Land wont lower

I am part of a mainland and its not letting me lower the land even tho I am the owner. Please help.

Most Mainland is restricted to +/- 4 meters so it may be already lowered as much as it will go. Are you able to raise it or can you not edit it at all?

I can raise it but not lower. On the other half of my property I can lower the land. Its just a small section of my land that wont lower. Thanks for you help

It could be that just that one part of your land has already been lowered as far as the limits allow. If you can raise it by 8m that'd be what's happened.

That would imply it is already at the lowest limit allowed for that part of the parcel.
The owner of a sim can "bake" the recorded terrain levels as a baseline to return to. When LL or anyone else terraforms a sim, and "bakes" the results, the terrain heights get applied to this saved status. Subsequent terraforming changes are allowed in a range above and below this baseline. Linden Lab never changes this baseline for Mainland. It is always based on their initial terraforming of the sim. On private sims, the sim owner can re-bake the terrain any time they wish, and can keep, on their own PC, copies of each saved state. But this is a sim-wide save. It can't be saved only for a particular parcel.
So if, prior to you getting the land, someone else already lowered the land as far as it can go, then that is already at your lower limit. You can't go lower.

No... if it was a private estate you could talk to the estate owner, but you stated it is Mainland so that means the Lindens are the estate owner and they don't make exceptions to the raise/lower limit.

LL will NOT change the terraforming limits or current baseline for Mainland. Or cover the terrain with a flat platform of prims, textured with a grass terrain texture. There's lots of LL Mainland that is flat as the proverbial pancake, and much of it is unoccupied and up for sale. Or buy on a Private Island sim, and the landlord can set up anyhing that SL allows.

Since no one mentioned it: there's also the option of raising the rest of your land up to meet the portion you can't lower, assuming there is less that 8m difference in height across the entire parcel in the baseline shape the limits reference.
