Affordable land?

Hi,

I'm quite a new resident and I've been looking for a small plot of land as my first property. I just want a little place to call my own where I can practice a bit of simple building and stream a bit of music and so on.

When reading around I've heard something about 'first land', a 512 plot which costs L$512, but I can't find anything in world, all the plots I've found (when I can even find a 512 plot) are far more expensive (L$7000+ so far...).

Is there any way for a newbie like me to acquire a bit of land at a reasonable price?

Unfortunately the first land program was cancelled earlier this year. It has been taking a long time to get the documentation and notecards updated to reflect this.

I understand land prices are coming down and now might be a good time, so keep searching.

Wouldn't it be a good idea to make land available at a reasonable price to residents newer than, say, 30 days? That way us newbies could get a look in without the new land being snapped up and hiked by property barons.

I will keep looking...

i'm afraid it's not that simple Csteph. :( one reason the first land scheme ended is because established players were creating new accounts so they could buy cheap first land plots and profit by selling them.

dont some of the land barons offer a firstland style scheme? im pretty sure ive seen them around, possibly at acs.
my real advice is to put off buying though. i rent all my land and it costs me less $ (no tier, no big cash outlay, etc) besides, even land you 'own' is actually only leased. i see no benefit to buying.

If you search Mainland for sale by $L per meter, you can get a nice 512 right now for under L$5000. Not bad considering three weeks ago the lowest was L$6500.

I haven't done it myself, but would renting be an option? That would allow you to have a little place to call "home" while you try to decide where you might like to locate permanently.

Also, I don't know how much you have been reading, but before you buy be sure to understand the difference between buying mainland and buying on a private island. There are differing opnions and pros and cons to each of these routes discussed here on the forums.

Buying Vs Renting

My rental prices are set to be just barely under LL tier on all my mainland sims and parcels. So if your NOT paying $10 a month membership fees it costs less to rent from me because, well your not paying $10 a month membership fees.

If you are paying $10 a month membership fees renting from me costs just a few cents less than Linden tier fees. So it's still less (just barely) and if you decide you hate your neighboors you can pack up and move at the end of the week. You don't have to come up with 20 grand up front to buy a 2048 lot. Your not stuck into the land, you don't have to worry about reselling to clear your tier before you can buy more and move.

If you are looking to buy then renting doesn't count on your tier. You can stay on the rental and you can buy that dream parcel the second it comes open and just move in. No doubling tier fees.

I have strictly zoned regions and themed sims. I you want to live in the shadow of a castle I can do that. Heck I can even rent you the castle! Inside a walled midieval city? I can do that. Wild west sim? Well that one's not done yet but if you can build a wild west building come on down! Mountain country, oceanview? you have a much wider choice in rental properties available than digging though pages of land sales. Don't want to worry about spinning X-rated signs or red ban lines? I have entire regions where you can be assured no one is going to build a casino next door or erect huge spinning ad signs.

Now this is not meant as a toot-your-own horn advertisement here. There are several realtors and landowners out there doing the same thing as me. Some charge more, some charge less. Check the zoning, see if anyone is on-line to help you out. You can get anything you want out of a rental if you find the right realtor. And usually for less than LL tier.

Some pros and Cons (Going by my current rules for tenants)
Pro- Full media control, Tv's radios, etc. Enter any URL and your set.
Con- I have to deed any media items, takes 10 secs so Im not sure if that's really a Con.
Pro- You get Eject and Freeze powers on all my land for personal protection.
Con- You don't get ban powers. But if someone is griefing you or shows up naked in your living room against your wishes I will glady come add them to the banned list.
Pro- No red tape ban lines. I don't allow them. Period. If you want to ban everyone get a security orb and I'll deed it. Then you can ban the whole world if you want.
I couldn't think of a Con to go here. Those red tape ban lines bite.
Pro- Sidewalks and pathways. Space between homes. I don't cram people on top of each other. Most themed rental developments offer parks and central areas instead of everyone's walls touching.
Con- hmmmm you can't peep in your neighboors bedroom as easy?
Pro- Forced zoning. Similar build styles, residential only neighborhoods separated from commercial zones. This helps draw traffic to your store and away from your house.
Con- You can't peep on the dancing girls next door in the club. Because there isn't one!
Pro- Decide your not happy with your new neighboors? Pick up and move!
Con- No terra-forming rights.
Pro- Linden tree landscaping rights.

IMO renting is cheaper and you don't have the initial huge investment to buy. Buying an 8192 m2 ain't cheap! But I can put you in one for a 3k Lindens per week investment. Better by far as long as you don't need to terraform or put up red tape ban lines.

And I want to say again, there are plenty of realtors and rental agents out there. I'm talking about the rules as a general. I use mine as example because everyone is differant. Some places don't have zoning and allow ban lines. Always check with the owner/ property manager BEFORE renting. Make sure your getting what you want. if they don't have it keep looking.
