I am looking for a REASONABLY priced 512 sq/m plot of land to BUY and I am dumbfounded to see that the CHEAPEST plot is almost 9,000L. That's almost $18L/sqm

This is a Joke right? Land prices havn't really gone up that much in the 2 years since I bought my current land.

Please tell me that there are people out there who aren't greedy and sell 512 sq/m plots for less... Seriously, I can't imagine paying more than $5000L for that little bit of land.

Then again if $18L/sqm is the going rate for land then I should make a pretty penny off my 8000 sqm of land when I sell it so that I can tier down.

IMO there is currently a land bubble fueled by the island prices and rumours of mainland tier prices going up as well as an influx of new people wishing to become land dealers. It has been going on for about a month or 2 now, but people seem to be discussing on the forums just in the past couple of weeks.

Non-Ripoff plots are getting to be exteremely rare. I have not seen many 512 plots for less than you have seen. 1024's are going from between 18K and 60K depending on location...

Demand has gone through the roof and the prices have followed...

Sorry...its the way things are at the moment

Land Prices
12-18-2006 19:56
My guy bought some first land a few months ago. He mostly stays at my place but he wanted someplace else we could go. As a JOKE, he posted 20K selling price. He really had no thought of selling it. Surprise, surprise! Someone bought it 2 days ago. When he first logged in, he thought there was some sort of weird glitch that listed his amount of Lindens wrong. If people are willing to pay it, you can find a buyer at almost any price. I do wish LL could out more first land for the beginners, but I can understand the lure of getting land out for the higher end buyers too.

Well I guess I'll just be homeless until people find their lost minds...I mean why on earth would I pay $9,000L for a 512 plot of land surrounded by other land and a build that is partway onto the land for sale AND have to look at 3 HUGE for-sale signs on EVERY unsold plot around?

I paid only $13,000L, for my 8,000+ sqm of land that I own now and it is beautiful beachfront, 2 sides linden protected, 3 sides water, wonderful neighbors land...AND I found it no problem 2 years ago.

Maybe I'll just be a homeless nomad for good since people can't see beyond $$ enough to charge fair prices for their land...Inflation is one thing, this is outright robbery! Poor newbies who don't know any better just add to the problem.

Nevermind...problem solved, I'll just sell all except 512 or maybe 1024 of my current land, keep what I need, that way I keep the nice location, don't pay an arm and a leg, and get to keep my great neighbors.

Looks like I purchased land right before prices started climbing big time. My friends and I bought up a whole bunch a couple months ago.

Not that I really care, since I have no intention of selling any of it. *shrug*

Sadly it's no joke.

I was recently searching for a new locale and was lucky if I stumbled upon any flat mature NON waterfront land for L$10 sqm.

I was shocked!

It's getting out of control.

I have a joker in my area who is trying to sell a 512 for 32K Sheesh!

Maybe it'll sell *shrugs* but I seriously doubt it.

Damn maybe I should sell everything we have but a 1024 I could make a hell of a profit.

I'll give you $13k for your 8k+ plot less the 1024 you want to keep, you make a little profit and get the land you want, after all your not one of the current rip off merchants selling land for huge prices!

Oh and you wont end up with a bad neighbor, it would be all park!

And you could sell the rest for L$20 / sqm :D if you don't set a high price, someone else will likely resell it.

Have been doing a bit of research lately, seems the land sharks have all gone in and are trying to sell at these very high prices, perhaps to make some extra Christmas cash, who knows. I cant imagine that the increase in island prices would or could affect the prices of mainland by a ridiculous 500-700 percent. They are all snapping up land as fast as possible and marking it up.

I personally will not be buying any land at that rate and encourage anyone else to wait it out till they choke on their credit card bills for all the tier they are stuck with.

Well... I think I should not complain.

I own 4608 sq/m in a very nice sim and I have some great neighbors.

My problem is that I run to my prim limit (I have a heavy decorated house with garden). I really could use some more prims.
So I am looking for more land in the sim where I life. Well, call it Mission Impossible... and if something gets for sale and I am in time, I better open my purse very wide...

I bought first land plot and within minutes was offered next door for 3k. The next owner had it up for 6k an hour later. Then a nearby plot with the legendary 100 foot signs hung around for a couple of weeks at 7k.
Last weekend I bought a nearby (same sim) plot for just over 7k to up my prim count. I want to exchange it for another neighbouring undeveloped plot to make a bigger home.
1024 sm, $L5 tier, $L7750 .... $29US .. £15UK? ... hardly choking on my credit card bill.

Only thing I ever got by waiting .. is older.

It's the combined effect of fear over tier increases, an increase in demand due to massive growth in active premium accounts and a massive shortage of land supply, both first land and auctioned land.

The shortage is caused by two different things, i believe - a shortage of hardware that has seen new mainland sim creation halved over the past few months, and an increase in workload for Guy Linden.

Of course, once people see the prices going up you get speculation, which decreases supply further and drives prices higher.

That said, I can hold the land I have for several months and not make a single sale quite comfortably.

Musicteacher Rampal, if you haven't alreay sold your land, please let me know as I've been contemplating expanding for some time. I've long since used up my prim limits where I am and the only land left in my sim are 2 512's priced at 17000 & 32000 which is about 15 times what I'd be preprared to pay.

Times like this that land rental has a certain appeal, at least as a short term measure.

I was recently shown "Independent Island" which is almost about ready to open, I believe. Might be worth checking out.

Thanks guys, I appreciate the offers but i already told my current neighbor that when I was ready to sell I'd sell to him. I'm having such a hard time parting with it because I have a beautiful custom house on it, put a lot of work into the landsaping etc...*sigh* then again the $40 land tier charge just hit and really have better things that US$ could be going for.

Thanks again...i really hope the land situation gets a bit more reasonable soon...

Run-Away Inflation or Dream Land!!!!
12-19-2006 04:02
Ya know what's really something,,,,,! I've seen land go up for sale in my neighborhood, initially set at one extremely high price,,, and the next day, it increased again!! Talk about run-away inflation!!!! For the life of me, I really can't see how anyone would buy land at these prices, even if they had the funds to do so!

Assuming the plot is a decent location, don't be surprised if that sells. A 512 adjacent to my land sold for 40k.

Ummm this is very odd but it sounds as if you are my neighbor in Sprawler.

That joker I mentioned has 2 512 plots for those exact prices.

If that is the case please keep me in mind if you plan to sell and I will do the same :)

IM me in world and we can exchange cards :)

Does everyone realize how rediculous that sounds? 40K at 1US/300L is equivalent to $133 US...who would pay 133...that's more than a dollar per prim you get, and that is if you are getting $300L for each $US...I'm pretty sure it's less so it's probably more like $150US for a 512 plot??

Don't people have better things to spend their money on? think of how much food that would be for the hungry? I think in terms of how many diapers that would buy for my daughter.

I am only ok with paying what I did for my land because I saved up my stipend $L for it and never used a penny of "real" money for it. But a newbie would have to probably buy the $L's for it....that is a lot of money for such a small piece of land.

That is why I call it unreasonable, for a person to pay around $2US for a plot of first land and then turn around and sell it for $150 US...you make your own conclusions...

I guess I bought at the right time 2 months ago. I purchased 1488 sm for $16,000 including 2 houses. ($10.76/sm). I orginally purchased because the owner owned most of the sim and was trying to create a Medieval village. But, I don't think she could get buyers so she's sold off most, if not all her land. Bummer really, I was hoping for a cool little village to live in. There's still a few Medieval houses, but I'm sure a mall or something will be going up shortly. LOL

What's the purpose of lots smaller than 512? You can't really put a house or anything decent on it, and if you use it for advertising, you just piss of the people around you who probably won't shop where you advertise. I can see buying those smaller lots for the prim count though.

There are quite a few lots for sale in my sim currently, and the prices are pretty high. I wanted to buy some more land for the prims, but I guess not.

16/sm for $1,000 ($62.50/sm)
64/sm for $2,500 ($39.07/sm)
512/sm for $8,877 - $12,000 (several plots) ($17.34-$23.44/sm)
562/sm for $9,999 ($17.80/sm)
1024/sm for $50,000 ($48.83/sm)

What are you getting ornery at me for? I didn't say you should pay that price, just reporting a sale I saw. For the record, I certainly wouldn't pay that much (and I didn't; the landowner group I'm part of owns all the rest of the sim on that side of the road, and would have snapped up that plot in a heartbeat if it weren't so expensive.)

Sorry, once again the printed word cannot communicate tone when there are several that a statement can be made in.

It was not inteded towards YOU directly. "do you realize" was meant as "do you all realize" or better yet "does everyone realize" I will go back and change it to reflect that meaning. Not ornery towards you, ornery towards the current land prices :)
