I just want someplace I can build and "live" so it doesnt have to be a fancy place but Id like it to be kind of large and I dont even know what that is. lol I dont want to pay a high weekly or monthly tier fee. I dont want to be taken advantage of so Im here to ask for help. What to look for , where or who to go to if you have recommendations and they dont mind a noob who asks a lot of questions. Oh and since I prefer grass and trees I dont have to have beach property. Just a plain area.

The best place to start is to go in world and use the viewer's Search to search under the Land tab. You can filter and sort by size, price etc. Then go looking. You can use the Land Auctions on the SL web site but you're better off exploring directly. You didn't say if you were looking for mainland or not...you might want to review some of the threads here as part of that decision. I'm sure others will have strong opinions

I dont know anything about it. I just know I want some privacy when I build. The sandboxes are getting rough. lol I guess mainland if I dont care about beach. I would really just like a large grass space. Nothing fancy. I dont know the pros and cons of renting vs buying and Im not sure where to look.

The big initial decision is whether it's Mainland or Estate land that's wanted. Generally speaking, Mainland is cheaper per month, less constrained, and therefore messier than Estates. If you search for Land Sales, the up-front prices for these two categories are quite different; there's really no way to compare them.
If you choose an Estate, there will be some other resident who takes your monthly (or weekly) fee and sends on most of it to Linden Lab to cover their Estate fee. A problem can arise where that Estate owner decides they don't want to run an Estate anymore, or don't want you as a tenant, or sells the sim to some other Estate owner who has other plans, etc., so it's important to choose the Estate carefully. If you choose Mainland, the neighborhood can change radically overnight, and some new neighbor may crowd or lag the sim, and there's nobody to whom you can complain (unless it's *really* bad--like you can't TP in because the sim is full of campers--in which case LL may address the matter). One other option is to rent some Mainland for a while. It tends to be quite a bit cheaper than Estate rental, and may be good enough for a few weeks just to get an idea how much land you really want and what land features would be valuable to you. _____________________

Look into renting, it's going to be cheaper initially than buying and then once you get your head around everything you can consider buying.

I'm going to tell what I tell everyone who wants land.......go talk to my old landlord......she is an awesome girl and I rented 3 parcels from her for almost two years and never ever had a problem. She's very flexible and accomodating to what folks want. She can probably help get you set up in just the right place for you~!! I do this because I left her and got my own homestead sim.......and I felt terrible because that was truly the best place I ever could have found to rent......but I wanted an entire sim so it was time to move on. Yes However, the key factor is that prims for building is relative to space, the larger the area of land you have the more you can build. I was given a homestead to use, but I found that the prim allowance was tight, but that's just because I build primmy installation art and usually build all day long. If you want a recommendation for a good quiet sandbox, IM me in world and i will send you a landmark, the only drawback being a 12 hour return time. |

Hi Kat! You might want to also consider, before you even start to look, how many prims you will need. Are you buildilng relatively low prim things? Then the land you will need can be considerably smaller than if you are building, say, high prim stuff like detailed homes, malls, etc.

Fake data? Time to sell and cash out? No way to make a buck if you dont' selll using Xstreet where competitors give you a bad comment in the first 24 hours and kill your business? Maybe someone report you to Xtreet staff for no reason and they ban your months of work? |

While not quite as pessimistic as Mat Sinister, I too would wait. Land prices will be falling soon, probably about a month or so. It might even be a drastic fall ... not really sure.
You could rent on a private island in the meantime, to get an idea of your land/prim requirements. |

1 Linden to buy your island, you can have a skybox above the clouds. Parcels start for starter islands at 2211 Linden per month for 1024 metres with 234 prims. You can live on your island and have your building platform in the sky aka skybox. To clarify, same tier rates as mainland, premium account not needed and you get to live in paradise. Be careful, try to go with people who have been renting in SL for a while and talk to some of their tenants if possible.
You can essentially end up paying tier for someone who then sells the sim right from under your nose. A lot of landlords now rent 'with owner/builder rights' what they do is sell you the land for $1 Linden usually, then you basically pay them rent and your portion of their full sim tier, for the land you live on. That is all great until they take your money and leave you with nothing, which happens fairly often. But with a little luck and searching you will hopefully find an ethical landlord and a fair deal. Search around first if only to compare prices. How many prims you get is important; they go quickly. I'd say prims are even more important than total square meters. (I have about 900 prims and it's gone very quickly and I don't build!) Owner/builder rights mean you can set permissions for your piece of land, such as whether people can take a landmark, fly, rez things etc. You can set radio and tv much easier. You can also of course build and rez there, yourself. Other places will give you limited rights such as rezzing only if wearing a group tag. Most landlords will not care if you rez a skybox above your house or which part you live on. Some will have requests what you can rez or build on ground since some may have an aesthetic standard on the ground level sim. Of course I don't think allowing people to rez monstrous looking things in the sky is much better. But that's usually how it goes. So yes it's perfectly possible to rez a building platform in the sky and/or live up there. BTW I had no one specific in mind for any of the above. Just various stories I've seen/heard in SL over the time I've played. _____________________

ok, shameless plug time and option to compare,
my land prices are 488 L$ per week for every 1024 sqm 234 prim (2092 L$ per month) this is split into 2 parts, the tier of 343 L$ per week and a loan of 145 L$ per week that will be payed off after 52 weeks, the loan replaces the upfront fee giving the best of both rent and "buy" because if you decide to leave you don't have to pay the rest of the loan and you can resell the land if you want to recoup some of the costs. so it is posible to live cheaper on estates then on mainland becuase of the need for premium and the scaling tier prices LL uses on mainland the cross over point is between 8192 sqm and 16384 sqm (1/8 and 1/4 sim) above that mainland will be cheaper. if you want a lot of prims and space and freedom the best option is your own private sim, offcourse the costs for this can be to much for some people (1000 usd setup and 295 usd per month starting the second month) |

Abigail so they have to buy the land parcel outright? Do they sign a contract with you? I note they would need to 'resell' the land if they leave before a year is up.

I've rented mainland from both Ravenglass Rentals and Glox Parisi, both of whom offer very large parcels at incredibly reasonable prices (cheaper than I've seen anywhere else, to be honest). The drawback is that you can't terraform on all of them, although some you can. I've always had a preference for mainland for both renting and owning, but your own preference is something you'll no doubt discover in the fullness of time
