I dont usually post on forums, but I was renting at this particular mall, owner sells and kicks back everyones stuff without any warning, explanation, anything, and now I'm told is not offering refunds on remaining rent. Nice!
The reason I did decide to post on this one was the fact that this particular incident is annoying enough, but this seems to happen WAY too often. Vendors pay rent, set up a nice spot.etc etc...next thing you know BOOM, all your stuff is returned, you have weeks of rent left prepaid, you go to the place, theres a big empty field that some person just bought, and your out your L$. The old owner either can not be found, or wont pay up.
So mall owners, club owners, or anyone that accepts payment for someone else renting a space or land or house from you..PLEASE have the common decency to at least send a freakin notecard out and pay back what people paid you!!

I'm not trying to say they all do this, because thats not the case, but it does happen WAY too much. If I had all the L$ ive lost due to *sudden unannouced sale of land and running with my L$* I could probably by MY own island LOL

This is why I'm thinking of signing up to a premium, buying my first land and then aquiring another 512sq to get 1024sq that I'm safe in having because I own it fully and can't get kicked from it.

If you can signup to a premium, I recommend it. Look at this equation

ur right, having ur own land is the wayy to go, and i have that but i get ripped off my rent from other buisnesses like listed above like probably every other week. BUT THIS one just cut the cheese , so un repsonsive, ur right , i guess i should stop renting lol
but if everyone in sl stops renting idk ,seems like malls have pretty good traffic and shoppers like it when designers are grouped together!

Well, just don't go to the ones who want you to pay upfront. I myself am thinking of building some little shops/houses on 512sq land pieces and renting them on a week to week basis. I would do it monthly but the first thing is gaining people's trust.

When you rent from ANYONE is SL you best read the rules.. like the ones she had .."NO REFUNDS"

Nobody is guaranteed anything in this game... and it would be wise that you remember that. No REFUNDS is just that. If the game died tomorrow.. you wouldnt get a refund. If the land got swallowed up ... you would get all your stuff blown back to you and NO REFUND. If someone took over the land and decided they wanted to be a (^*& and order people off with no warning ... you wouldnt get a refund.

Gotta agree here as much as it sucks. Rules are RULES and they are WRITTEN and meant to be READ for a reason..
People do sell sims or land maybe due to RL problems (health etc) So here you are complaining amount of money being lost when you will make that back *no problem* if you have good products.
You waste money on clothes that u wear for 2 weeks then they sit in ur inventory...picture this as ur old dirty clothes sitting in ur inventory..wasting away to nothing

yes u are correct i see a comman pattern of ppl taking others money and not giving ADVANCE notice on things that could just take a simple notecard or IM , its called decency,and im sorry you have to have that to truley deal and understand people better.
How can you run a buisness efficiently if you cant put urself in ur customers shoes?
LOL thats my question, if it were on the other hand ,im sure that person would want some type of notice or payment themselves. SO yes if the game blows up tommorw, theres nothing I can do about it, but at the same time I am still working hard in game and earning my linden just as anyone else. So I expect the golden rule, do unto others as you would want them to do to you, maybe thats a dreamworld that golden rule came from but it seems to work in rl as in sl too =)

I myself am a shop owner. I design and I build.
I also rent spots to friends and people. and I HAVE rented at places where u know what hits the fan.
Like i said..yes it sucks but deal with it. ur money is gone, time to make new money.

i completely agree that it sucks, and if it happened to me, I would feel the same way....
And at the same time, if i was an owner that was selling to get out of SL, then I wouldn't really care about dealing with all the refund, complaints, etc...

The person who did this to you (XXX) is a thief.

The "no refunds" part is there to make sure renters keep to the rules, dont use too many prims, etc. They risk losing their money if they break the rules. Which is fair.

Any DECENT person would refund remaining rent when things get returned before time is up. All serious mall owners I know do. Even Anshe gave refunds when she sold all her telehub malls. I'm sure her expenses was in the millions.

One more reason why going premium and owning land is a much better deal. The risk of losing everything for the sake of a couple of dollars a month is just not worth it.

If you're new, sure, rent for a month or two until you know you want to stay - but if you're planning on being here and doing anything serious, upgrading is the only safe, sensible and secure way.

Well renting is danger in waiting for those taht don`t know understand owners will take advantage. I do feel for you. "IF" the owner had any heart they would refund what is itd 2.00 rm There you go cheap skates and sl They go hand inhand as they say.......

Exactly. No refunds means, if you break the rules, change your mind, some action on your behalf, then no refund. It doesn't mean, if me and my sim disappear on you, I owe you nothing. It's not a caveat allowing unethical actions on behalf of the landlord.

It's not only unethical, surely it's illegal.

I, for one, am going to impliment a system to my rentals (when I get them up) of both me and the tennant signing an agreement which outlines the rules of the rental and what happens if either of us pull out.

A Lease is just that-a contract in between the pixellated landlord and the pixellated tennant saying that they agree to obide by any rules.

I think I'll implement a system where the tennant must pay a "bond" to the sum of a week's rent, which they lose if they end the lease early but they are refunded if they vacate the property at the end of lease.

I seriously donot see how people can rip other people off like this. I know we're all pixels in this community but behind those pixels there should be a real person and a real heart.

I have 8192 sq. m of land, and i am going to remove a house that sits on it. I don't do anything with it anyway.If I can get someone to come out, and build some booths on at least 512 sq. m of it, i will give booths and 50 prims for each, free. No vendor fee for vendor spaces. I just ask that the vendors have nice products to sell. I may even go further than 512 sq. m, and more prims depending on what i have available later. If interested, you can IM me in world, and come out to see the land. It is mature land, beachfront property. I have a build on part of the beach area, but it will also be removed later on.

I rent space in a few malls besides having my own superstore. Many times my stuff gets returned or mall owners change or Malls go through building changes. i have lost L$ from rents but never more than i had made selling my stuff.

One thing that can save a ton of headaches is only rent to the Minuim allowed time - this way if the mall goes under...trashed...etc...you don't loose that much.

(IMMHO - I do not agree that NO REFUND is a good excuse to screw players from their paid rent. Its not a decent way to do business if this is used in these cases).

No refunds usually means the buyer can't change their mind and back out of the agreement. It should not apply if the seller can't deliver.

The new sim owner should have continued all existing rental agreements as part of the condition of the sale. Otherwise, there should have been a refund.

What's funny is that this person had an officer who was that mega well known scammer (x2 incident).

You know "Hi, I'm the manager here, could give you discount if you buy from me".

She was WONDERFUL when she took over. She took the time to make sure all of her tenants were not only aware of the change, but she went out of her way to make sure I as HAPPY with the change. She honored all agreements Wildchik had. I at the time was trading services for free-rent. She honored even that.

She is a good example of what a landlord SHOULD be. *kudos*

Nothing special about mentors, I know my friend joined the game like last week and some Mentor who was into bondage tried to make my friend a slave.. being the newbie she was she had no idea wtf was going on till I tp'ed and saw it all... hax! I was like wtf dudette (yeah female Mentor).. my friend had only been out of orientation island for like 10 mins.

What does it matter anyways? i got the main message through that these buisness's were out to scam ppl for thier money. I just think that if everyone sl has this rule of WRITTEN in RULES (no refunds) then lots of ppl in sl will take advantage of players by thier written rules of no refunds(if this policy was to remain true) then basically tons of ppl would buy land open up malls get traffic up , rent vendor space and have written rules that say NO REFUNDS period etc? then sale the land for profit and then screw ppl out of thier money (rental money) and keep the linden for thier land, yes i can see this SCAM getting out of hand and that worries me about the future of sl but what can you do accept hope ppl are honest buisness owners and or Just sale ur items from your land. Sad when something like this can harm our outlook and actually create distrust within ppl, even within a game thats supposed to remain fun. But i suppose thats just life.
I dont have any resolution to this matter or know how to prevent this in the future . I think the lindens should become active in situations like this. I havent talked to the lindens about it even though it affected MANY renters. I mean what are the lindens gonna do? Bend this owner over and spank them? i honestly dont know. so i havent contacted them about this situation. ok done typing for now. just wish thier was a way to prevent such things happening or a way to report it.
