At this moment, you can get a flat green mature 512sqm. mainland plot for just over L$5000. Any resident with a premium account who wants to own their "first land" need plunk down only US$18 to live the dream of SL land ownership. Tonight when all these sim auctions end you will be able to get new continent plots for even less. http://secondlife.com/auctions/So...are you buying? Upgrading to premium any time soon? Just wondering if this stategy to flood the market with sims is having any impact other than causing Mainland prices to drop.

Hmm,I am looking to expand my 512m Homestead. (I need more prims). The ownsers of the land around me want waaayy too much for a 512 (14K). I lie where I am but I definitely need more space. Worth looking into.

I won't pay even L$1 for 512 M2 until Linden Lab starts actually enforcing their own TOS and Comunity Standards on the mainland and starts actively enforcing actions against griefers and land extortionists there. (IE: The 16 M2 plots with rotating ad signs at extortion prices).
As it stands, the mainland is pure anarchy. Property there has no value to me when a perfect piece of land can get trashed in an instant by a casino full of camping zombies appearing out of nowhere, and the Lindens standing idly by and doing nothing about the destroyed land values in the sim.
I own 4096 M2 on a private island. I'm seriously considering increasing that by another 2048 M2 or 4096 M2. But I wouldn't upgrade to Premium and pay the tier to own mainland property, even if you offered to give the parcel to me for free.

The thing about mainland land is it only apeals to people who want to do what a private land owner wouldn't allow them to do. Back in the days before private island leasing the mainland wasn't a bad place at all to live, unless you were very unlucky. Now, the vast majority of responsible home owners have moved to private islands leaving the wild west mainland to cargo-cult casinos and ad farm crooks.
I have my shop on mainland because I need to be able promote my business without restrictions, but my home's on a nice private plot surrounded by nice people with no red ban lines or spinning 'FOR SALE' prims.

I've been planning on getting a bigger plot than I have because I'm out of prims and I love to build. Now that prices seem to be headed lower, I'm waiting so that I can get a bigger plot than originally planned.
I like the wild craziness of the mainland, it generally makes me laugh, but I will also enjoy having a bit of a buffer zone on the edges of my own land. I'm planning to put some plants around my edges when I finally buy. I've been waiting for some time hoping for lower prices, whew. It's looking more and more attractive now- I'm feeling excited about it.

Vale Thankfully not all mainland is like that, I have my home and shop on the central southern mainland in a beautiful beach spot with lots of real water. Maybe I just got very lucky, but there are still gem places out there that don't have mega casino's/clubs pop up. I find private island covenants too restricting, even for residential use only. :/

You can still get 512 for $512 if your bot is fast enough! No human is fast enough though - I just tried for one and lost.  Seriously, I know people love to mainland bash, but it's rather pleasant to live on mainland if you don't insist upon having a house at ground level. The new sims tend to be free-for-alls, but the older more established ones tend to be a bit more inviting.

I owned 18k sq meters for quite a while on the mainland. Hilltop overlooking a bay, a little walking path down to the shore. Quaint little bayside homes here and there. Sold it cheap when we got an island. What was cheap? 8 or 9k per meter I think it was. The guy who bought it built a 100 foot tall white refridgerator (like some mutant thing you would find in a giants kitchen) with a gun shop in it or something, placed it right on the shoreline which destroyed the view of neighbors behind it. He put up barbed wire fencing down by the shore and built sewage pipes draining into the bay. So much for quaint little community. You're at the mercy of the next dork that moves into town. Your view of sunsets could be obliterated at any moment. I guess it could have been worse if he built a casino full of camping chairs in that thing. Then his neighbors wouldnt have been able to log in to 'not' see the view. But this is what you deal with on the mainland. I used to enjoy launching an airship from my backyard and touring the mainland from one end to the other, cross the waterways to the upper continent and come back. Not any more. PARCEL FULL messages as your blasted out of the sky are taking all the thrill out of air travel. So what would I pay for a mainland plot nowadays? How about NOTHING! Find a decent renter who wont allow camping or giant household appliances, the mainland is totally overrated.

There is no more First Land. LLs no longer offers 512m pieces of land for 512L. Is the tier still free for a 512M though? I could have sworn they said so on the blog with the announcement that First Land was being done away with.

I think you you are right that the first 512m tier is still free, but maybe you need to read the Knowledgebase land section for an answer on that...

For me, the amount of land I own has much more to do with tier than the up-front price; therefore it's more a factor of how I'm doing in SL economically than land prices. And when I do set out to buy a chunk of land, I decide based on location rather than price.
I've been lucky I guess getting good neighbors on mainland. At any rate, I've never felt the urge to rent land from a private sim owner.

I have only ever had one problem with mainland land, and that was my fault. I bought 2 adjacent 32m plots I thought were 450L$ each - EXCEPT I didn't notice until it was too late that one of the plots was 3500L$. Apart from that I've generally made money on land. I have my main plot of 1008sq m and I buy and sell mostly 32 sq m plots, adding my sale goods in boxes on the plots, which can be bought separately or come free as a job lot if someone buys the plot. That's my route to guilt-free profits from land!!!!
My views on land? I'm looking to sell my small plots. Right now, buy land if it's the use of the land you want - if you want it to sell on at a profit, keep ya cash in ya pocket! - my hunch is that prices will drop further.

So far, from what I'm reading, price is not a big factor to the end user. I guess only land barons are watching prices like a hawk.
There are nice Mainland areas like my home sim of Carlisle still out there. You just have to find them. But even the nice ones can become laggy and filled with eyesores overnight. Until there are mainland zoning restrictions, it's a fact of life.
BTW, I know first land is long gone. That's why I put the phrase in quotes.

If you're willing to suffer the Mainland's problems, yes, you still get the first 512 M2 of tier free if you are Premium. But if you compare mainland tier to most private sims, if you own anything more than 4000 M2 or so of lane on a private sim, you STILL pay less than on the mainland, even thout you are paying maintenance on 4000, while the mainland guy is paying on 3500, with the other 512 free. (Rough numbers)
Over 4000 M2, it's often cheaper to get private sim land than it is to pay Mainland prices.

Seems to me it's cheaper to rent small parcels but once you are using a lot of land the difference in cost is smaller. The fact that PI tier is $300 compared to $200 for mainland means it /must/ be cheaper to own your own mainland sim. I dunno though, I don't know much about the PI market, but that's the way it seems to me.

I am renting just under 8 K sq m on a pi which costs me $L 4000/week, or just over $L 16K /month, or approx $us 60/month, but I am not paying premium ($us 6 to $us 9.95 depending on how it is paid). If I was on the mainland I would be paying $us40 a month for a similar parcel (up to 8 K sq m) plus the membership.
So for the cost of the difference, a tad over $us 15/month (allowing for no stipend), I live in a well managed sim where I can build and display my houses, allow for a terraforming sandbox, and suffer very little lag. My landlord assumes all risk for the pi, but we support him so he should be around for a while yet.
I still visit my old plot in euttum every once in a while to confirm and remind me how bad mainland living really was.
The worst that can happen is that I get kicked out and lose a week's rent.
