I’ve seen a couple discussions on what it will cost to purchase and maintain a portion of a new sim, but so far it seems to be all conjecture.
My question to the Linden’s……just EXACTLY what will it cost us to purchase and pay taxes on 1/16 of a new sim???
Everyone I have asked to join our Themed Community has asked that question, and I don’t have an answer.

My math came to roughly $12,000 + $2,500 in tax = $14,500 initial purchase. Give or take depending on amount of the sim that is 'linden owned'.

Thank you for your reply Ama, but here again I see, "roughly" and "give or take".
I've already seen all these almost, and should be's, and roughly's, and I think's.....I think we ned an EXACT answer that only the Lindens can provide. How much land will they retain, how much will be available for us to purchase? Only then will we know for sure what it will cost.

Something that concerns me is that we can only buy 1/16th...how are we to control what is built in our community?

What you could do is go to an existing themed community, right click the land that the head of the community owns, click edit land, and somewhere there it will say the cost and the tax.

Here is my problem. How will I know when I own exactly 1/16th, or more importantly perhaps, how will the lindens know?
As of last thursday before I went camping I know I had 8 people willing to buy 1/16th and thus get us 1/2 a sim for the DarkWood theme. Its not ideal (I want the whole sim darn it!) but it will work. However they say that before the land gets added to the grid they will release the land of anyone that bought more than 1/16th. How am I supposed to know? What if I buy one square too many, and someone else buys 1 square less than they could have?
Knowing the exact price would help, cuz then I just buy til that amount is gone, but even then the price will change as neighbor discounts start to take effect.....

Not wanting to assume things generaly but I will take a stab at some of the answers. I believe the land will be cut into the 1/16th parcels to start with just like land in the planned community in boardman. i believe that cost of that land will also be easily shown when you click on one of the parcels just as in the boardman project. Seems to me the lindens have not let me hanging in the past and have made every attempt to guide everyone in a timely fashion  I bet this will be just as nice  Good luck to everyone with thier interesting planned communities  Cat

They do not equal 1/16 of a sim. I have not counted them.. are there 16? Even if there were there is a lot of Linden owned land in Boardman plus the flea market. That is not an accurate indicator. Part of the problem is it depends on when you get in. The first person to buy, or any one why buys with no other near lots taken will pay a different sum of tax then the last people buying who will get tax breaks for having neighbors. This is a question that really needs a Linden answer to be clear & accurate.

The cost to purchase 1/16th of a sim is $12,288. The taxes will range from $1918 to $2994 depending on the “Neighbor” tax discount. The average is $2442.

No problem and I apologize if you took this as something against you as it wasnt. This is just a totally different scenario. We're not talking lots but rather splitting an entire sim between 16 people. It can get complex since taxes vary with each purchase.

You say the taxes will be around on average $2400? Geez, I might be able to get enough cash together in time to buy the land, but no way I could afford to maintain it. Will these be run like the classic themed sims, where no vote booths are allowed? Not that I have ever actually made any money from one, but still how many people could rake in that amount of cash each week plus object taxes? Especially if all they own is in the themed sim. Thats not an emotional outburst I would really like to know.

no vote booths allowed? Thats not part of the deal. You can have vote booths, and I regularly make money on my vote booths (both in darkwood and at the arcade).
You can buy less than a 16th, you don't have to buy a full 16th. That is just the max and it is in place so that one person can't get a prebuy of an entire sim.

Oh yeah your right, I was just thinking of Nexus Prime, I don't remember seeing any booths there. Yeah, 1/16 is only the max, but I want the max. ha ha ha.
