I don't know about Zindra, but a plot that went up for sale three day ago next to me has sold and resold twice, each time twice as much as before. I'm on Mature mainland.

I saw a few yesterday going on avg 13L per sq M One next to me is listed at L$20/m2. I would not mind seeing LL reclaim this land. Zero, ZERO!, sympathy for people who just got in on the swaps so they could flip it. _____________________

In the past when new land opened up there were people willing to do anything to get a piece of it, and land barons willing to make sure that -anything- was fully complied with...
The land barons have tried to get there this time around, faking the system to get land on Zindra just so they could sell it now at insane prices... - But I don't think SL has that many people anymore willing to do anything to get to a new zone, and I doubt it ever will again. A few sales might happen, but those land barons are going to be sitting on some of their plots for a while. _____________________

I looked around yesterday a bit and saw a few up not sold at 10-15 (and a waterfront at 12 ) much lower than I thought heck all my original mainland I paid at 10-15sq
But I did notice some outrages plots as well _____________________

The 10-15 are probably on the high end of reasonable.
It is new land, but no new land is hot land anymore... I'd say its real value will be 3-5, unless they decide that people can't have sexbeds even in private spaces on mature - if they did that, Zindra's value might jump to 200-600L/sqm, and stay there... while mainland mature will hit 0... and stay there... _____________________

It can always reach an effective 0 if there is no buyers market left for mature mainland, and the only way to clear a plot becomes abandonment. If they remove the ability to at least 'do it in private' then mature becomes PG. Its value will be less than PG though, because there will always be that muddle ground where people who want PG worry about things changing back to an actual mature policy. _____________________

Well, right now some 512's at auction are starting at 700L. So I think that would be the base. Which is a little under 1.5L/sqm.
But the PG parcel I just watched ended at 830L, or 1.68L/sqm. That's for PG. I wouldn't think Mature parcels will drop below PG in price. _____________________

Well, as policy is understood right now - mature allows you to do anything you desire as long as you're private about it. In public, its only a tad more open that PG (you can be nude and more expressive, just not sexual or violent).
The other current thread right now on that began with a claim that they were removing all of that from mature. If they did that - mature lacks value as a separate label, but PG still retains value as a 'safe zone.' PG is where "Family Corp" would put its well known business, Zindra is where it would put its porn studios... But on mature... nothing to put there. Mature has value for residential housing. Value it would lose if that other thread's rumor came true. In that possibility, PG would end up more valuable. _____________________

Very important to note this land was not purchased by an end user for their own use. It was purchased by a speculator for resale. A stupid speculator in my opinion because auctioned Zindra land will soon be flooding the market. I actually wasn't surprised to see it sell for L$40k. It's really a pretty nice river-front spot.. L$70k is just silly, though. _____________________

The point being.... you'll see this sorta thing in Zindra probably too. People will put things up at absurd prices and sit on them for months until they realize they are morons and nobody will buy it. |

The land doesn't really have anything special... assuming all the advertising/rating stuff pans out in the end, it only has to compete with adult rated islands, which will be around be by the dozens and often a lot better looking. _____________________
