The way I see it, until the seller accepts an offer, all offers go into a time and date stamped queue. That prevents an ad cutter or some other undesirable buyer from locking the parcel's sale. The seller can choose which offer to accept. The potential buyer has to tie up the funds until the offer is settled, and then all declined offers get their money back. There would also be an indication that someone else had already placed an offer, so those who don't want to potentially get told "you're too late" will have some warning.

Example:

I place a parcel for sale, seller approval required, at a reasonable price.

The next morning, I have 4 offers.

I check the profiles of the potential buyers.

The first is some Land Baron/ess that I don't wish to support. Next...

The next isn't known to me, but when I check their Classifieds and Picks, it's all ad cutter crap. Next...

Next in the list looks sweet. Check the profile, and they belong to 20 "Police" and "Army" groups, many of which are known to be griefer organizations. Next...

Next in the queue is apparently harmless. An established Player who makes and sells sun dresses and beach accessories. SOLD.

Of course, it takes a little time and effort on my part to check out a potential buyer. And I might not know that the squeaky-clean account is a shiny new alt for an ad cutter. But at least I can avoid selling to those that I feel certain will be a bad choice.

If you're a land merchant who finds this too burdensome, you can still use "Sell to Anyone". But for those who wish to retain a decent environment, we can take a little more time and effort.

I mostly want people to think about what could be done. I don't think I yet have a perfect solution But it's a talking point.

Personally, I think LL needs some basic zoning regulations, and that Ad Cutting should be a bannable offense. But they will never go for that at LL. They have made it clear that they will tolerate ad cutters, landbots, and all manner of other scams, as long as LL makes a profit too.

Great Idea

I think ad cutters would use a one-month premium alt to buy as much land as possible before cutting it, and continue to buy even after cutting until the alt began to experience difficulty in buying.

It would be nice if mainland could be sold with a permanent covenant that prevented use for advertising. Some thought would have to go into the wording of a standard covenant that could not be circumvented by an ad farmer.

What a great idea Sling, especially for people who want to own a bit of mainland for residential use.

- Multiple buyers can have open offers on a parcel at once, and a buyer can cancel their offer on a given parcel whenever they want.
I would agre on that one.

From: Yumi Murakami
- A seller cannot "refuse" an offer. They can decide to wait for more offers to come in, or to sell to someone else, but they can't remove any potential buyer from the offer list - only the buyer themselves can do that.
Disagree. If it's my land, and I don't want to sell it to a known griefer or ad cutter or mega huge Land Baron, that should be my choice.

From: Yumi Murakami
- As long as a plot of land has any open offers on it, it cannot be removed from sale and the price can't be adjusted.
NO! That would allow Land Bots and other oppourtunists to force you to sell at an insanely low price, if you ever accidentally mis-priced the land. Oops! I forgot to type two of the zeroes! NO! I will NOT sell my land to SlImY LaNdBot for L$0.07 Per M2! Cancel sale, and allow me to reprice it!

From: Yumi Murakami
- If an offer remains open on a land plot for more than a given amount of time (14 days, perhaps?), that offer is automatically accepted.
OK, That is probably a good one.

Automatic acceptance? No. I'd rather make the transaction automatically fail. What if the seller has a family emergency and isn't here for that length of time? Autofail is safer for everyone. Seller can re-list when they are ready.

Is this a JIRA proposal? I can't find it, but I like the idea!

[Edit: Just created this as a JIRA proposal. I lowered the cut-off size to 128, as 512 would make for an awfully boring mainland, if everyone had to sell at 512. Plus, 128 allows for odd corners n stuff. Here's the link:

http://jira.secondlife.com/browse/SVC-693]

Sorry, but it's a bad idea. Did you ever consider groups?
2 people can form a group, put together their land allowance of 512 sqm each, giving a total of 1024 sqm.
Now, Linden Labs gives a 10% bonus to this, so that's an extra 102 sqm. How do you want to use those 102 sqm? The only way is through 16 sqm parcels. 6 of them to be precise, giving a total of 96 extra sqm to your land, and about 18 prims. It's already a shame that a group can't fill out the other 6 sqm of its allowance, but you're basically suggesting to make the allowance useless for small groups.

Even a group with only 1 person who donates 512 sqm is entitled 51 extra sqm, or more practically, 48, with 3 sqm allowance rendered useless.

16 sqm plots are VERY viable, and there are many good people who found how to benefit from these. There are maybe too many of these plots at the moment, yes. But that's an entirely different problem. There is way too much land at way too high prices everywhere. But that shouldn't stop land owners to try and talk with their neighbours to try and sort the mini-plots they have into more useful shapes and sizes for both of them.

I think it would be great for a seller to have to manually approve a land sale. Wouldn't this also help with bots stealing parcels that accidentally get listed for prices that are too low?

YES! Excellent idea.
