Hello all. I have owned a beach parcel for two years almost on a friend's Estate island, but now the island is being sold and I need to find land quickly. Is there a group of reputable landlords/estate owners that I could contact with a view to buying Estate land? I need something in the region of 10,000 sq.m but I am cautious of buying from someone I dont know. Thanks for any help in advance.

Ikonn Giano has been in SL forever, and he is a great landlord. He sells residential as well as commercial estate land. Give him a try, I think you'll be happy you did.

ZoHa Islands also offer Estate land, I think. ZoHa Boa has a spectacular record for being reliable.

I rent a homestead with RGF Estates, well my alt does .. they are huge and have found them very helpful. They did buy out the original estate I was with and I have been totally happy.

Go over and check out Silent's Folly! Main sim is Wando. The Proprietress is the estimable Silent Watts. Excellent community, and the best design I've seen. Beautiful place, wonderful community, low rents, great landlady.

I highly recommend Perryn Peterson. In the past, most of his land was Gorean (although non-Goreans could rent/buy there). He has now purchased 6 sims that will be Steampunk Victorian. He is a good friend and reputable landlord of many years.

Hi, I'm Ayesha Lytton, owner of Solace Beach Estates. I have 32 sims and have been in the land business for over a year, in SL for 2 years. I rent only, but it's the same as owning, the land is in your name and you can deed to your own group etc. I have land with a light covenant and land with stronger covenants, depending on your needs/wishes.
I have lots of beach land, including a few nice parcels open right now, and I can also do partial or full Homestead rentals. My property listings are at the SLURL. in my signature. If you click the "Sims and Large Lots" sign, that should have most of the open properties in the size you're looking for. Best of luck in your search! _____________________

I recommend Tribe Island. They have beautifully landscaped beach or lakeside plots (waterfall included). They are private, quiet , and low-lag. You get great personal service. They even have an island for community use for all residents with surfing, jetski, a music venue, and more. They often arrange for DJs or live music at the venue. If you go to classifiieds and search for tribe its like the first thing to pop up. Or you can hit me up online and I put you in contact with the owner.

Here are the names of 2 with whom I have experience. Their places and personalities are very different but both are flawlessly cordial, professional, reliable, and helpful.
Desmond Shang (Caledon) Faithless Babii I have also done business for extended periods with 2Fast4U Nabob in more traditional rental situations. He too has a commendable record in my experience, although I'm not certain whether he operates in the market you desire. _____________________

Two years renting from Desmond without trouble. The noise from the catgirl dungeon keeps me up at night, but other than that, no complaints. Periodically there are estates available, although I don't think there is one right now (there is a quarter sim I saw listed on the Caledon forums, however)

Melody Regent should be in this list as well. In SL long-term, good support if you need it (I never have seen a support call from a renter unanswered), and reasonable prices.
One important note: Do not go for the cheapest! Good landlords who are in it for the long term, need to make a profit. Estate Managers need to be paid, and themselves they need to be compensated for their time put into the rental business as well. People renting out lots of land against almost the costing price per sim, will (in my opinion) not make it in the long run. _____________________

I highly recommend Garth Fairchang and Pituca Fairchang, owners of Fairchang Estates for commerical or residential property. Both have been in SL a very long time -- Pituca is a charter resident. I've had my shop on Fairchang Balboa since January 2008.
Before I came here, I had to move my shop twice because of unprofessional estate owners. The Fairchangs were highly recommended to me by several people, and I have been extremely happy since moving here. Not estate property (to my knowledge) but I had an extremely good experience and service renting mainland from Alt Aababye.

Hi there, im me in world, i sell land at Serena estates and we are known to hv the loveliest areas in SL, the estates have more than 1500 happy residents now and we hv 24/7 managers service. Lowest tiers in world, 2044/week for 1/4 homstead sim,
Buy before july and u can also get ur tiers grandfathered for a year, they wont be affected by LL's tiers raise! Just gimme a call i'll help u with that! :> |

- Garth & Pituca Fairchang - Desmong Shang - Wildefire Walcott They have hard time served in SL, especially Garth & Pituca, the longest going couple in SL. Oh, Cristalle Karami, a forum regular, is extreme professional as well. I am not knocking any of the other people. I just know that the ones I mentioned are like the Rock of Gibraltar, solid. _____________________

Dirk Talamasca of Black Hat runs a damn fine simulator. I've been living on one of his estates since my earliest newbie days. He's always been very helpful and reliable and funny with it.
I tend to forget what lag is when I stick to my home parcel. |

I know the original poster already got a solution - just a warning for anyone else following advice found here) Here's a suggestion. Found this out the hard way by going with a landlord/landlady mentioned in this thread. Rented a property for a 4 digit figure (multiple weeks) from one on the 'reliable' landlords in this thread. Paid my money... and waited...... and waited..... Zero response. No sign of my ownership on any of the properties No IM, note or anything No reply to IMs in SL, on this forum or on sluniverse forum. No response from any of the 'lieutenants' Naively thought since the landlord/landlady was mentioned positively in so many threads, i could trust them. I IM'd a few of the existing renters to see. They confirmed my worst fears - tardy or not not responsive. etc. I looked closer - at the landlords posting history, here, on their site/blog and on other forums. All show a busy posting history that cut offs several months ago. I can only assume that they lost interest in SL. I'm not accusing them of being scammers... just being uninterested. So - before you rent: Don't rely on forum threads like this - do your own research. Check out the properties and IM existing renters. Check if the Landlords profile have any current activity. If the hippovend poster shows them permanently offline every time you check, then think carefully. Otherwise you could be out of pocket and still homeless. |
