Look for Mainland land that is "Protected", which means it borders Linden owned land or water and also means one less neighbor on at least one side of your parcel.
Avoid land that has a lot of avatars on it, that usually means there is a club or something and could be trouble.
Test the land - go there, walk around, make sure there is not big lag.
Take your time and look around.
I was lucky my first time to by land (2000sqm) and since then have bought neighboring parcels and now own about 2/3 of the sim, protected by ocean and linden land.

I bought a sim and cut it up such that these kinds of eyesores wouldn't happen, or that they could be dealt with easily. For the most part, it's worked out great. But there are a couple of eyesores. You just can't escape them. I block them out  But it's a shame when perfectly good lots get bought up by creeps with no respect for the beauty of the land. Look at Vyacheslav.

Look for land neighboured by a) Linden roads, b) water, or c) established builds (look at the age of the landowner for a good guide, usually).
Avoid land neighboured by a) small plots for sale; b) recently established builds, especially social ones; and c) "null water" (water you can't fly over - it means there's no sim there. Seems fine, but there may be a sim there someday).
A little tolerance is needed, though. New folks have to learn to build somewhere. That's why I get kinda annoyed with the islands that have things like "builds here must be of high artistic quality" in their terms - what it means is that the people have to learn somewhere else.

That's why I get kinda annoyed with the islands that have things like "builds here must be of high artistic quality" in their terms - what it means is that the people have to learn somewhere else. yup it`s nuts, besides, what is "artistic" for 1 person might look like a homeless shelter for some 1 else just have no large builds or walls on the border and pointing to the mainland what is a junkyard heh and yea, newbies have to start some where but as u look across the mainland it gets pritty obvious, i`d love to have a newbie next to me to watch and see the progress and give some tips here and there or an example when needed to kill the boredom and know of doing something good as i suck with the rest

I've owned many mainland plots but one thing I always looked for, when buying land, was the amount of trees in the sim. If there weren't any I never wasted my time. Once you buy some land I suggest you plant as many trees as you can to beautify your land and, hopefully, to encourage your neighbors to do the same. I got lucky with my current mainland land. There must be at least 1 zillion trees and since I moved in there are 1 zillion and 100.

The best thing i can add is, take your time and expect to make mistakes.
Just because the land looks good, doesn't mean that it is good. It took me 3 months of buying & selling land in different sims, before i found my current, perfect spot - I don't have land, i have mainland water and i've happily lived there for the past 6 months.
Although it's initially inconvenient for building and a bit pricier, consider buying water bordering protected ocean. Water is not as popular as most people think. Anything you can build on land, can be built on, over & under the water. If you like it and can afford it, buy neighbouring blocks at a later time.
Although i own a sizeable chunk of it, pop down to Wajo Hill and have a look around the sim. It's a pretty good cross-section of what can be done on water. Don't look at the land prices there, though - they're hideously overpriced.

There is always the option of applying the "invisiprim" texture to some 20x20 mega prims and build a wall all the way around and above the property.
The result is bizzar where you will just see a blank skyline with an object flashing into view now and then.
I am hopeing that underground building will allow a lot of the skyboxes to go underground and for us to be able to fly around again.

I think this probably refers to "tunneling": the desired ability to have space under the ground surface, whereas currently one can only lower the ground surface and build on top of it, perhaps matching to some degree the surrounding terrain. In lieu of tunneling, there is some hope that future sculpties (especially SCULPT_TYPE_PLANE and refined bounding-boxes) may help in making more interesting "fake terrain" above terrain-edited depressions. This is why it's important that residents keep skyboxes above the (pre-WindLight) cloud layer, leaving flight unimpeded below the clouds (and above 768m).

A HUGE thank you to all who responded, I've had loads of good advice from this posting, lots of land to look at (and I will), some of you have contacted me personally - thank you.
So in true Jerry Springer style..here's the epiloghue
I guess in the free world that is Linden we have to accept that everyone has the freedom to do as they please (sounds just like Jerry doesn't it), even if the neighbors (that's me and possibly you) don't like how it looks. I accept that the eyesore on my horizon may be a vision of beauty to someone else. Then again if I'm shelling out a small fortune for some virtual land, it would also be nice to have some virtual peace of mind that the virtual horizon isn't going to vanish behind some virtual beach textured brick wall.
I guess we all just have to keep on looking.
Anyone who's currently looking for land and is also looking for neighbors who wont create an eyesore, feel free to contact me.

You buy a plot..a neighbour erects some monstrosity..as a consequence the value of your property drops through the floor ..can you do something about it..?
Your neighbour erects some hideous monstrosity..you sell your land for a fraction of it's value..your neighbour buys it..suspicious..?

i bought a 512 in november (first land when there still was such a thing) and have slowly but surely added to it since. as i've bought more land, others have done the same - mostly for primmage. those not wanting to do that seem to have gotten bored and sold to the rest of us. as a result, there are open spaces on the sim which adds to the un-cluttered feeling.
also during that time i have watched 2 casinos appear, struggle and disappear. there is a third one on the sim now whose death rattle i'm beginning to hear (camping pads have been reduced from 13 to 9 to 6 and in desperation they have installed a sploder!). it still amazes me that people think a casino is profitable. oh well.
originally i got upset when eyesores appeared but i now know they are most likely temporary - like the giant tree house that blocked EVERYONE's sunset view (we are only 1 sim away from the ocean). but that is gone too.
what i'm getting at, perre, is ...
i dont know how long it was since you re-visited your first almost-purchase but it might be interesting to go back.
it has probably changed drastically.
as i see it you have 2 choices..
buy on a new sim and be a pioneer. in this case, you'll have to be patient and wait for the sim to "settle out".
or ... look at established sims and buy there. most lots will be larger. and there will be many empty primmage lots. the land will be more expensive but your risk of eyesores, etc will be low.
of course, all this refers to mainland land. "buying" land (and i use the term "buying" tongue-in-cheek) land on private sims is totally another matter.
