The HS was rented and the person given EM rights. They in no way represented the estate nor are an employee of the estate. Once I was made aware of things and did some checking the sim was locked down, bonus returned to 1 as there was not 1/2 sim set aside for the 2 bonus, EM right revoked and Medusa now has a new home. There are happy endings.
Ah, that explains it all! Glad to hear it was resolved amicably.

So, someone they didn't hire was pretending the land was theirs to sell to people? How did they get away with it?

If so then no wonder someone's objects were returned, as far as the land knew she had no right to set them there.

It's really weird that in America's early days this happened to immigrants a lot, too - someone would sell or rent a house that belonged to some other person entirely. It probably still happens in places with a lot of immigration.

SL is a new nation in so many ways.

Anyhow - reverie over - how about the other people who were ripped off, did they get their money back?

Don't rent from someone you don't know, haven't researched, or your friends don't know.
Also, they should have more than one manager that is an actual living human being, so you don't have to rely on one person to help ye in your time of need.

Always do your homework when renting land.

As a sidenote being here since 2004, I've finally done it. At long last. I didn't think I'd ever get to this point but I persisted and in the end I fought it out and won.

Most complete full and homestead sims are rented/leased/bought for the purpose of subleasing, any estate owner that rents out while sims with EM rights will confirm this, because most estates require that the rent/tier is payed upfront for a month and parcels are usualy rented on a week by week basis the risk for subleasers can be minimalised by only paying a week in advance.
I currently have one homestead rented out to someone who is subleasing and if he for some reason stops paying I will take over the rent contracts from those that are left behind, it might cost me some money to do this but most likely it will cost more in goodwill and unpaid tier if I just kick them out and try to find a new renter for the whole sim.

Yes all very good, but if the sub-leaser made bad economical decisions subleasing and your losing money, it would not be really bad of an Estate Agent saying sorry I have to increase your payments, or sorry I have to give you notice to leave because I have a buyer for the whole island, this happens all the time in real life, but it's deemed as not good practice in SL, it's business. By the way this is just an observation, I have never sold or rented out land, but I have managed 'free' land, as in people were given land for no charge at all and without tier payments, sometimes they stayed on the land for months, sometimes I had to reclaim the land from complete jerks in a matter of days. And what was an interesting observation was that although these jerks had never laid out a single Linden and it was in the convent that they could be 'evicted' at anytime, I had to put up with tons of abuse when they were asked to leave.

Convent rules also stated that you had to be fairly active and that you wasn't allowed to sublease (make money from the plot directly, shops were ok, so you could make money from sales, but not the land), So you had to be available once a month, get back within 24 hours if the Estate had a question etc. But every now and again it was obvious someone was 'absent' and we had to return their stuff. Then I would get someone turn up who I had never met saying "why did you return all my stuff" even though I took time to explain that 1. it's not your land, 2. the land owner is breaking convent rules by them being their and 3. you just spent 20 minutes calling me a F*cking Dick, I would still get abuse sent for a couple more days after that.
