This is not for certain. LL will surely charge a premium so that mainland does not lose its value when open-source goes live.

Quoting a very knowledgeable avatar on the subject: "Undoubtedly, LL will charge an arm and a leg to connect to the grid and economy. Afterall, they can still charge 2-300/month per sim without all the hardware and maintenance costs. It makes alot of sense from that perspective."

Land prices will not so much plummet, as be cheap elsewhere. Elsewhere could well be a server with no links to the main grid. To link to the main grid, they're gonna have to pay for it and LL aren't going to cut off their nose to spite their face on this issue, they're still going to want to be selling server space themselves.

As a matter of fact Raymond, I do get questions about renting some times.
My business it is totally not as I have no idea how renting can be made profitable at all. The solution will be to refer to you in future, as you seem to know what you are really talking about actually.

i am not in the usa.
it is pretty consistent here. as the city expands the land increases in value.

That is only a common occurrance in very select markets. When you look at US national averages, in any 20 year period, the rate of return is better in a stock index fund than it is in real estate.


in 1966 one man worked a factory job and paid off that house in less than 6 years while his wife stayed at home tending the children.
good luck trying to accomplish that today with a $500,000 home. rate of inflation does not factor in the glacial rate of wage increases.
if he had invested that money in the stock market its possible he would have lost it in the late 80's anyway. i reckon real estate is a safer option.

not too much maintenance really. some plumbing was replaced once. an electrician installed some powerpoints. the windows were replaced. same old bath fixtures, hardwood floors, so no carpet to replace. brick walls, terracotta roof tiles, nothing to work on there either. maybe $10k spent in all those years. if i sold it i could move to the outer suburbs and buy another 3 bedroom place for $225k. its not the house thats worth 500k. its the land. i imagine if i sold it a developer would knock it down and put up another 3 unit complex on the land. maybe i could even do that myself?

So the house has had no maintenence expenses at all in all those years? If you were to sell where do you plan to live, a cardboard box? You would need to buy a new home in probably the same market. People seem to leave out what they have had to spend and just concentrate on the end number. If you add up all the expenses of holding the house over the years. The rate of return diminishes quickly. does it not?

Thanks for the corrections concerning open-sourcing the server.

I stand by my implication that normal technology improvements will allow land prices to fall, and the only thing holding them up would be policies by LL. I believe that anyone investing with an expectation of an upward trend in land prices will be disappointed.

On the other hand, those who feel land prices will rise in a given area due to positive developments in that area might be right.

This new "partnership" with ebay, just may cause yet another boom, if it gets a lot of publicity... that and the mere fact that it will certainly provide for lots of visibility of bidding ebayers if nothing else.... But anyway, that of course is up to LL, because ultimately if the demand becomes strong all they have to do to counter is more land dumps (if the can supply the hardware). So, all in all, again and again, it's completely up to LL what happens to land prices...

I took a tour the other night, and I really enjoyed Liome. It's a beautiful place, and speaks well to how nice Mainland can look! It was great seeing you there also, Raymond.

I admit I won't do a lot of referring since I'm in the same business, but I think there are enough customers around for all of us, if we can just find them. So I like to see what other landlords are up to, get ideas, see if my prices are reasonable, etc.

By the way, how's it going? I'm up to 30% full on my current project in Devolin Mal, after officially starting to publicize it about 10 days ago. So it isn't paying for itself yet, but I'm extremely excited and encouraged that at least a certain set of Second Lifers find my apartments worth renting for the prices! (The best part is when they "ka-ching" the box again and extend their leases -- they must feel at home)
