Depends on what you're looking for. I rent whole sims only.
There are plenty of reliable and very good ones that rent smaller. |

I don't know about a listing, but I am incredibly happy with the estates and owners that I am living on and with. The community is fabulous and I trust them wholeheartedly. If your interested in either checking out the estates or talking with any of the owners to get a feel for them, IM me in world and I'll tp you. I swear by them!

If you're truly renting (preferably just week to week), and not outlaying a large amount of cash up front for property, then you don't have a lot to worry about.
I have a canned response for this now, since this topic comes up just about every day. It also explains why I won't name any names. "Estate land that you purchase can be reclaimed at any time by the estate owner, or could disappear if the Estate owner does not pay their tier. Linden Lab does not intervene in such events. Research any prospective landlord carefully, and perhaps ask current tenants their opinion. Asking for names in the forums generally invites an advertising frenzy, and will not give you an exhaustive list of all responsible estate owners. If you are not sure that you can trust your estate owner, then do not outlay any sum of money that you cannot afford to lose." |

I think a list of bad estate owners would be more useful. 95% are good. Keeping track of the bad 5% would be much simpler.

The larger ones like Dreamland will be less likely to go belly up with the big FU like what happened to the people in the "land grab" thread. Still, there is always a risk.
Then there are the micronations like Caldonea and Fatimas. Personally I would not buy land on someone else's estate. you are just paying them for the previlagde to rent their land. There are too many places that do not require an initial, non-recoverable investment for their land. |

I rent there and have not had any problems, the people who hang out and live there are a great bunch! And there ar several houses and apartments still available! but alas...no list. _____________________

This type of thread is always a bad idea. All your asking for is shamelss plugs from estate owners.
The best thing you can do is ask around from people you know. Go to the Forum Cartel Hangout and ask there. Someone mentioned Ray, but he no longer posts a list in the forums anymore because he felt it wasn't inclusive enough of all the good ones out there in this public of a venue. _____________________

The problem with such lists, should they exist, is you then have to shift the scrutiny to the reputation and judgement of the list maker, and so you are back to square one!
I'd advise doing a little research, and asking a few questions. How long has the landlord/lady been in SL? Of course there are plenty of decent honourable 'young' landlords/ladies, and everyone has to start somewhere - similarly, there are bound to be some older residents that aren't great landlords/ladies, but you can't help but feel you are taking less of a risk the more well established the landlord/lady is. How long have they then been a landlord/lady? You can check the date current residents have 'purchased' or rented land within an estate sim from the 'about land' menu, 'general' tab. Of course that is only really valid if the land is in the name of the tenant, or of their group. Search the forums for the landlord/lady and/or their business name. Have a wonder around the sims, and if you see current residents, perhaps go and have a chat with them to get their opinions - how long they have been there, have they been happy, etc. Would they advise others to rent there? And of course ask them directly; any decent landlord/lady will be more than happy to help you with your questions. I'm sure there are also decent residents who have very little time to answer your questions, but you then of course need to realise support may be lacking once a resident. There's no 100% way of knowing if you are choosing a 'decent' landlord/lady, but you can increase your chances of finding something decent if you do a little research and ask some questions. Also, what constitutes a 'decent' landlord/lady may also vary from one person or another, so you just need to find what's best for you. The more sources you seek for your info, the more confident you can be with any conclusions you come to. |

So maybe I didn't use the proper terminology, and I'm not trying to cause a stir.
Using Search for land buying is not very helpful, though putting "Estates" into Places did bring up a lot of nice places to explore. And yes, there has been much discussion lately about lousey Estate Owners, but of course the names get immediately starred out, so I can't even research them. I sold off the rest of my mainland today real cheap and am now homeless. I'm also in the process of downgrading to free member. I've been in SL for less than a year now, but have determined a bit more what I want and don't want. I'd like to build a little house, but I don't like mainland garbage. And my explorations are bringing me to some very lovely sims, the lovelier they are the more they cost too, so I have to decide what I want to do. Is there possibly just a blog that deals with land ownership and estates just as there are fashion blogs for SL? |

Do you know that you can't buy land on a private sim when you are in the downgrade proces ? And this proces can take up to a month. So if you have plans to buy something in a private sim do it before or a month after your downgrade. _____________________

I'm paid through Feb 25, though in the downgrade process as of today. So that means I can not buy on an Estate? I can do straight rent though perhaps? Or is it still the same? Confusing this is. But the BUY LAND button is not working if you want to become the owner of the land. Even when the price is set at 0l$. This is a long going bug. The only thing to fix this is to upgrade your account again and buy land and do the upgrade after it. _____________________

I would always suggest talking to other residents in a given estate prior to making a decision. Speak with as many as you can / as many as you want to. As others have suggested, check up on the estate owner, i.e. how long they've been around, how long they've been in the estate business. Read the covenant through (read it twice even) and make sure it is something you understand and agree with. Even, talk with the estate owner and see if you think you'll get along with them.
