In practise that's no different to any other escrow/bond type transaction in SL - the regulation isn't there as it is IRL, so it comes down to trust.
The owner of the island has more power to enforce the trust, but if they default there's no comeback still.

Land sales are flat now that everyone's renting, there aren't any "must have" items that have come out lately; content creators are simply dumping the money as it comes in back out into the Lindex. There's nothing buoying its value. I disagree. I have several items for sale that you must have.

That is all. That is the only value LL has given it, and it is the only value that has remained constant.
Anything else is merely the result of an agreement between a buyer and a seller.
