'Best' Land Baron?? Need quick land sale ;-(

Hello and a Happy New Year to all!

I wondered if anyone could give me some advice with regards to selling mainland rather quickly? Sadly I've fallen in love with another parcel of land (wish I hadn't looked!) and currently have 3 parcels in the $40 tier so would need to sell one before I can get my 'dream' plot!

I'm trying to ignore the price I originally paid for my land (which may have been a bit high), but obviously would like the best price possible.

Can anyone recommend a Land Reseller that offers a reasonable price please?

And no, I'm not the most patient person in the world.... and yes, this does cost me dearly!!!

Check Sarah Nerd's profile and see what she's offering for land unseen. Alternatively drop her a notecard and ask for a quote.

Don't take any price less than 8.0/sqm. It'll sell for that in under 30 minutes.

If it's waterfront it's worth 10/sqm minimum.

You can screw around with land barons if you want but you'll probably get more money by listing it for the right price. Only tricky part is finding out what the right price is.

One of the plots (2048) is water view and sandy and is currently in an 'unspoilt' location so I think I'd try for $8.50 per sqm the other two are waterfront PG mainland and again (luckily!) have very sympathetic neighbors who all like to keep it pretty so I'd struggle to let those go...(typical female.... can't afford to keep it, but fighting her own battle to release it!), but I will try for $10-ish per sqm with those two - if you think this is all OK please?

My next question and thanks in advance is..... where is the best place to advertise it? Do I just hope someone comes along and notices it or can I plug it somewhere? I'm torn between being a bit too eager to sell it, but also knowing that it is of some value!

Or you could ask Elanthius for a quote too I guess :p

As for advertising, take a nice picture and put that in the about land, options section. This will then automatically show up in the land sales search when you set the land for sale. Also put in the parcel name and description details about the land.

You can then also post in the land sales section of the forum.

Well, there's a HUGE difference between 8.5/sqm and 8/sqm. For example, if you put the land up for sale it will go in minutes for 8/sqm. If you set it for 8.5/sqm it will be on the 4th page of search and (I'd guess) would take several days to sell because people won't see it. So it all depends on how much of a rush you are in. Maybe you can get Sarah or someone else (not me though) to pay 8.5 if you approach them. Otherwise it will be a matter of waiting it out. From your description it's probably worth that much it's just a matter of whether you have the time or not. Also, "water view" is pretty much meaningless for price, most of the grid is in view of water.

The prices I suggested would let the parcels sell quickly with no advertising at all. Beyond that you might want to post in the land sales forums like Ciaran suggests but you should definitely be prepared to wait a few days for it to take effect. As a land /buyer/ I find the most useful tool is the land sales search and so I think most people look there anyway. Classifieds and forums posts will have a very minimal effect.

I took a look: most of the land is actually waterfront -- it's not fronting protected water, but it and neighboring parcels are terraformed to below water level and should surely be described as waterfront--definitely worth more than "water view". I also suggested that a quick IM to the neighbors might be worthwhile, in case any are looking to expand or need prims.

Oh, and Nina--good thinking about donated tier! I dunno why I didn't think of that. :o

Thanks soooo much to all of you - am feeling happier now!

I take the point about the difference between L$8 and L$8.50, the difference in price would be considerable - ty for pointing out what I should have realised in the first place (if I only had a brain!).

I am going to knock down my water front PG lands to a straight L$10 per sqm as I think they really are in a good place and I don't mind too much if they don't sell! The other plot in Emilia will have to come down in price too, but I'll just chew my nails off whilst I think about how much!

Loved the advice about taking a piccy - again, no brain = no good ideas!

And Nina - I'll be in touch with you soon in world, I don't understand how donated tiers work, but I'm very, very grateful for your offer and it would be nice to say 'hi' again! ;-)

Thanks again to you all - I really was struggling with what to do for the best!!

The 2 PG waterfronts are in Hermione and the Mature plot is in Emilia - all are next to each other.

Now I'm waiting for a serious telling off!!! ;-)

I haven't adjusted the prices yet - I'm quickly doing RL chores.... sigh!

I'd like to second this suggestion - I wish that people would IM the neighbors first, as there have been times in the recent and more distant past (under my old AV) that a neighbor sold the land to a land baron or a bot for a pittance when I would have gladly paid them a much better price to expand on the property if I knew they wanted to sell. In some cases I've bought from the land baron they sold it to, and they made a good profit. Neighbors also sometimes have friends who want to move into the sim, if it's a nice one, who are willing to pay good money.

Now, obviously we are all being helpful and it's fun to talk about stuff on a forum, but what we are looking at here financially is like going to McDonalds on a whim and ordering off the cheap menu.

Well, I suppose it's healthier to eat nothing and spend on land :)

I do similar "financially inefficient" things - I helped a relatively new user last night for about 45 minutes explaining prims and so forth, with regard to a land deal. Was it 'worth it' in terms of time? Probably not, but, I was happy to do it and the person was happy to understand how things worked. Everyone went home happy.

So if everything is in perspective, there is no wrong answer here - a quick sell at $L 8/m vs $L 8.5 isn't much in the grand scheme of things.

If it's fun for Twirly to make a good deal, I'd say: set it at $L 9.0/m and post on the various forums - likely someone will bite and everyone will go home exceedingly happy.

I third it. I wish it was the first thing people thought about when they want to sell their land. Not letting neighbors buy first is how good sims go bad!

One plot now gone.... two to go.... not nice to watch tho! ;-)

I'm dreading my dream parcel going just as I've sold my plots so I'll end up with nothing (great start to 2008! lol).

As i think is the general consensus in responses here, you do not need to sell land to a "Land Baron" - just set it for sale yourself. Set it cheaply if your tier date is soon, if you can wait a cuople of weeks then up the price a little.

Good time for a reposting of the three nevers:

Never set your land to "anyone" unless your really want anyone to be able to buy it. Even if the person you intend to sell it to is standing right next to you and there is no one else on the sim. Landbots are faster than humans.

Never abandon land.

Never set your land for less than .1 per meter below the lowest listing on the For Sale Mainland page. (For example, if the first listing is selling for L$8.1, set yours for L$8.0 a meter. It will sell in minutes).

This is very true.... Nina is a great 'spending' companion!!! ;-)

And Nina also was true to her word.... I now have enough tier to be able to buy my dream plot (I'm about 1500 short on cash, but that's another story!!) and is a complete STAR!

Looks like nice waterfront land in Hermione. The only thing is its a 2032sq.m. parcel and odd sized lots typically sell slower and for less. If you can get that Universal Network 16sq.m. parcel sold to you to complete a standard 2048sq.m., it would help the sale.
