From: Raymond Figtree Congrats on being full. There are many estate owners who deserve to be on some sort of list. My list is of people I've had many dealings with personally. I only recommend folks I would stake my whole reputation on, and for me to do that, I have to know you. Feel free to start your own list. I am just one guy. My opinion is just that--one avatar's opinion.  Even the 'reputable' people can only be so stable- we are financially stable insofar as there are residents in our sims. My tier payments are now 5390 USD/mo. If 2/3 of the residents took off for say, an SL competitor, there would be nothing I could do no matter how nice or reputable I was. Ironically though, the mainland faces the exact same risk. Looking at the 'for sale' percentage on the mainland, I seriously wonder if the mainland wouldn't financially collapse long before I did, in an economic upheaval. And yeah, Caledon is cash-positive enough now that I would very much notice it if I walked away. It's not in the burger-flipping income range any more. * * * * * At the risk of saying something scary, I'd almost daresay some sort of "okay" might be in order before anyone was allowed to rent land. That sounds horrible, but let's say you simply had to be paid up 3 months ahead and 'locked in' to your region, or no land could be deeded in your sim. It would be horrible. But the experiences described above may well justify it. I do something similar myself - I allow sublease to *some* people in my regions, on strict conditon they are paid waaaaaay ahead and have a lot of land, plus, they can't transfer it away without me. That's how I've prevented shoddy rental tactics within my own area. Little Johnny who just got his shiny new sim, but gets interested in a different game every 30-60 days is going to be a horrific land baron every single time.

Or a smiley face sticker?  -Atashi  The only reason I have a list at all is to try to steer newbies in the right direction and to give those who are put off by bad estate owner stories a few reasons to reconsider estates as the low-risk option it is for most renters.
