Hmmm...I see..So first land would be great to rent to people then because there is no tier or charge for prims so you could rent at a fair price even though the property is limited to 512M

Not really, because:

a) in order to offer extra prims, you have to have more land than you're actually renting out, and 512sqm doesn't offer you much scope for that; and

b) most renters don't offer 512sqm plots precisely because it's cheaper to take out Premium and buy first land, because although you have to pay US$ for the Premium membership you get a lot of that value back in L$ as well.

The way rental works is basically:

Suppose I am the landlord. I buy an island or region for US$1350. I want to make my investment back in a year, $1350 / 12 = $112.50 I need to make each month.

I also have to pay tier $195 so I need to make $195 + $112.50 = US$307.50 a month.

An island has 63356 sqm, I decide to use say 1/10 of it for "infrastructure" (roads, etc), so I have 9/10 of it to sell or 58982 sqm. 58982 sqm / 1024 = 57-ish so I can rent out 57 1024sqm plots. US$307.50 / 57 = US$5.40 so I need to change US$5.40 per plot per month to break even.

However to own 1024sqm from LL would cost someone US$10/month or more (US$5 or so discounted premium + US$5 extra tier fee). So I can change for example US$8/month to rent, I will make a profit of US$2.60 per area or US$148 per month (although, probably not every area will be rented every month and I risk losing money when that happens, so some of that profit will be needed to cover me) and the renter will get their land cheaper than they otherwise would.

Also since I will not be using all the prims on the "infrastructure" area I can also give some of those spare prims to my renters, say 1/20 prims more than they would otherwise get. Alternatively I can be clever and say that if I don't bother having any infrastructure and just space everything out with void water, then everyone gets waterfront property and the infrastructure doesn't use any prims at all so I can offer 1/10 more prims. So when you come to rent, you pay US$2 less for a 1024sqm with extra prims, and I get a profit too. :)

I'm planning to make a "park" for artificial creatures, a tiny ecosystem. The creatures don't have to have any physical detail; they can be red dots and blue dots for all I care, as long as several dozen of each can swarm freely around the park. (What's the minimum size for objects?)

My question is: what's a practical minimum plot size for something like this?

I am not sure about the exact values, but if you wan tot have dozen of things, you probably will ahve at least one prim per being, and as it has been discussed so far, small plots can't handle a dozen of prims...

Also, don;t forget that if you upgrade to prem. you will qualify for first land - a 512 plot for 512 L$
