OMG! It's because the land is group-build only, and the object doesn't belong to the group. Who knew that owner being nearby (even if not wearing group tag) would matter?
Good news is we don't need a fix. Just set the object to land's group, and it works. ALSO: after setting up a club or whatever, always test everything using an alt! (sheesh)
