Who offers the best L$/prim rental rates in SL?
I am particularly am looking for residential only, low-lag, and not the usual tropical island beach scenario.
TIA for any feedback, particularly from those with tenant experience.

The best rates I have seen in SL (for low-lag Class 5 sims) is around L$1.8 per prim. Try Hoini, they are the best example I can think of off the top of my head (the famous 1001 Arabian Nights themed-sim).

The best rates do not always reflect the best living environment. I would agree that Hoini is probably the best in the whole of SL for rate v. living environment, but Esperia is also nice, but a tad more expensive, and most of the others are on the same tropical isle theme (yawn). |

I've looked at some other sims one has homes next to each other for 2900 L per week
less space and frankly not as nice as Hoini Hoini is the best deal I've seen in SL for Privacy (great security) Quiet (all your neighbors are 100+ meters away) Space Furnished Home - with 200 prims just for the tenents personal items! Decor (101 Arabian nights theme) With the Unique and notable Scheherazade's Gardens (We get lots of people looking at the Gardens) And the Shahryar Pavillions on the largest Private Beach Furnished Home - with 200 prims just for the tenents personal items! |

I live with my bf in Hoini and we have been there for over 9 months - wouldn't live anywhere else. : It is obvious that the owner is not in the rental business for the money at the rates he charges, it must be a labour of love. Not that I am complaining!!!!!!

With both my rentals it's simply someone renting out half their sim to help out with tier, which will generally run you lower than people who are in it to make money (although you can run a higher risk of loosing your rental, but then again in the 16ish months I've had mine plenty of sim owners have come and gone belly-up as well).
And personally I haven't found a "real" rental that would compete with the privacy (one sim is inhabited by 4 other people, the other by 6), appearance, freedom and especially not on price. |

I have spaces in Qinglong for Apartment/Offices (234 prims at 400 L$ a week. That comes out to a little less than 1.8 L$ a week. IM me if you might be interested.

pre-existing homes? how many prims are you wanting? my fav place so far has been the skye condo's in thorstar great prices will increase prim limit for a lil extra $L great landlords _____________________

Just to level-set: prims cost an estate owner about 1.3 L per prim per week, and mainland sim owners about 0.9 L per prim per week (if they own the whole sim). That doesn't include the initial cost of the land.
You don't mention whether you want to rent land, or expect to rent a house or apartment in a themed land. So it's important to compare equal "deals." If you are getting the house or apartment, and paying for prims on top of that, then you have to remember that those prims are already included. If you expect some kind of nice environment, then those prims are also included in your deal. There are other factors, such as: are the builds unique? is the layout of the sim attractive? Are nearby areas trashy? If those things matter to you, then they should play into what you consider a deal. |

Try speaking to either Jess Mahoney or Atal Yalin I bought land from both and they gave good deals, became good friends, are very trustworthy and also rent. They also have varied places across sl.

I have 18 regions to pick from. Over a Million sq. meters of land. Most have various themes from Space stations, Gothic cities and fantasy forests to snow covered islands and of course I have one tropical island lol. My rates are always less than Linden tier (up to 1/2 a sim then it evens out). I have rates as low as $150 a week for a fully furnished condo on a private island up to full sim rentals. I give tenants full powers except for general ban lines (they are ugly) and terraforming and in some places I'll even allow terraforming lol. No covenants but most regions do have building codes. You have to go with the theme or go high in the sky. =) I have 6 managers to offer full time 24/7 assistance with a smile if you need anything. Feel free to IM anyone in any of my rentals groups and ask about our level of support for tenants. Price, service, surroundings and knowing your landlord is here for the long term should all be concerns for anyone looking to rent. I even have over 40 houses I will provide for FREE to any tenants. Should I look at really nice houses, or look at best rental value, then there is lag, etc. I decided to look for the best deals, in low-lag sims, then visit all the suggestions, and pick the best home from those recommended. The number of prims is a tricky part of thr equation. I guess if the homes are really well furnished, and in my taste, then I would only need a few prims to make the place look 'home'. If it was sparsely furnished, or they had used cheap furnishings, then I will probably need more. Don't know the answer to that one, until I have seen a few. I have already visited Hoini (as recommended here) and several Dreamland sims (previously), and those homes in Hoini are just awesome. And it isn't jut the homes there, the community areas are equally stunning. Top of the list so far. Keep 'em coming! |

yea front its so hard to decide what to do so many choices lol
i stayed at skye condo rentals for about 6 months and loved it they have a few styles of condos to chose from and you can make deals with them for 150 prims and up i before i left was paying $650L a week for 500 prims and loved it all the condos have to levels to them and some have outside deck areas as well so lots to chose from if you need help look for me in game tomorow and i can help you out looking at places _____________________

I find very few posts here to be "not appropriate", I say keep it open.
I rent managed mainland only, and my rate are a flat $l 2.0 per month per meter or $L0.5 per week per meter. I have not figured the cost per prim out, and doubt i will anytime soon.... (BTW this is not a shameless advert, I am not looking for any buisness, only giving info - there are other forums here for advertising and I perfer not to use them either) _____________________

I can understand where Oryx is coming from; these kind of questions always lead to a buy_my_stuff or rent_my_land thread, and this is probably not the best place for it. I appreciate that the huge majority of replies are genuine in motivation to help out the OP, but soon enough (it's probably happened countless times already), you will have shills creating threads with the sole purpose of creating a platform for a particular advert that will follow. However, there still needs to be a way in which residents can answer genuine questions such as these; perhaps a 'recommendations' forum or something similar? I'm not sure what the answer is; it's a tough one.
