Yea, zoning sucks. It really ruins the eclectic, artistic SL landscape everyone clamors for.

How many landowners are left in Boardman? Seems a small group owns a large percentage. The Brady Bunch feel is great -- to their credit, it's mostly created by the small group that owns so much -- and I wouldn't mind having a parcel there to kick it suburban-style, but the land there either sells fast or ends up wickedly overpriced.

We're just trying to consolodate the land in a sim to continue participating in a project we enjoy. We're even used to braving the hateful barbs from people who get their jollies by interfering for their entertainment. Apparently that's the best we can expect from this "community."

People wonder why I laugh at Linden Lab for not wanting to implement P2P teleportation or open xml/rpc because they say it might be used to grief the precious "community." They won't understand that we're perfectly capable of pissing all over each other just the way things are. Providing us with truly useful tools won't change the scenario one iota.

I hope you didn't interpret my comments as barbs. I love the feel of Boardman as it currently is with an enthusiasm that none of my friends understand. :(

I hope you didn't mistake my sarcasm for poking fun at your zoned sim. That wasn't my intention. It was more of a commentary on the prices commanded by a 512 in Boardman relative to a generic mainland parcel which the antizoning contingent loves for it's haphazard whimsy but would never generate this type of bidding.

The Lindens have apparently sworn up and down that they will never enforce zoning rules in a sim again. Brown, Boardman and Deharo are pretty much it, and there is only one Linden, Jack, making sure the rules are adhered to. (He made me take down my sky box) :p What's sad though is that I have had so many ask me for parcels in Boardman. It's definetely not for everybody, but a lot of people do like the idea.

About a month ago Lauren Linden asked for submissions for a Linden project. They were looking for small, 50's style homes. I'm hoping they are for some kind of self zoning community that the Lindens start up. Keep your eyes peeled.

I think Brown is looking better lately. Have a look. Boardman definetely gets more fly bys from Ahern, and people asking about it.

Lol.. I think theres land for sale there all the time.. I've been trying for months to get a hundred or so square meters in Boardman..

I'm still trying to figure out the theme. Is it the suburbs? I never knew the suburbs were that much in demand.

There are a lot of other factors at play other than that it is themed. Factors which I think are somewhat good models for real life real estate.


1. coolkid factor (ingrid is cool)
2. zoning allows house pride to flourish
3. focused group willing to pay to keep the land in the group (you should have seen the bidding war against prokofy! whoo!)
4. central location in 'old secondlife', living their makes you feel like an oldbie
5. one of the few special zoned sims gives it extra focus
6. fly over traffic
7. pathfinders picks puts it on the list
8. the trolley i helped make (heh)

LL has been able to duplicate 4/5 by doing things like creating great walls, new continents, railway lines, etc, however, they're doing a very poor job at 1,2,3 which I think are really important.


Another interesting simulator is chartreuse (sp?) ..

I think they could have done a better job connecting it together, but it's still a stunning job of cooperation of various residents hawking their wares there. I'd really love to know how much cross selling occurs there because their beside each other or if it is all individual / doesn't matter where they are.

but yeah, i would highlight "scarcity value" which you touch on in a few of the bullets

I do like the trolley... even though I heard it ran over a noob the other day and caused great trauma

scarcity value actually plays very little. I remember when boardman was a ghost town

it wasn't until ingrid and co moved in did it become a desireable place to be.

i'm not talking about then... i'm talking about now... there are few things like boardman on the grid, and so it is only that much more valuable -- of course scarcity value is only relevant if the underlying thing is desireable too

but then I can flip that argument on myself again and agree with you to a fair extent -- it's the community & leaders that make it that much more valuable rather than the scarcity of zoning
