Here's what I'm looking for. I'm not trying to get a huge lot but something small enough for a strip club. A box won't cut it and I think that's what free land we get from upgrades is.

Free only meaning you do not have to pay tier every month for the first 512 plot.. You still have to buy the 512 plot though. Lord, in 2005 your first 512plot of land was only $512L. They discontinued that a long time ago. I think that is what you are thinking about when you said cheap land. Also you can consider dropping your premium account and just renting land from a private estate.

Just find half a dozen pieces of land you like...start sending IM's to owners and making offers....one of the six will be tired of paying tier fees and bite. Tell them to tag it with your name and your price, and tell them to do it quickly because you have other offers out, and you're going to take the first one. You will probably have one within 24 hours.

Mainland right now is worth from 1.7 to 2L per square meter, but there are still parcels out there with unrealistic prices.
Zindra is new, so it is overpriced, but it also isn't moving very fast. I've been watching a few of the same parcels sit for a couple of days now. As more parcels open up, it will get cheaper, unless my concerns about the TOS prove into the worst case scenario. I own land in a snow region, Nordica, and parcels sell for around 26$L m. All the snow land seems to be pricey.

SL has change a lot since 2005. Apart from anything else it's got a LOT bigger. Give yourself more than a day to see what there is here and think about your options! Don't expect (m)any paying customers to a sex club though. Unless you have a dedicated band of hedonists that will support you it'll mostly be broke newbies who join SL and immediately head for the sex. Even then you'll be lucky if they find your club in the crowd.

On the Mainland, that means buying land on the Zindra continent. You can also rent land from a private estate owner...just make sure that the region is flagged Adult, and that the estate covenant permits your intended use. For a club, my own recommendation would be to not get any parcel smaller than 8192 square meters, but you might be able to put up a small place on less. You need to take into account the following characteristics of land: - size. Is there enough space to place the structure(s) I want? - prims. Does the land support enough prims for me to build everything I want? - maturity rating. Does the land permit the activity I want to do? - mainland or estate. Do I want to pay my monthly fees direct to LL, or to a third party? - covenant (estates only). Does the estate owner allow my intended use? - performance limits. Some estate land is on "homestead" sims. They are limited to 20 avatars, and only support 1/4 of the prims of a normal region. Not well suited to a busy club. - purchase price. On mainland, you need a Premium account to buy land. Not so for private estate parcels. For many estate parcels, the purchase price is very low or even zero. - monthly cost. On the mainland, you pay "tier" to LL. You don't pay tier on your first 512 square meters, though. On estates, you pay rent to the estate owner.

Tier gives you the right to own a set amount of land and goes up in doubling steps, but each step is a price break in terms of L$/sqm. You pay tier whether or not you actually own that much land or any at all. As a rule of thumb, if you need a small amount of land for personal use, rent is cheaper. The larger the land you need the more attractive owning mainland and paying tier becomes.

You've spent half a day on this and you're giving up? Once you have the land, even if somebody gave it to you - running a strip club would take months of seriously intense effort. Most of them fail miserably. Even the ones with very good design fail like bugs against a windshield. You'd need: 1. the effort of a full time RL job 2. solid promotional ability. 3. A lot of patience and willingess to lose a lot of money in teir as you build up. 4. A business model that actually is a plan. 5. Good sense of music and theming. 6. Ability to attract people -TO- you. 7. Good design skill is sadly not a requirement. The better performing clubs are the ugliest ones... As for land ownership, try researching it a bit more first. Buying in Zindra is NOT a newbie's smart move. You should take a class or two (NCI teaches a class on land ownership, I haven't taken it, but friends who have made it sound as if they push a 'rental agenda'), or read some articles, and watch the market for a while. Honestly, people should spend a month or so in SL meeting people, making friends, and enjoying communities, before trying to jump in buy land and open a club. - If you don't know the community, don't know the system, how are you going to succeed at a community business using that system? If you packed your bags and moved to a foreign country tomorrow, would you think it sane to get off the plane, walk to the nearest vacant lot, and open a night club? Before even learning the language or meeting any locals?
