Last I read, the going rate was around 6.5 L$/sq m, but now it seems to start at 8.7 and go up from there. What did I miss? I thought LL was trying to keep land prices near fixed. Has it been rising over time, or is this an effect of the crackdown on adfarmers?

Also, just how does one find a small reasonably priced parcel in a good area? The land search tool is ... lacking.

i think there are still ppl trying to sell land at the prices they paid for it last winter. there are two 512s next to a friends mainland land .. they are selling at L$20,000 EACH.

are these ppl crazy?

how to find resonably priced land is shop shop shop and shop som more. Ask your friends. Ask random people. Search the classifieds here in the forums. Just like in RL if you want the best deal in somthing you have to see a lot and eliminate the bad. Create a notecard and note the locations of the good ones you find on it. Look a lot.

I own a couple of islands that are pretty much sold out. I have in the past year sold in various ranges according to market in various ranges. Currently i am/was selling in the 7.8 per meter range which is to me is low for private estate land and a good value for the buyers. Watch for what i call private estate voodoo pricing where they sell for 1L or a bit more but charge a high tier. You also want to be able to resell what you buy later too of course.

There are going to be some here that say mainland over private estate. I have lived in both. I prefer private estate for many reasons. The less likelyhood of lag, ad farms griefing and generally a better experience. Thats my choice and mine alone. Talk to both kinds, mainlanders and islanders and form your own opinion.

In summary you know yourself and what you like, find something that appeals to you, study the area, maybe talk to the neighbors if you see any around, and dont think too terribly long or it will be snatched up and gone.

Some people are not really serious about selling their land and put out some ridiculous price. It wastes people's time. If you really don't want to move, why bother marking it for sale? I hate that.

Say what you will about estate island versus mainland purchases, but as long as the sim owner is reputable I MUCH prefer living on the island. Quiet, peaceful, no lag and lower cost to purchase.

BTW, my main question regarding land prices pertains to mainland only. And it would appear that 9 or 10 L$/sq m is the average.

I wasn't looking to move. Just a place to fiddle with building. But a quick scout around has reminded me just how ugly and laggy mainland can be. There's no way I'm investing much of my time searching mainland, so I'll stick with renting on an estate.

Mainland has not been L$6.5 a meter for months now. Especially for decent parcels with nice views.

As long as you are planning to stay on a private estate, you might want to just search occasionally on the mainland if it's fun for you. Just be prepared to pay L$9-L$10 a meter for something attractive. Most of the offerings on the first page below L$9 are mis-shapen and yucky.

If your estate is low on prims and scripts, it's no wonder the mainland feels laggy to you, but there are some mainland sims that are not that bad in that regard.

Hubby and I were exploring the mainland last night. We couldn't believe the prices we saw.... most were $40,000 for 1042 m and some were really out there...hundreds of thousands of L for lots under 4000 m. I was choking.

I think that without going there to see *what it is beside*, then talking of price is meaningless.

Just look at Map if you don't feel like TPing - then get interested an TP :)
Hikeulo parcels are purple - Oh, just a little bitty island set in a bay with Linden water all around, and stuff.
Auction-win Papa and the two Hikeulo parcels, and you have a very sweet bit of SL.

I'd buy that at a huge price.
But I'm impoverished and already at half a sim of tier.

Many people are in the same spot I am. I have seven 512's of protected waterfront on Nautilus' inland sea just collecting dust. I would love to sell it and free up that tier to buy elsewhere, but at current prices I'd be lucky to get 3/5 of what I payed, so it sits.

The price is whatever someone is willing to pay. I've spent weeks looking at the continent that has the extensive network of Linden rivers (protected waterways, rivers, not ocean), and finally picked up very attractive land in an rather well maintained sim with direct access to the Linden river. I had seen this one before and didn't buy it before as it is a mountain. Then I realized that I could fulfill two fantasies, living on a mountain and sailing, as I would have access to the river, and have a mountain retreat.

There were many that were cheaper that I bypassed. One looked great . . then I realized the sim was loaded with adfarms, the annoying kind that cannot currently be AR'd, plus there was something that kept playing that SNL song that was in a Super Bowl advertisement. Quite annoying, really. One of the only parcels that seemed reasonably shaped, direct access to the Linden water, but everything else was horrible (well, except price).

So I got the "expensive" one. Great location, great access, great size, and tier isn't a problem for me. Price for square meter? 19.5L.

This one is actually better than the one that got away.

But you just want to build? Just put in 512 or whatever in the search box and buy the cheapest one out there. Doesn't matter if it is surrounded by "crap" or is on a steep slope (build in the sky), or the like. When I started my search, I know there were still ones out there for around 8L, but that was a while ago that I looked at everything. At the end I was putting 2500, 2700, 2816 into the Land search box.

Or it is great land. I did just spend 19.5L for great land, great location, great neighbors, great access to protected Linden water (my I really love sailing those rivers on the old continent, and much better sim crossings than on the linden roads, and no odd phantom "things" blocking my access on the Linden roads; well there is a bridge blocking my access, but just the one).

Sorry :) I really wanted to live where I could use those Linden rivers on the old landmass. If the landmasses were connected, then I'd just have bought somewhere on the water, but they are not. :) (at least not all of them).

As the ads go away, prices will continue to climb. The whole value of Mainland is rising as a result of views getting better.

LL is smiling at this development. Finally the market has rebounded from the pounding it took after the relentless sim drops last year. Look for new sims to continue to come to auction at a steady pace. I would not be surprised if they double the amount that they release per day. But as long as the sims are nicely terraformed and/or have water access, don't look for prices to drop any time soon.

Do any of the new sims coming up have Linden Rivers? I have only really seen them on that one landmass. There are rivers on others, but they are not protected land (I think, that or I only saw land with access up for sale on that one landmass, though I was hopping all over the place, hard to limit a search to one landmass without just TPing from one yellow spot to another - and miss new up for sale and get ones already sold).

There are no internal waterways in the new sims added to the East of Corsica recently. There are a few deep inlets, but the water in them is not protected.
It's a bit strange. They did run Linden protected 'canals' into some of the bigger inlets in the middle of Corsica back last Summer.

Or you could wait until the next flood of the market. There is such a thing as too high, and LL is sensitive to what the base price of mainland is. When they see it hit a certain point on their spreadsheet, they will open the spigot on new sims.

No hurry. The market is stable and has been for a while. LL has learned (hopefully) from their mistakes and I think we are seeing what the market is going to be like +/- 10%. It's tier that kills you in the long run anyway.

Speaking of which, that would be one way the market would destabilize: If they raise mainland tier, look for prices to drop fast and furiously.

Or banlines :) That is one thing about sailing along in the rivers, most of the time you do not go to fast and you can see the banlines before you slam into them. Sometimes, though, you turn into a channel only to learn after the fact that it is not one of the Linden protected rivers, but something made and owned by others.
