From: sable Valentine I agree that paying rent a few weeks or in my case a month or so in advance will save alot agony. A very long time ago, I had a neighbor that was hospitalized for a month and of course that got him behind on his rent. Of course when he returned he was very upset. His experience taught me to pay in advance because RL does happen. I once was a day late on rent and was having PC issues at home... I logged on to Ajaxlife at work and asked a friend to pay for me, and later paid her back.

People WILL take advantage of you to squeeze out two or three or four days of free rent. The hippo rent thingy is awful about reminders: they either aren't sent or they're sent entirely random and with the wrong remaining time. The only consistency is that every Saturday I'll get a rather rude automated IM that I'm a day behind and got evicted when rent isn't actually due till Sunday afternoon. If I had to go by the notices I'd be early, on time or late depending on the rental box's mood, they're unreliable.

Just my two lindens... I have been lucky enought to have an outstandingly understanding landlord. I have been renting in the same sim set for almost two years now. At a few points I have been late on my tier (mostly due to either paypal buggerups or a couple of times where I was not able to log in for a bit of time. Only once did I "loose" a plot because my tier was late, and the sim owner was unbelievably kind about it, which is funny, since I was the one who was late with tier. Either way though, I know there are many who take advantage of paying tier late, but there are also those of us who will stick around for you for years when given a little bit of leniency with the tier. RL does crop up from both the renter's and landlord's sides, and a bit of sway in both directions is really, I think, the best way to go. I think about five days set in arrears (when using a rent system like Hipporent) is a great way to go. That way there is plenty of time for just in cases, and if the original renter comes back and pays, they end up paying the back rent instead of you loosing the 5 days.

Can I shamelessly plug my landlord?
I have a customizable, furnished skybox, complete with sexbed, two sofas, chair, fireplace, wide screen television and hot tub, plus 100 prims for 400/week - but the icing on the cake is the landlord herself. If I have an issue, she takes care of it immediately; I've never had to wait more than a day on any issue, and usually I don't have to wait more than an hour. I drop her a note card and she pops right over and takes care of it. Customers always come first with her.
Not long ago, she sold the sim many of her customers were on. She made sure the rent got transferred to my new place, moved all my prims over, set up the television for me, and had everything ready to go in minutes. Completly painless.
Because she has treated me so well, I not only make sure I always have the rent paid at least two weeks into the future, but I steer new customers her way at every opportunity. I hear horror stories about landlords all the time, and I can't say enough about mine. If you want her name, IM or PM me and I'll happily send it (or, if it's evening EST, I'll send you a LM).

I'd check my email (or be online) and suddenly get the past due and rush to my box and notice there were still 23 hours 50ish minutes remaining  . She used a rent-o-matic before but that one would munch up a day every week and did actually expire a day early every week (the hipporent still sends the expiration notice a day early but it doesn't expire the box early so it's an improvement). The other rental I had used a rent-o-matic as well and it was stable for 2 full years in a row, if the hipporent is fine everywhere else I'd guess that sim is just haunted when it comes to rental boxes  .
