I can wholeheartedly recommend several people from whom to rent:

Desmond Shang (the Caledon sims)
Charlene Trudeau (SkyBeam Estates sims)
Serra Anansi (Winterfell sims)

Their properties are beautiful and varied, their management of same is honest and fair.
I make no profit from referrals, but good neighbours are always a bonus.

Oh, and they all welcome visitors so do pop by and explore. The natives are quite friendly.

As far as renting actual land - that has varied for me too but my average has been a 4096 at 937 prims for approx 1900L per week.


Thats the size of my plot, quick math states in rent you are paying almost 100K/yr. Dont understand how someone can complain on my paying 35K for the land, another 2,500 for my house-in-a-box, 20k for deco. Thats ~50% what you are paying for the year. I am sure once you add your house and deco costs, its more. Granted one can add my tier fees in and that will go up but by the end of the yr using your figures I wont have saved much, if at all and I still own the land and not constrained by my landlords 'rules' or his chance of going belly up.

Just pointing that out.

And for the record, I am NOT trying to make the point my way of doing business is the MOST economical. That never was a consideration. My point is, which I even said before, I dont mind paying a bit more for the stability and being a land owner to make my own rules. The peace of mind outweights IMO any 20% cost savings or what not.

This thread is near and dear to my virtual heart. In the period of one month, I changed places 4 times. Once because I wanted to and 3x because of landlord/rental issues. The 3x I had to change were because the land was sold from underneath me and poof, no more rental. Once I was given no notice, the others I got 2 weeks notice. In all cases the landlords made good by returning the rent although the hassle of having to move was worse.

I still rent because, for me, is it's the least expensive option. Renting is sort of like sharing a house or apartment in RL. If you are friends with your roomie, great. If not, it's pot luck. I am best friends with my current landlord (yay). :) Even so, I am willing to take the increased risk since I know how to pack up my stuff and reset my house if needed. :P

I can see no logic in paying in advance for rent. In the real world, landlords demand rent in advance and a deposit in order to cover any damage to the property 'just in case'. Obviously this contingency is not applicable in SL. Paying rent at the end of each month/week however clearly leaves the landlord being the one taking all the risk, so is equally unsatisfactory.

If the rental sector can be encouraged to adopt a policy of paying for a month's rent mid way through the month - so you for example, you pay January's rent on the 15th of January covering the period from Jan 1st to Jan 31st - then the risk is shared equally between the landlord and the renter. This would be an equitable arrangement all-round. Somehow we need to encourage landlords in general to start adopting this sort of approach.

Next time you're looking to rent somewhere, try negotiating with the landlord and offering a simillar arrangement - see what they say. If we can get one landlord to be amenable to the suggestion, then others may follow suit.

Speaking as a landlord I'd be highly suspicious of anyone who tried to negotiate such a deal. When a tenant has for whatever reason needed to cut short their rental, I refund them the outstanding period so I don't see the advantage in this sort of negotiation.

that is because you are an honest landlord

but imagine it being a landlord who would not refund?

I think the midway payment method is a good idea and if I ever become a landlord I will be doing the rental that way, it just makes perfect sense to me

I operate the same as Raymond.

Sad to say, but if I entered a deal with an unknown av, where they paid me for a month after two weeks, my immediate cynical thought is "well, you'll be off after two weeks, won't you"

I'd think differently if it was someone I knew that was good for their word

But Rudolph, all those things can occur on any estate, even if they are well managed but more on those that are not managed as well.

Piss off a tenant, and he comes back with a ton of griefing alts. I watched this happen to a landlord and it was not pretty. It drove some other tenants away.

Parcel encroachment - yep, happens all the time (usually with trees, but still).

Ridiculous builds - yep. Like a concert stage showing up in the middle of a residential neighborhood.


Yes Cristalle, Im glad someone mentioned this. There are some bad tenants as well as bad land owners. Very often I see threads on the forum about some bad landlord having bilked a tenant. Because of the no names rules very rarely do I see any landlords talking about some of the dreadful tenants that are out there. If youre a seasoned landlord I guess it all comes with the territory.

Tanglewood Estates is a a group of 5 class 5 Private Sims. Residential and Commercial Sims Available..Please feel free to TP to any one of them and ask the Residents of their living experiences... Most of the residents have been here 6 months plus..Very Stable Environment

Agreed. Not all Landlords are Scamlords.

I'd also like to add, with major respect to Raymond, that a good landlord need not have a lot of sims (but it's a good indication).

I've been part of a wonderful community where we own about 1.5 sims (now), with a few select rentals, merely to help offset the tier for creating a beautiful themed community. We've had the main sim, Necros, since auction, and we've made a mandate to be as personal and giving as possible. We really really look after our tenants and price very fairly.

Definitely get referrals and ask about occupancy. We have a lot of long term tenants (some going on half a year), and I think that speaks well. Definitely talk to the landlord long enough to get a sense if their heart and business is in the right place.

I also think the environment speaks for itself. If it's cheap and surrounded by "crap land", that's not a good sign. Unfortunately, anyone can really buy cheap land, toss up a freebie house and advertise it For Rent. But is the rental part of a community? Does it look like the landlord has invested themselves in the region (i.e. Raymond's sims are just stunning, and we try pretty hard with ours as well).

How long has the landlord had the land too? There are many people who think the rental market is the new way to make money, and it can be (to a point), but it's a lot of work to do it well. Once these people realize it is WORK, they may leave. So, longevity definitely speaks well of a landlord.

The other Pro Rental comment I wish to make is that if you're tired of a rental, you can easily pick up and move on. That's hard to do when you've bought land in what you think is a good area and then WHAM, your neighbour(s) sells to an ad farmer or someone who destroys the area's view with some construct.

On a slightly similar note... I've had my objects returned via lost and found, which included plants. Now, wherever I try to re-rez it - Sandbox, or friend's lot with appropriate permission and AMPLE prim - I keep getting the system message Unable to build plants on this land. Is there a way or known public space, by which I can bypass this? I just want to sort out my chit, SHORT of buying OR renting more land, atm.... Thx.

[EDIT] Is there a land owner out there, willing to rent me a parcel for 2hrs. just for this purpose??? ^^

I think Tebow is saying, he has a coalesced bunch of stuff that includes Linden plants, so he has no choice - the only way to go through it all and see what's what is to rez the whole package (plants included) and then pick up the important stuff separately.
