I'm looking for some land to start a business and dont want to tier up and buy main grid land. It looks so messy! I keep seeing Ecstasy Realty and I have known about Dreamland for a while.

Which one do you all recommend?

Both have established owners who won't be leaving SL anytime soon so your risk is low. Spend time on both and see what feels more like home.

Whatever you do don't go Dreamland. First, on their website they have one price then when you're paying for the land they come out with another higher price. When you inquire why they're now charging more when the website states the price to be lower, they will tell you, their website is outdated.

Also, they have a different rate for Lindens. For example if you pay $50 US you don't just buy $50 US worth of Lindens. You need to buy more as their rate is higher which costs you more then the $50 US you thought you needed to pay. What baloney.

Second, the only time they respond to anything you inquire about especially complaints, they will not answer you. The only time they respond to you is if you owe them money. The only time you hear from them is the same day you suppose to pay your tier. On the very same day you come in a few mins past midnight and already you have a reminder you're negative in tier.

Third, the people they employ are a bunch of ass kissers and will do absolutely nothing for you. You can call them 'til you blue in the face and you're get no response. Unless of course as I stated you owe them even one linden then they'll hound you.

One of their workers told my friend to rent a sim if she didn't want to be bothered by her neighbors instead of trying to help the situation.

Linden doesn't like Dreamland as they have butted heads many times in the past. But they put up with them being they get paid a lot by DL.

You can do as you please but get involved with this group and I gurantee you, you'll be sorry. Talk to people who have brought from them and you'll see the majority will tell you the same or worse.

Thats about it with DL. They won't be leaving and who knows with that too. But everything negative from them far, far outwieght the fact they may not leave.

Although you didn't ask about other possibilities, you may want to check Sukhumvit. It's new and is owned by TertiumQuid Becloud, who owns quite a few islands, mostly residential. I've talked to customers of his, and they have been very pleased with his service. As far as I can tell, his reputation is very good. TertiumQuid has several people helping him; they've been cordial and knowledgeable.

Sukhumvit is for commerical parcels, there are several still available, and the prices are quite good. I just got a parcel there and will be moving my store to it this week. (I wasn't in a hurry and I searched very thoroughly.)

I have no commercial interest in TertiumQuid's business, other than the fact that I'd welcome good neighbors.

You could also do a search on Avalon Sunset- we rent a gorgeous house in a sim called Durrat al-Ghawwas (which has a Middle Eastern flavour), but they also have other islands catering to more general "tastes", and everyone we have encountered was friendly and very helpful. No hassle at all. And no, I'm in no way associated with anyone there, we're just happy customers (Raynor Hammerer and me, that is).

There is some absolutely gorgeous mainland out there if you look around, it's not all bad.

Alternatively rent. Low risk, short term agreements.

Hey Wheezie,

You might want to check out 'Otherland' as an option. Also, the "D'alliez" estates. Both very reputable, around for a long time, great to deal with. My own little shop is on D'Alliez land and I've been very happy.

Good luck!

I'll put in a plug for my former landlords, Garth and Pituca FairChang. Their archipelago is a mix of residential and commercial, and the last time I checked, it looked to me as if they could use some more good commercial tenants.

They are great to work with, both on the buying and selling end, and in between.

Since we're name dropping, I want to give a mention for C & F Estates, I've been with them since last April and they are wonderful, many separate residential and commercial sims. The two ladies that run it are two of the nicest people I've ever dealt with in SL. They're always on and respond to all my IM's.....even when I'm a pain in the ass and changing my mind on where I want to live and have my store every other month. They'll adjust my tier mid-month if I want to upgrade or downgrade. Just wonderful people. Their website is cfestates.com, it lists all the open parcels and tier prices.

Dont know if your question is still relevant, but I would definately say that Ecstacy Realty is worth considering. Good service, always an estate manager available, and important: priced friendly as well.

Steve doesn't work with rental boxes so you pay your monthly rent to his account, something you should not forget :-) Keep in mind that the rent really is monthly, whereas on many other parcels you pay weekly. Saves you quite a few linden.

Finally: The sims I rented on, you cannot buy parcels. They are for sale for the price of 1 months rent, which gives you all the rights a landowner can have. The fact you pay nothing upfront is quite important to know. At Azure for example you have to buy the plot (rented there too for a while).

All together I am quite happy with my plot in Alegria :-)

Greetings, Marcel

Well, since we are all name-dropping I will have a little plug for the Caledon Sims. Desmond Chang is the owner, pay a visit, the Sims are pretty unique within SL. Recently they have merged with another group of themed Sims, thus offering more choice.

One thing about the Caledon Sims to bear in mind is that they (a) discourage land speculation and (b) there may be a waiting list.

Dreamland is okay but in places is blander. However financially they are okay, ditto Azure Islands

I've been very happy with all my landlords, residential and commercial: C & F Estates, Isles of Fatima and my main commercial landlord who is Doek Cassidy of Crystal Estates. He owns the "Sunset" sims and I have two parcels on West Sunset. Very professional set-up, never any problems. A new commercial sim just came online. Good prices too! You can buy/rent or just rent (which is what I do).

Well, I've worked for Ecstasy Realty and I know their way of working is great, so I would recommend them.
Anyway have never been in contact with Dreamland, but have just heard great things bout them too.

You can also buy estate land and not affect your tier count. Ecstasy has been around for a long time. So has Beach Front Realty (over 2 yrs in SL), if you want to buy rather than rent.

/me also picked Ecstasy over Dreamland (as well as over many others). :)

Also they are less expensive (the buy price IS first month's rent), rather than the bait and switch of those who (if you read carefully) might charge you twice for the first month.

Update 4/26/09: Sadly, despite having a plot with them since end of 2007, recently things have gotten worse and worse, there were some management changes and only one remaining land manager was the least helpful (and I only asked a few things in all that time, one of those things brought them a new tenant!), the turnover rate has skyrocketed with few staying more than their initial payment, and some of the land managers treat it like their personal sandbox. :-( So I now totally regret having previously endorsed them unfortunately...

I will get soon a land in Ecstasy. It's good to find positive comments in this thread, so i'm happy about my decission.

As someone said: you dont have to "buy" the land. Your first payment is the rent of the first month, and they have good prices.

Remember, you are always renting on Estate. On some Estates (like Azure for example, but many others too) you have to pay an upfront sum of lindens ("buying" price), but you still have exactly the same rights as any other renter.

Paying upfront amounts is not necessarily a bad thing, if you really want that piece of land badly. I can for example imagine people pay upfront for Caledon parcels, or any other sim where a lot of attention is given to the landscaping and overall atmosphere. Paying upfront for 4096 waffle parcel is not really smart though as there are many places where you can rent the same parcel without upfront costs.

Said it before, say it again: Ecstacy is a very good option! Rent has been lowered a few weeks ago, great team of estate managers, and what can I say: the land is as solid as anywhere :-)

This thread makes me want to expand out from residential-only and into commercial estate letting.

Welcome neighbor :)

I'm in ER's Ecstasy SIM and I love it.. my other land is with SLIB who is also good and reently lowered tier fees, but I had to buy my land there and now it's hard to sell. With Ecstasy it was rent as you go, which I like. I am expanding with them now to another parcel..

And their double prims is what allowed me to build a 2 story art gallery, photo studio and magazine office HQ, a jazz bar, a huge sky home with an airport on top, and all on a 2048m parcel.. and still have a few hundred prims leftover for decorating!
