So I have some land I purchased this morning, with the intent of 'holding' it for a friend 'til he could come inworld in the evening. I purchased the land for my land group because I had enough tier in it thanks to a donation of such.
Now I need to sell it to this friend. How do I make sure I get the money he's paying, without it going out as a group dividend? What's the best procedure to make sure I get my money and he gets the land?

You need to be sure the option "members recive $ dividens" or something like that in your group configuration (roles)is unchecked.

'Group liabilities' is what you're looking for in the group setting under each member. Generally, unless you specifically set it as such that option is not checked, but it's worth your while to check each member in the group to make sure. Also, don't expect to get paid instantly like you do with non group transactions. Once the sale is made, group liabilities are paid out at 12:00 am, or shorty there after (maybe 15 minutes or so).

The gold will be split between any other owners of the group. If you're the only owner, just unclick the share gold, for all the roles. =)
It can take a while to clear also. And it can get stuck =/ The fix for stuck gold is clearing group cache...
On that note, maybe sell a prim for the value of the land and transfer the land for free(carefully and directly to that person).

last time i looked it was checked on by default, which is the stupidest thing ll could have possibly thought of doing. If you are the group owner I suggest to uncheck the option "Member pays group liabilities and receives group dividends" option from all other roles in the group. If there are other owners, all of you will then share the profit in equal terms. If you are the only owner, you will receive all.

Actually, there's an easier way. You could sell it to yourself for L0, negating the group payout, and then sell it and get the Lindens immediately after completing the sale.

Or amongst friends simply let the friend pay you via profile and sell the land for 0 (and with mainland making sure it is only sold to him and nobody else

As long as this does not bring you into tier problems, as you temporarily lose the 10% group bonus on tier that way.

I like the "selling to self for L$0" approach because you get the L$s right away and don't have to fret about some change in Group Role Abilities not "taking" properly. To avoid overrunning tier, you can "borrow" back tier contribution to a group, leaving it in negative net tier for long enough to effect a land transaction, then re-balance its books when it's all settled.
