It works both ways. I recently bought an unattractive 512 for 13/m. I'd previously IMed the owner with an offer, but got no reply, so it wasn't going to be reduced. I still didn't buy it though, because of the price. I was holding out on the other side.
In the end I did buy it, and the 512 next to it, which was a little cheaper but not a lot, because toegther they connected 2 pieces of my land, and having them connected is very beneficial to me at this time. I'd been buying plots in the same sim for a lot less than that, and I could easily have screwed up my best interests by holding out for better prices - on principle.
It's down to what's best for a person, whether selling or buying.

*********Most of the RE agents cheats you with fake "Unblockable Waterfront" when is not in front of a protected linden ocean, but in front of nothing, when most of the times a new sim will be on auction and you will loose your "unblockable ocean", in those cases they sell 512 sqm at 10.000 / 20.000L**********.
I remeber i bought on september 2007 a protected waterfront (real) at 8000L now they are 13.500L min. So the price has raised a lot.
***What I suggest is NOT buying those fake unblockable waterfronts that I mentioned and that can make the prices get low a little bit.**** Forgive me the stupid question, but how do we recognize a "fake unblockable" land? (just gathering some info for buying some land in the future to move from my 225L$/week/180p apartment)

This is a bit off topic, and I'm sorry about that. I just realized that for the first time, yesterday, there is no land for sale in the mainland sim where I have my home. I have a 4608 parcel there, and normally there is at least a 512 for sale, but nothing at all at the moment. It's actually a pretty nice sim, and so far I haven't seen any adfarms, really ugly builds or annoying neighbors. I'm not saying they're not there, but they're not close to me. However, I own a 1024 where my store is and I'm thinking about selling that land now. There is a club right behind my store....looks nice, but it's lag city with a lot of scripts, lights, etc. On the other side, someone has built a really big prim wall and put up banlines, which doesn't leave a lot of room in the front of my store. I respect their decision to do this, but the prim wall isn't even lined up correctly....looks a little bad, I think. So, now I'm not sure if I want to keep my store there or not. I rent space somewhere else for another store, and that one actually does more business, so not sure. If I were to put it up for sale, I think it's in Corsia, anyway the sim is Assiettes, what would be a good asking price. It's green, mostly flat, but has the big club on one side and the banlines on the other. No adfarms that i can see, though.
EDIT: I want to add that I wouldn't be in a huge hurry to get rid of it if I did sell it so wouldn't want to go terribly low for it to sell fast.

They've done each new continent somewhat differently, and are in various stages of completion on them too. The oceans around Nautilus, for example, are obviously intended as protected by the way the continent is built, and because they have carefully left the corners out of our sims between them to provide for "unblockable" navigation between them. But the oceans are just labeled "empty" or "maintenance" and not "protected." Some will argue until blue in the face that if it doesn't say "protected," it isn't, and the sim will get auctioned. I would argue the opposite and bet my property holdings that those Nautilus oceans won't get auctioned (I don't have anything to lose since my resort would become useless at that point anyway). So in my opinion ads for unblockable land on the Nautilus coast aren't fake. If a sim boundary looks unfinished, like doesn't end neatly down in the water, then it's questionable, and the ad might either be deceptive or mistaken. Parcels can also be cut in very clumsy ways which would render the "unblockable" term pretty questionable even if the ocean is protected.
