Land Barons Please Read!

If I have a very attractive (due to it's position, size and shape) piece of land that I wish to sell, but know it's going to be expensive and thus only be attractive to a few select people, would i be best going through a land baron, or how would be the best way to get the information out to the people who will be most interested?

This isn't spam - I just spent an age going through the land ads - the prices are boggling to me, but I realise I am sat on a goldmine, and want to make the most of what I have. I am in no hurry to sell (in fact will be quite sad to sell), but I would like to.

Basically how can I make sure that the people who would want my land and can afford it, get to know about it?

A land baron is not going to give you top dollar, since they need to make a profit too. A good option if you want to sell quickly though. I'd recommend Sarah Nerd for fast friendly and fair. I'd look at it myself but I got out of mainland long ago.

Keep in mind that just because a lot of people have their land listed at a certain price, doesn't mean it is going to sell for that price. The SL land market can be rather volatile.

if your land really was a goldmine you wouldnt have to look, theyd ask you by themselves ;)
i would refrain from posting sarcastic remakr,s but i smell someone is going to be very disapointed.

Not disappointed, and wasn't asking to get advertising. Just wondered if people use land brokers for anything other than buying land off of, and if so who would be the best people to approach:)

It is a goldmine, I was offered a straight swap of a 33k beach plot to my 16k plot recently, and was offered a hefty sum USD, in October of last year, so I know it is a go-er.

Sometimes a question really is just that :) Nothing nefarious, no subterfuge, or any other dark plots.

(I don't bother with sarcasm, I find it goes above the heads of those it is aimed at)

Toxic, if you are really in no hurry I would just set it for sale at the price you most want, list it in the land sale forum, and wait to see what happens. Be sure to list if it is mainland or estate land. Also, I would IM other owners in the sim who may have been eyeing your prime location for some time.

If it is mainland, and in a really good location, there are buyers who shop by using the map and finding parcels that have location as their most attractive feature. The land search won't do you much good at a higher price, but if the location is really excellent it's not unlikely that buyers looking at location first and price second will find you this way.

IM every owner in your sim. A current owner is the most likely to pay top dollar for it because they can get more prims/area on the same sim.

Raymond's right. And yeah, land barons are looking for discount property, so they are going to work to minimise what you get, in order to maximise what they get. Well, some kinds of land barons - the private estate kind don't do land resale at all.

It's a valid question, but yeah, some may see it as a thinly veiled ad - whatevah. There are both kinds of things here - honest questions and 'posed' questions - when it comes to forums there is a golden rule that basically says "no good deed goes unpunished" - but the bad deeds don't go unpunished either.

Personally I don't care which it is, I just try to answer the question.

I post here a lot myself, I've got my estate in my sig and yeah, I yap about it - but I've got a waiting list so sickeningly long that I can't get people in even if I wanted to. If I had land available I'd be a lot quieter here, and a lot louder in the advertising venues. I think that's the general rule of thumb.

Is your land on the mainland? If it is, and you are offering to sell it at a reasonable price, you will soon sell it. Sometimes it takes a week or so.

If it is estate land you may wait the rest of your life because you can't sell someone elses land. All you are selling is the right to rent it. Sorry

Set a reasonable price...in otherwords do not price yourself out of the market. I have seen some people listing their land for $8-12L per sq m.

As well, list what the tier is. This is often overlooked by sellers and sought out information by purchasers

List land for sale. Post in the Land Sales/Property Sales forums here and as well at SLX under Real Estate.

My last lot I had, I sold in 1 week. I got my desired price, bought new land and will be listing it soon too.

Some lots sell fast...ie: commercial on Mature sims..and other lots take longer...residential on PG sims...but they all sell sooner or later.

Get all the offers you can from land barons, add 10% and set it for sale to Anyone. Wait one week, if it still hasn't sold go back to the land baron with the highest bid.

It's... hard to tell, really, but I'm inclined to give the OP the benefit of the doubt. (Judging by profile, there's a coastal Mainland sim that might be involved here, with the "tropical resort" motif that's standard-issue on private islands these days. Always mystifies me how every beach in SL is eventually overrun by those Palm Tree weeds. But anyway...) There *are* real "gold mines" that would be hard to make known to the right set of buyers, and I'm not sure what mechanisms exist or could exist to make that work better. For example, at one point I would have paid a tidy sum for land in one of the few Linden-zoned sims, or nearby next to the old Camp Linden. I'm sure somebody else would pay more (but not the L$100/m2 or so for which such land is sometimes nominally "for sale";). Land next to Linden Village is also a very specialized market. Some lucky folks are getting LDPW work in their backyards that may make their properties very valuable to the right buyers, too.

But buyers for that sort of thing aren't going to scope the Map and the Land forum regularly on the off-chance that somebody put something for sale there at a realistic price. In RL, I could just register my interest with a motivated realtor, and when something turns up, they tell me--without having to first buy the land themselves in order to get any income from a purchase. Can't really think of a way to provide such a service in SL, given how land transactions work. (On the other hand, yet another tropical beach sim on the Mainland coast is gonna be easy enough for buyers to find, and the price per m2 that moves such property is hardly a mystery. So I'm guessing some other property is actually the subject here.)

Thank you to all who have replied without screeching about spamming, advertising, or otherwise reading into my original question things that simply weren't there.

The land is mainland beach, in fact an island on mainland, with protected water on Linden ocean, my question was really about precedents, as my land leads onto linden ocean, which then leads to a channel, which then links to the old continent, so it's position is pretty unique, and I am wondering how that can be quantified within the pricing market.

Anyway Elanthius - as a Land Baron, gave the most informative answer, and one that I will base my actions on.
