If you buy land from someone (on a sim that they own) and have a disagreement, can they throw you off the sim? Just trying to think of any potential downfalls here. Any advice?

Yes. The landowner has the ultimate say so. And LL can't do anything as they don't get involved with resident disputes unless it goes against the TOS.
Effectively you are just renting on a private sim. Even if it is just a one off payment, they still own the land. Unless you buy mainland you are in another resident's hands _____________________

All your items would be returned to you though, so no loss there (Well.. should be returned anyway) So.thats the main downfall really.. maybe even the only one lol _____________________

With estate regions, many allow you to begin paying tier with no money down. 20k+ for something you do not own seems excessive to me, however the owner may be offering more than described here. _____________________

Tricky area to tread. Unless he groups the land and makes you an owner....but there again.... he can still take you out of the group at any time. So....it's really a matter of how well you know & trust this person. I would never ever partner on a sim with anyone except maybe family. I'd love to own my own sim....but until I can do it myself with no help.... I wouldn't even consider taking a gamble like that. It's bad enough I have 3 parcels of land on a private sim now LOL

Well, if the person is trustworthy, it can go well. A friend of mine bought a sim. His group only really needed half a sim, so he approached my houshold and one other household about going in with him on it. In my case, the friend didn't ask for up-front fees. Just that I pay my fair share of the maintenance fees each month. Sweet deal, for me. However... If he got hit by a truck tomorrow, and couldn't work or make his part of the payments... I am SOL.
It's the same anywhere, though, unless you own the land directly. If you buy or rent on a private sim, or rent on the mainland, you have a landlord, and that landlord has no regulation or 'fair business practices' rules to abide by in SL. Make sure he is capable of meeting his end of the deal, and that his plans don't include unreasonable assumptions like "Oh, I'll put a mini-mall in one corner, an' if I charge this much and fill every merchant space, I'll break even!" Never assume that paying tenants will fill the capacity of a sim. They rarely will. _____________________

26k for 6144 waterfront? Hmm it's good price even if it isn't because standard price right now for regular land is about L$8 to 7 a meter right now. I just paid 9850 for 1024m2 twice for 2048 which was about 20700L.
