First Post, Any Ideas For My 8,704 Sq. M.?

A warm hello. I'm new here and just completed my first purchase. Was a sweet 8,704 in one solid chunk. That gives me the essence of two 4,096 Sq. M. parcels plus my "freebie" 512 Sq. M. parcel all rolled into one big rectangular chunk of SL goodness. Now what to do with it? I kinda fell into it rather accidentally. The prior owner seemed desparate to sell as it was L$70,000 on the nose while all around this parcel I see parcels as small as 2,048 going for the same amount since it is inlet/ocean-front property and the region appears to be pretty well-developed. Now I'm feeling my own hint of desparation trying to determine what to do with it. I built some nifty walls and imported some of my own textures, but I'm still kinda sitting back now and shaking my head wondering what to do. I see so many shops and stores and to be honest, the only thing that intesests me would be selling real-life merchandise. I've written and self-published a few books and have been wondering if that's feasible to offer here. Maybe set up a clickable poster that when clicked and paid the recipient receives a notecard with a URL where they can download the book in eBook format (PDF). Has anyone seen this setup in use in SL? I'm just in a predicament. I have wonderful scenery, great neighbors, a HUGE parcel and a $40/Mo tier and really little to no idea what to do next. I'm not interested in renting out parts of it since I see lots and lots and LOTS of empty rental booths everywhere so I know that's a dud. I'm not wanting to offer porn, though I am in a mature-rated sim. Anyway, I figured out how to make a slurl earlier so feel free to drop by and check it out and tell me what you would do if you had this much land. Oh, and I AM open to commercial avenues, I just am not crazy about displaying hundreds of tiles for clothing and the like. keep enough to build a nice home/workshop or whatever, and sell the rest. Seems to me you jumped in a little to deep right off the bat.

Just to be sure... is it estate land? If it is, you may not have much choice as to what you can do with it.

Oh and the prior owner had the entire land taken up with a massive and dreadfully ugly black, gray and silver floating maze of rooms that were supposed to be some kind of mall. I quickly noticed that there were at least 50 booths and every last one of them were empty so the first thing I did when buying the land was wipe off every last prim and start fresh.

seriously, anything you can think of...
can't think of anything? offer it up to a builder friend that would love to try out an intresting concept, you get a free build, they get free space to do it in....
taking it a step farther you could even open it up to public proposals, then pick one you like, same results as above =)

Welcome Lenny. Wow that is jumping in at the deep end. Just have a look arounf and see what other are doing. It might give a few ideas of what to do, or NOT to do. Are you planning to build, as that parcel gives you loads of lovely piims. I'm jealous

Well, I been checking out buildings for sale but the search feature is a bit irritating. I've tried to search fo club setups for sale but all I'm getting are actual clubs on land for sale and clubs to hang out at. A friend in SL suggested I break it down into 17 parcels of 512 Sq. M. each and really p*ss off the neighbors by selling them all at dirt-cheap and making sure a different person buys each parcel. Now why would I do anything like that?  Of course, I could break it down into a bajillion 16 Sq. M. parcels and ad farm the whole 8,704 Sq. M. out... LOL... I'd not wish that on my worst enemy...

Mines a playground

I started with 512 and now have half a sim (Jirasan). I use mine as a big playground. Over the last year I've built a beach, a club, a Matterhorn with a working bobsled, a 3d maze. A Borg ship crash site, an adult club (shhhhhh), a shooting gallery, and a lot more. Every few weeks I take some of it down and start working on something else. If I can't get inspired, I'll tour a few sims, see something interesting and try to make something like it. In the process I've become pretty good at building, scripting, and textures.
I tried a business at first like I think so many do. Made a few linden but it felt like.... well... a business and didn't pay all that much. Now I'm in it for fun and having a great deal of it. Don't do the club thing. Way too much work and it really doesn't pay. You have a blank canvas and it is time to create. Close your eyes, see it, build it. Then enjoy it. Please yourself first. If you build something really cool, tell others about it and let them enjoy it. First and foremost.... Have fun!

Make it a beautiful park - but buy in as little as possible, and instead learn how to build, make textures & sculpties, and how to script.
There is always a market for original items of natural beauty, so perhaps in that way you could also recoup some of your initial outlay.

OH MY GOSH, WOWEE...
I just saw the most kick-butt parcel ever... It was all in some asian language but there was this little car you get in and when you click "Ride!" it traces a track that goes, and goes, and goes, and GOES!!! It's on 4,096 Sq. M. but it loops and swirls up into the clouds, above the clouds and keeps right on going up. There is a platform way way up that the car stops at for you to get out if you like. And you can ride it all the way back down.
Now THAT has inspired me! I also saw a roller coaster elsewhere a while back before I joined that a friend was showing me and it was F A S T too! Since it was rather tightly networked there was little lag from downloading outer prims.
I'm so into that idea, and with a nice large expanse of space, then the idea of having some kind of motion vehicle that could run people around like a big roller coaster would be cool. Maybe even charge like $L10 per ride or something IF the ride was worth it.

Spend some time exploring outstanding builds. There is a free box of landmarks at my store to the best ones that I have found in almost 3 years in SL. I'm sure you will come away from this exploration trip wowwed and inspired.

Maybe you can turn it into a place that new residents to SL can go to and learn basic SL skills with worrying about the massive lag from the welcome area or the griefers. You can provide nice freebies, information on how to earn money in SL, etc. I use to work for someone who did that, so if you need any ideas feel free to drop me a message in-world.

If it were me...  I'd subdivide a couple of lots off the other side from where you intend to live, and rent those out (for monthly tier, and perhaps a small payment). Best case, it would help with your tier, and help someone out who maybe can't afford to pay the big bucks, but could pay tier. Worst case, they don't pay, you return their stuff and set it up to rent again.
