Where do you advertise? How much are you 'selling' the land for? You have to realise that there are plenty of estates who offer parcels at no upfront cost other than the first month's rent/tier.

If you are not attacting people to your estates, I hate to say it, but you must be doing something wrong with either advertising, pricing, or the covenant :/

Hiro I do not own the sim. I am one of those fools who paid money up front for the 4k land parcel on the sim. Live and learn, the little guy has no place in this world.

As far as advertizing, I place ads here in the forums which rarely get read by more than 2-3 people and I doubt very much these people come to see the land since the land visitor counts are usually very low and I never see people there when I am on the sim. No they are most likely my competitors who can offer the same size land for hundreds less. Plus throw away L$50 each week per land parcel I am trying to rent to the Lindens to have have a classified ad buried amoung the thousands of other ads. I also have a friend who lets me advertize the properties in her shop for free.

But I don't want to turn this into a "Jess is whinning" thread ... at some point I will just abandon the land if/when I get fed up paying the tiers for something nobody wants. I am just curious to get people's input as to whether they feel class V sims (I guess on estate islands) are an advantage or disadvantage.

I just took a look at your last classfied Jess, and it looks great! However, I think your last point in the ad is going to put people off. As nice an idea it is to have open borders, people DO want borders separating themselves from their neighbour. Of course you will find people who share your idea, but I think you are seriously limiting yourself to a minority of potential tenants.

I would suggest you either divide the plot, or rent it as one plot to one person.

This of course all doesn't help if you think people are not viewing it in the first place! Have you tried advertising in the classifieds in-world?

edit: Just re read and assume the 50L is paying for in-world classifieds? If so, and you have worded your in-world classified the same as your forum classified, I suggest that you will probably get more people visit it if you considered the changes above.

Hi Hiro thanks for the feedback and I will look at rewording my advertisements for future ads.

The 4k land parcel has actually been divided into two distinct rental properties where each parcel has been deeded into two seperate groups and a security system for each land parcel (currently turned off) has been provided. Ideally I would like the two parcels to be somewhat open (realizing that not everyone shares my views on an open world) and ideally the security systems are there to protect the land parcels from outsiders. But potential renters will have full access as who they want on their permit list (the white list) who will get ejected immediately (the black list) and who gets warned and has time to voluntarily leave before they get ejected (everyone else). What I am trying to avoid is having ban lines. I HATE BAN LINES, they are the worst invention ever.

Back on topic to LOL not hijack my own thread, do people think class V sims (on private estates) are at a advantage or a disadvantage. I think they are at a disadvantage.

Nope. I have 4 class 5 sims brimming with renters, and about to buy a 5th. I get comments all the time about how smooth they run, and i dare say That's one of the reasons people rent with me. One resident that rents a substantial chunk of one sim has regular get-togethers that can be 12-15 people. In fact two weekends ago she held a wedding there, which peaked at 38 residents. I was there to monitor the sim performance, other than bumping the AV limit to 50 temporarily in case more wanted in, things were smooth as glass, with 38 AVs! I don't think you could get that level of performance on a class 4, and more and more people know this. When I first started renting my first sim, i was nervous about the difference in pricing between Class 5 and Class 4, as is evidenced by an exchange I had in an old thread with some class 4 sim owners, the esteemed Desmond Shang included :) But eventually I found my worries were unfounded, and have settled on a strategy that works well for all involved.

So in short, no I don't consider Class 5 a disadvantage at all. I wouldn't have anything else.

I have seen the performance difference. I don't fall into the ground when crossing over a class 5 sim line into another Class 5 Sim. I kept my old Class 4 Sim when we could have upgraded and paid the extra $100 USD a month. I figured I saved $1,200 USD for that year. But from what I can decipher from LL's cryptic blogging - I may be billed the higher rate in February no matter what. AND there was some posts about charging Class 4 sims a premium for being voice-enabled. So it seems that if we do not voluntarily upgrade we will be nickled and dimed to death until we give in. I guess I will have to goto my mailand parcel to use voice. Or I can buy a bunch of 16M adfarmer plots and put up phone booths.

We were never given the option to upgrade a class 4 sim to a class 5. If you had a class 3 server they were able to be upgraded at the cost of $200.
As for voice-enabled class 4 sims, to date no one has told us what if any the charge will be.
