My 2p's worth.
When you find somewhere you like, check the boundaries. If there's water or anything else already on the plot, turn off all the relevant rendering options so you can clearly see the property lines - I've been caught before with a little 16sq m hidden under a house or some landscaping, which then makes it difficult to sell on (and because I am too honest to hide it from someone else). Check, check and check again.
Have a look at what else is around you. Chances are you won't like whatever your neighbour decides to build, so if that happens, can you a) live with it, or b) do you have enough room to landscape/screen it off, whatever.
Also, look at what else is for sale. If the plot is divided up into neat little squares, all the same size, then chances are the sim has been bought at auction, and the new owner is selling on the plots to make some profit. The older, more established sims will be a bit more higgldy-piggldy (if that's a word!). Older sim plots will undoudtedly be more expensive, but will be a bit more established. Of course, there's always the danger of some great monstrosity, but that you have to live with.
Finally, don't impulse buy. Look. Go away, come back again later, look again.
