Up until now, I have just collected mainland rent from avatars directly. But with my new sim, I'll need to go to an automated system.
Which mainland rental system do you use and why? Is it easy to set up and use? How much of a cut do they take, if any? Any way to have a rental system without having to put big boxes or countdown text on each plot?

I have been using the hippotech system and i absolutely love it. It does take a little work to configure it, but thats only because it is incredibly flexible. I haven't found anything i've wanted to do that it can't handle. Feel free to IM me and i can go into as much detail as you'd like.

The Landlord of Liome I use hippotech mainland and Autolease private. I like them both. Autolease is good because you can manage it from the Apez website if you want. You will generally only get charged a cut if you go for a free version, I know the free version of autolease takes a cut but the full priced version doesn't (other than having to fork out for it in the first place). I believe you can customise both systems, put your own textures on the boxes, resize the boxes yadda yadda yadda. They are both quite easy to use after a little bit of reading.

I might not call it 'the best' but I've been using a modified version of Moonshine Herbst's Rent-O-Matic for all of Caledon since day one. Advantages: - Not networked, so doesn't screw the pooch when networking is borked. - Validated on the grid for ages. Few failure modes. - Allows others to make claim, if someone left (of course I have to clean up) - Doesn't bill time when the grid is down (frees you from refund issues) Disadvantages: - Isn't centralised (well, I guess you could put them all in one place if you want) - Doesn't count 'late days', just expires - Can't tell what hour, exactly, they are supposed to expire - just days. I had mine altered so it wouldn't resize on rent expiry, and linked to lamp posts and such throughout the country. Tossed in a script so they wouldn't go transparent myself (I forgot to ask Moonshine that, waaay back). It's an older, simple system - as such it isn't too likely to be broken by an update, so I'm sticking with it.

I saw one place where all the rental boxes were collected together in a central office, somehow marked in a way that made it clear which went with which parcel (or maybe renter?). There was also something that told renters what their prim count was, again in the central office. No idea how this works, of course, but it is possible.

I don't know which one it is, but I like the one used in the FairChang sims. Instead of an ugly rental collection box on each parcel, there are a few ATM-type machines in the archipelago. You go to one, it "knows" which parcels you own and what the tier on them is, you pay the machine, you go on to your next shopping stop. Tres chic!

another vote for hippo. its the most intuitive of them all, the hippo guy is a master of usability. the rent boxes are full copy/mod customisable (shape, texture, size, pre-post rent xyz coords), theres an integrated door script available, it will do refunds, etc all the typical things. and there is also a vendor (fully copy/mod) that you can set in an office to show and rent available properties and offer a tp to each. everything is nicely integrated; once things are set up you can change anything from the server. there is also a section on the hippo website dedicated to rent tasks (similar to apez), but its not running yet. imo its not really needed though, but if its half as good as his vendor webend it will be very cool. theres a free version (commission) you can use if you want to set one up and see for yourself. ive also used the nde system. it looked promising with built in door/window/tp functionality, but its not working how it should. thats probably my own error but then that says something about usability as well.

i use the small version of the one they have at Pangos. it's Lstat Rental System or something. i'm not inworld to check, but if that's nto right, i'll correct it later.
it was hard to figure out at first, because i am a dork when it comes to script instructions, but looking back, it seems easier than i made it.

Are you dropping prefabs, Raymond? Or are you taking the time to build it up? There is a new release coming really soon - version 4 is in beta. I wouldn't drop too quickly unless you're dropping V4 beta 2 (which is working really well).

I especially like that you can customize the box. I made it a small wooden "for rent" sign, that changes into a blue "occupied" sign when the unit is rented. Raymond, feel free to go look at them at the Devolin Paradise Hotel in Devolin Mal, SE corner of Nautilus. I can show you how the signs change if you want to see it in person when I log in tonight. Thanks for buying my Auschnar Run plot the other night, by the way! It was good to meet you in person. I was able to juggle land-holdings around and buy the rest of the Devolin Mal sim without going up in tier. Ravenhurst: one thing I'd like for the rental system to do but doesn't seem to be capable of: can it add the tenant to my group automatically? (I believe the answer is no, since the instructions say to send the tenant a notecard on how to get added to your group.)

no system can do this. it is a limitation of SL. a workaround is to set up your group to have a join fee. then let renters know they can pay the join fee to immediately join the group and will be refunded when you log in. The vending system is 1500, 1000 if you already have the rental system. And v3 has always been networked, which is what you got.
