Let me know if anyone knows of any spots! Thanks! -Jill Caldera I would recommend looking around the Shermerville area. Plots are double prim, but can be hard to come by. It definitely has a neighborhood feel to it, and also puts you close to a lot of nice spots. Mari (Hi Misses Caldera!!) _____________________

i live on a newish sim called 'ecstacy estates', its part of a collection of mixed, residential and commercial sims that are all being made up in an urban theme.. as far as i klnow there is at least 1/4 sim left on this sim free

Liome is fantastic but I think it's a little too urban - she wants grass. Of course, I would also recommend anything by Avion Raymaker, but I think she means suburban. The Coldwell Banker sims would have been perfect but I think they're gone now. And Ecstasy Estates is not a sim, but a large bunch of sims owned by Steve Mahfouz. IM Steve Mahfouz for help.

Look at the FairChang's residential islands. I'm on a commercial island, but most of their regions are residential. They are very well run, covenants enforced, and some of the islands sound like they're just what you're looking for.

Yes, Ray, I feel a little guilty about paving paradise, but I already was up to my neck in tropical-themed resorts, and the urban thing turned out to be more successful than I anticipated. I did have 1 tenant put a crab down in the harbor -- I thought about you! * (* Because of good ol' Sideways, for those who remember; not insinuating that Ray is crabby!!) |

A few off the top of my head:
*Galveston Island (an alt lived there about a year ago and really loved the "community" feel) *Blumfield - One of the Linden's earlier planned suburban communities. I stumbled upon it before I had a place to live and found a little "hide out" to change, rez boxes, etc. I visit it out of nostalgia from time to time and see some places for rent there. *Caledon - Victorian Steampunk theme and not sure of availability *I saw some nice places in the London sim once...a bit pricey but I liked the look _____________________

Thanks for the help Hi, couple ways you can go - you can 'own' land outright on the 'mainland' - this is our service-provider's estate with minimal zoning. Second way is to rent land from another resident, which implies that you are going to be trusting someone you'll probably never meet with your money. Reasons people take that leap of faith include zoning, customer service, no need for premium membership &c. Reasons people sometimes don't are pretty obvious: - a bored nineteen year old that failed math could try being a landlord. To actually find land, one way is the land search inworld. But be *careful* - many times 'buying' isn't really - it's on a privately owned estate. Or you may get a parcel only to find that it is right next door to people or groups you might find reprehensible. I'd strongly suggest searching inworld for "New Citizens Institute" and "The Shelter" - groups that will teach about all the Byzantine ridiculosities that make up land issues on the grid. They literally offer classes. Above all: wait, wait, wait - you do *not* need land yet. If you need a place to call home, turn on 'info hubs' on the map view and use one of those as a home point for a week or two (or permanently) - it's free. Or you can jump right in and search land and classifieds inworld - more instant gratification, but kinda risky if you don't know the in's and out's yet. Another option: check the classifieds forums way down below and you'll find people offering land there too. One last final suggestion: there is a group called the "Hobo's" who tend to hang out around the info hub in Calleta, although yes, recently they did get a private estate that they share. They rock - a highly creative, good natured bunch. Tell 'em Des sent ya. Almost worth being homeless just to check them out. Full disclosure: I'm a land baron. I rent land on a 2.5 million square meter private estate. No, I don't have anything available now and am not likely to for a good long time. And even if I did, I wouldn't dare advertise it in this section because that's not cool. _____________________

Please feel free to come visit Etopia...we have a mix of residential, commercial and natural spaces on two sims - educational with a focus on modeling a sustainable environment with such things as wind, water and solar power, edible landscaping, farm, as well as lots of fun stuff and great friendly people.
