Rented Land, can I run a buisness from it?

I do not own land, but i do rent a 1024 plot, can i run a buisness from that land? Can i place classifieds etc, are there any obvious problems with the idea of running a functioning retail buisness from there?

Oh yeah, I realise that,I probably should have mentioned he has no problem with it, but what i was wondering was can I place ads etc, me, the tenent? or would it all have to be dont thru the land owner?

Sorry if this question seems to have an 'obvious answer' but i really dont know and dont want to continue with content making with a view to sell, only to find out I cant do it :)

Two issues limit your ability - landowner and interface.

The landowner could, at any time, have a change of heart and decide you can't run the business there, charge more rent because it is a business, sell the land, return your prims, or pretty much anything. He seems ok with it for now, but that could change later.

Second, the interface limits your ability to mark the land as being a business. You can still place classifieds, but anything to do with the land's settings requires disturbing your landlord.

Personally, I wouldn't seriously consider running a business of someone else's land, unless location didn't matter at all (ie you aren't giving out landmarks etc).

You can give out landmarks to rented land, unless the owner has blocked creation of them. That is unusual, but possible. You'll want to be sure that you can actually stay a while if you're planning to do that.

Another hazard with rented land is that your landmarks may not work correctly. If the landlord has a landing point set for the estate, teleports will always end up there. Malls, in particular, seem to be fond of that trick.

If the landlord has actually deeded the land to you or a group that you are the owner of, you have full control over it; you can list it as a meeting place so it will show up in Search/Places, ban people, and so forth. In that case, the only thing that is different from mainland is that the estate owner/landlord has the power to repossess the land. (With mainland, only LL can do that to you.) A reputable landlord won't repossess your land so long as you pay the rent. There are many people who run businesses on land that they rent from major land operators such as Anshe Chung, Azure Islands, or D'Alliez; it can be a fine alternative to buying space on the mainland. (Those are not the only major land operators; apologies to the ones I didn't list.)

An advantage of rented land is that the estate owner may exercise some degree of zoning control, restricting the use of high-lag scripts or vendors, or possibly even barring certain types of businesses such as clubs or casinos. Zoning may also restrict the area to strictly commercial use, which might result in more walk-by traffic than you would get from a store plopped down in a residential area.

Getting your own island is the best option of all for locating a store; you don't have to worry about unpleasant neighbors moving in. But it's beyond the means of all but the really big store owners. Sometimes a few stores get together and buy one (for example, ETD and Canimal used to share one, though they have since upgraded to separate islands located next to each other), or a big store buys an island and rents out parts of it (BareRose is an example).
