yes this is true Lou but i may be one of the only one that does do what u say they dont do  i dont think i have ever rented from a add. unless this is advertising. i usually look at someones picks in there profiles and find great estates that way. and i think it gets in there picks from being in a group. witch i dont think cost. but im sure u would have to advertise. just saying i never go that route when im looking.. although i should  ty for the info

Also what I did was started renting 50/50 commercial/residential and in the long run I ended up 90% residential, I have some tennats living in skyboxes above their mall stores. I divided my land into plots with roadways and the roadways are now paved mall areas, I have a tennant who has brought out 5 other plots and I have rebuilt their store to use that area for them. So the work never stops, the mall is never finished, I started my rental prices low to get bums on seats then raised the rent as it filled and tennants left. Individual plots give tennats the choice for their own traffic and advertising in search you will need to make your own covenment stating to potential tennants what they can and can't do. Not all tennats are noobs of course, but you may get those that can make great clothes but not position a skybox too. You get tennant who can be late on rent and wonder for days whether they have left SL or had RL complications, owning half a sim also gives you access to concierge chat, so when the sim is a bit wonky you can get contact with LL quickly and get a resolution for your tennants ASAP. You will get conflicts between residential tennantsopccassionally so be sure to space them apart a bit in some way whether it be altitude or communal paths facilities. Having communal beach/road access can be handy, also road based properties do get some extra traffic from passers by, but ground level presentation is important. If you choose residential, you won't have to worry about traffic etc of course but I did offer a selection of prefab houses/skyboxes for tennants to use if they had none. Mainland you will have more restriction on landscapping, usually only +- 4m I think so you may not get tthe nice flat land you want and will have the challenge of making community to fit it. Be prepared to evolve you concepts around what your customers seem to want, and you will sink lots of money advertising till you find what works. You have to think of being a smalltime landlord as a challenging hobby not as a money maker, you get the advantage of a lot of prims to play with, so grab your self a platform covering your land at 4000m and declare that your space to make home/workshop or even just storage of things so you can slide them back down to groundlevel when tennats change. Prepare to be flexible and rent your tennats an extra 50 prims if they need it, if you have all the land owned by your own rental group that tennants are invited into, they can get limited building powers, freeze/ban etc. And you then can rent them more prims thantheir plot size using leftovers from the communal area, but be carefull not to rent out more prims than you have or remove some of your own stuff if needed.

ok Tegg . thank you . i see its best to start small and get a feel for what they want. it does appear that it is not something u just hope on. its more less something that grows and evolves into something
