I have been waiting for new green mainland to become available (maybe 2048 or 4096 just for personal use) and this morning I see that there are a new group of sims coming up for sale. (Esterhal is where i was) The only problem is they are way overpriced! Do you think it would be wise to wait for the other nearby sims to become available or are they all going to be so expensive?

Now that the new mainland is coming in, look at some of the yellow on the map (after it fully rezzes) and see if there parcel shapes to your liking. I find the map helps me find unique lands that most people would not glance at through the classifieds.

Yeah i noticed this is a great way to get a lay of the land, using the map. I found it by doing a search but when i got there its such a huge area you really do need to use that map to see where you are. I love the feel of the big new uncluttered sims. I would not hesitate to buy a nice lot in this area for a reasonable price but from what I'm seeing right now this is way more than im used to paying, i imagine because a lot of other people have also been waiting for the same type of thing.

If you want to check out the new sims, then keep an eye on the Auction page.
Visit the sims before the auction closes and check out the lie of the land. After an auction closes there can be a variable delay before the auction winner gets the land transferred to them and then cuts it into parcels. It's important to realise that the Yellow on the Map does lag behind the events on the ground by a few days. Parcels will have been sold (and maybe even flipped) before the sim on the map turns from Purple to Yellow/NotYellow. If you don't want to visit the sims to check on progress, then just look out at intervals for dots in the Map. If you see a number of dots on a purple sim that has closed in auction, it's an indication that it has been cut and is on active resale. If you are not in a mad rush, then check out al the new sims before auction and target places that you like the lie of. Wait for those sims to come to auction. When they do, put them on your watchlist. You will get an email reminder as the auction nears close day. Then keep watch. Get there early. Try approaching the auction winner even before the sim is cut. However, you won't know who the winner is until the sim is transferred to them. This process is not immediate. There is no "market price" for parcels in the new sims. From what I see, the price per metre for the same sort of Flat Green/Granite varies considerably depending on the business plan / dreams of the sim buyers. |

Frankly, it doesn't really matter that the new sims are open and clear right now. Once people buy up the land you're going to see the same clutter and lag that is in the more developed sims. There is much cheaper land in the previously released sims--you should look there. It some ways its actually *better* to buy land in older sims because you see who your neighbors are. You buy land in the new sims and next week or next month you've got a huge club blocking your view.
Also, the land in the new sims is expensive because the new owners overpaid at auction for it. A few months of paying tier and those owners may decide to cut their losses and lower the price. |

Be proactive. My First Land was beside a Linden paved road. I had spent weeks touring the road systems in unsold sims looking for interesting terrain beside roads. When "the word" got out in one of the First Land groups that a sim I was interested in had been put up by LL, I could TP straight to a location. Mostly I was beaten to the punch by an organised 'something'. Then one day, I got there fast and bought my wonderful 512 while maybe 3 or 4 others were standing on it and thinking about it. In those days, Search for First Land was pretty useless. Then and since, Search as a way of finding anything other than the very cheapest land is also pretty useless. The only time Search helped me find good land was when I had 128m of tier spare. I must have TPed to over 100 gawdforsaken grief-ridden ad farms before I found a front-spot on a hillside looking out over the sea. |

Thanks for the info Sling I will be doing just what you said. I went and looked at the auction page and I see that they are going to be paying a lot themeslves for this land, already at around 8L per square meter if my math is correct so I can see what the problem is. I am jealous I would sure like to be able to afford one of those sims and have it all to myself for a while!
Plato I hear you and I know what you are saying I went through this before last fall when the land was so cheap, although at that time the land prices were half of what they are now so I bought a nice big 8192 piece of land but only to see the place clutter up around me pretty fast. But its still nice to have the pick of the litter and it was fun watching it build up. It seems like with the old mainland lots there is something wierd with every one I look at, and this is what i have had more recently, a little 512 lot that i sold this morning actually. I will wait and see what happens over the next week or so I guess, if they are going to be so expensive i might be inclined to go to an estate. |

If you can be patient, there will come a time when either LL releases many sims at once and some go cheaper than they are now at auction. Or perhaps in a few weeks, some of the more active bidders will have filled their tier and will stop bidding for a while allowing some sims to go more cheaply.
As someone mentioned, don't be seduced by a new sim that appears pristine. As soon as some of the surrounding parcels are sold and divided, there is a potential to get a neighbor that adds lag, ugly builds or bot traffic to a grassy paradise. That's the advantage of buying in an established sim, although there's never a guarantee on the mainland. An estate might be a good choice for you given the size you want. Do your homework on the estate owner first though please and make sure they are reputable and have been around a while. _____________________

I see that a lot of mainland on sale in the Corsica is stupidly expensive (L$30/square meter). They are somewhat pretty mainland sims, the waterfront ones, and some folks are willing to pay that much for an ocean view I guess. But if you've not got your heart set on coastal land, there is TONS of mainland avalable for around L$8/sq. m.
Otherwise there is zero advantage to buying parcels on a brand new sim. _____________________

In the Secondlife.com website: Click Community and the Land Auctions link in the left margin http://usd.auctions.secondlife.com/ Click the US$ Auctions link in the left margin. Currently, all the listings are entire sims. You can tell by the square meters stated. Click on one of the listings. The map in the displayed is (invariably for a new sim) blank. There is an option to TP to a SLURL. A better option is to log in and open Map. Then Enter the sim name on the right. That will centre the Map on that sim. In the case of a new continent like Corsica, you'll find a lot of other purple sims around that are also listed in the Auction page. |

7 or 8 L/m2 for auction price is a shade of returning the old days - this is not unusual and even cheap compared to the historical highs. If this land, when first cut, comes out around 9-10 L/m2, that would be a fair price. But you'd need to get in before the resellers who supposedly "add value."

I have a chunck of ~2100 green mainland for rent ~400 prims for 1000L/week. Its fairly flat between 2 castles (one is mine) and the other 2 sides are undeveloped IM me inworld to take a peek. ![]() _____________________

I wouldn't mind going the estate route, I did this when I was first starting out last summer and the people who owned the island were very nice and accommodating, it was really a good experience. For me though the only drawback on estate living is that you are restricted on what you can build, all of my houses have been nice and tasteful but I would like the freedom to do whatever I want as far as building now that I have a better understanding of how to work the building tools myself. It is a lot like the homeowners associations where i grew up, I can understand why people want them as far as protecting their property values but I like to be able to do what I want on my own property.
I understand what you are saying regarding being seduced into buying land on the new pristine sims, is it really worth the premium they are charging on this new land just to have a week or two of open land around you? Probably not but when I fly around those new areas it sure is tempting, it makes me want to buy the whole sim! |

See if you can swing buying a whole sim. I did it and do not regret the experience. There's nothing like having 15000 prims to play with.

It's way too hard to seen any green out there. All I see when I zoom out is $ signs (yellow). I don't see how it can possible stay high unless they want to sit on it forever.

I really can't afford it though with taxes and everything in real life being due. (unless i put it on a credit card but with my poor money management skills i would be spending the money when i sold it not using it to pay back the credit card) Did you get at least most of your money back on the deal? Even if you lost some money it would be worth it almost for the entertainment value. Anyway an update: I was a fool and bought a 4096 lot in the new area. I don't want to say what i paid due to the embarrassment of knowing that I overpaid but i did get the lot I wanted. Now I am on the other side and don't want the land to go down in price! (although I know it will) |

I bought a waterfront sim with two beaches that I knew would hold its value at a time when sims were going cheaply since LL was dumping too many. I turned it into a rental community and that income paid the tier each month. Then when RL got too busy, I sold it and made a few bucks since LL stopped releasing sims and prices went up in the six months in between. I had SL's best sim manager in Rosie Castro and SL's best and sweetest tenants. Overall it was a great experience. Worth all the hours Rosie and I put into it. Remember, the whole point of a Second Life is to have fun. If you're not, then just stick with the one life you started with. ![]() _____________________
