things in SL that we take for granted in RL:

1: Walls that actually provide privacy.

2: Walls that decrease the sound level from next door. (In SL terms, ability to restrict both incoming and outbound voice and text chat to stop at the parcel's edge).

We also need a higher prim count density per M2 of land, and the ability to partition space vertically, so the second floor and tenth floor and skybox can have isolated voice and text chat, seperate media streams, seperate security access, etc..

When you make a realistic suburban or urban setting in SL, the homes or apartments are too close to one another, and you hear everything voiced or text chatted or said by prim gadgets in your neighbor's bedroom.

Try to make a high-rise apartment complex, and no one can control their own access or media streams, because the tenants on other floors interfere with their settings. And the resources needed to make one high-rise building require a vast wasteland of land around the building, to provide adequate prim counts.

SL was designed by people who didn't think in three dimensions. They never stopped to think about even the practicalities of a two story building, let alone hearing your neighbor's intimate conversations, or having the ban lines that you set up to keep pests out of your bedroom adversely affect people flying well above your roof. The home most stuited to SL's structural limitations is a rural ranch-style farmhouse, with plenty of acerage between you and your neighbors.

Ah, but 1 and 2 give it that Real Life feel, Ceera. If you're in a RL complex with thin walls, you're going to hear some bumping and screaming, now and then. And then there's that fat guy, who purchased the condo next to the pool, and has all of his blinds up, 24/7. Gotta love that.
(at least that guy looks damn good in SL)

Is there a JIRA?

There are quite a few privacy-related JIRA's, including one to make a prim type that somehow blocks sound, etc.. Most are ignored or written off as "not technically feasable". The Lab did grant that the idea of a "Privacy Pocket" - a specific high-altitude block of space where a skybox could be rendered completely undetectable from outside its volume - was quite a viable idea. But it's never gained traction inside the coder's hallowed halls. They would rather sell you sims than allow a parcel to have real privacy.

I love the idea of a 'burb' where everyone is kinda cheek by jowl. It fosters a local community spirit and I think tidy plots and frontages. I currently rent a skybox at a really high level and although private and has never-ending views, we do miss the hub-bub of ground level and it is very impersonal. For my 'SL ilk of spenders', are looking at renting for no more than $300L a week with 100 prim. I don't know how that would equate in Lindal's suggested ideas, re: overheads and profit tolerances. I have yet to see any of the places mentioned in this thread, but I know 'burb' living is likely to be successful as long as it's well managed visually and your neighbour is not a git..............

Just curious......how do you have a never-ending view at a 'really high level'? I mean, it gets pretty grungy up there. What do you have a never ending view of? Curious if I should be having a view from a high skybox that I don't have, and why.
